How about a chocolate cake instead of a coffee break?! This little recipe can make a chocolate lover's day. Some offices offer cappuccino and bottled water, now the fancy ones can let them eat cake! For real!
(Also, if you print the recipe and place it in a mug that has your logo, it could be part of a closing gift basket.)
5 MINUTE CHOCOLATE MUG CAKE
4 T. flour 4 T. sugar 2 T. cocoa 1 egg 3 T. milk 3 T. oil (or try real butter...worked very well) 3 T. chocolate chips (optional) Small splash of vanilla extract 1 large coffee … (6 comments)

Falmouth After Prom Gus Canty Pictures! 2010 - 05/23/10 02:29 PM
Each year for the last 16 years, Falmouth resident Sandy Cuny and many volunteers and contributors have produced an all night party for juniors and seniors at Falmouth High School. The post-prom celebration is an all-night safe haven for teens in Falmouth where they can eat, create, play games and enjoy entertainment at no cost.
All the decorations, food, games, and entertainment are provided by local businesses and individuals. For three days, teams of parents decorate the inside of the Gus Canty Community Center in a theme that is picked at the annual Celebrations meeting. This year they chose "Holidays/Festivals" as their theme. There was … (3 comments)

Most weather forecasts tell you what they "think" is happening on Cape Cod. My office is on Main Street in Falmouth MA. If you Skype me, I'll give you a live shot of the beautiful day that is on Cape Cod!
We find that the weather forecasters are all on the Boston side of the bridges. Their radar and predictions don't always show the reality of a beautiful Cape Cod day. But a live shot from my Skype connection can!
So if you have a question about the weather on Cape Cod, particularly Falmouth MA, connect on Skype and we'll give … (4 comments)

Burgler Uses Open Houses As His Modus Operandi (MO) - 05/20/10 12:12 PM
I just read an article that describes a burglar as posing as a buyer at open houses as his modus operandi. Houses in high dollar areas tend to be larger and with more than one visitor at a time, a single agent can lose track of who is where. This guy allegedly focused on jewelry which is small enough to conceal easily.
If you're doing an open house, be on your guard. If you are attending an open house, please understand that there are reasons you are asked to sign in, beyond just getting your name and contact information.
Here is a link … (4 comments)

No Smoke Inspections In Falmouth MA Until June 16 - 05/20/10 10:12 AM
I just received a call from the Falmouth fire department informing me that smoke detector inspections in the town of Falmouth MA cannot be scheduled until after June 16 because all the slots are full. On the one had this is good news, because that means that there are lots of closing happening! On the other hand it means that offers have to carefully written.
This may be a temporary blitz because of the end of the tax credit. Or, it could be a good sign that the real estate market has at least stabilized in Falmouth. Or, it cold be the … (0 comments)

So ... You Think You Know The Market? - 05/19/10 05:55 PM
I just read a blog post by an agent in NYC that could be written by any experienced agent or broker in the US. The question posed as a problem is, "Do you know the market, if you know what the sale price of a property was?" She writes a personal explanation of her experience.
Experienced agents and brokers across the country face this topic every day. We all deal with it. It does seem that there is a trend by smart consumers to utilize an experienced professional. Experienced agents and brokers can explain, verify, and identify properties that truly meet a consumers interest much faster and … (4 comments)

Cool Cape Cod Pictures - 05/13/10 04:58 PM
Many people have heard about Cahoon and the Cape Cod art that has mermaids and ships. But I recently saw the website of newer artist who uses photography. He calls his art Night Photography.
On his web site are his own pictures of Cape Cod with a nocturnal perspective. The colors are brilliant. The subjects are from all over the Cape. And there are interesting photos of other subjects, too.
If you are looking for some interesting art, take a look at Tim Little's photographs. His eye and his creativity are very interesting. I particularly like the one of the lighthouse called … (1 comments)

Who Are The New Buyers, "The NEOs", The New Affluent Buyer? - 05/12/10 08:45 AM
As in all economies, studies are being produced that work hard at identifying who is buying, and how are they thinking. There is a new designation of buyer. They are called NEOs or the New Affluent. Are you one? Are you working with any?
The new affluent buyers are content with who they are, and not dependent on who their parents were. They research and accept useful pointers from experienced full-time professionals in any area they are making decisions in. They understand that the Internet is full of mis-information and sales tactics.
They prefer verifiable information, prefer to benefit from the experience of … (4 comments)

Landlords Are Looking At Tenants' Social Media Posts And Tags - 05/07/10 11:12 AM
The latest verification strategy for landlords is to search social media sites for information and pictures about tenants. Social media sites are a source of what people are like at home, work, and play. Many people place pictures that help describe their lifestyle, interests, and hobbies.
There are many examples of how social media pictures and posts have changed celebrity endorsements and public impressions for many publicly notable people. That has evolved into tech savvy landlords researching their prospective tenants to see what social media sites display. Sometimes the info is reassuring and sometimes it is enlightening.
If you are a … (4 comments)

Does the market affect you, or do you affect the market? - 05/05/10 01:46 PM
An inexperienced agent went to an open house where the broker was working and told the broker about the market and how buyers and sellers were hard to deal with. The agent did not know how they were going to make it, and wanted to give up.Customers were tiring and wearing out the agent. It seemed that as one problem was solved, a new one arose.  The broker took the agent into the kitchen. The broker filled three pots with water and placed each on a high fire on the stove.  In the first the broker placed a carrot, in the second … (2 comments)

A Home In The Kennedy Compound Is For Sale In Hyannis Port - 05/03/10 05:29 PM
There is a magnificent property within the Kennedy Compound in Hyannis Port that has recently become available for purchase. This is not a property owned by any of the Kennedys, but it is within the compound area on Marchant Ave.  It is a water front property and across the street from the late Sen. Ted Kennedy's home.
This property has been in the same family for over 50 years. Priced at $13,500,000 and shown to qualified buyers, this is a unique opportunity on Cape Cod.
The property has sweeping views of Nantucket Sound. It has seven bedrooms, and of course, there is … (2 comments)
