In a previous blog I noted that there was an event scheduled at Foxboro Stadium to provide face to face meetings with property owners in New England and mortgage service representatives. I attended the event to meet with a few servicers myself and to see what the event was like.

There were a few thousand people there. The event was organized and provided lectures about credit, budgeting, and work outs for everyone while people waited to speak with a rep from their company.

I was there for 6 hours because I had so many people to speak with, but if I had only needed to speak to one rep I could have been done in a couple of hours. Some companies were much faster than others. Some had more people waiting than others. I sat with a few different servicers, but only one actually owned the note I was interested in talking about. I also met with a FannieMae rep to try and get some information about a FannieMae loan that is being serviced by another company.

None of the servicers appeared to be there to make any decisions. One of the reps even said they were just looking for the people who cared enough to show up. Those at the event had their information colected and "placed on the top of the pile" they are working to resolve. He said that at his company, that meant a 45 day answer rather than a 90 day answer. We did get some positive results in working down interest rates on our current loans.

It was a positive event for the most part. As I was walking in, one disgruntled man was leaving with the loud comment, "Its a waste of time!" But who knows what his circumstances were. I spoke with a few other people waiting, and there were similar problems throughout the group. One had a leveraged his property when the market was up and his second that was not negotiating a work out by phone so he was there to see what they would do in person. A couple had paid a "workout company" to help them and they had instead gotten more in debt. They were there to speak with someone they hoped would be a source of positive assistance.

There was a lot of hope in the room. Some frustration. Some success. I appreciate the Patriot football organization providing the venue and the staff that the Boston FED provided to keep people moving and organized.

There is a HUGE foreclosure prevention workshop in MA tomorrow at FOXBORO STADIUM! It seems that banks from all over have decided that a one day event to help people facing foreclosure will take care of their (the banks') obligations to try and "work out" loans that are in danger of becoming complete foreclosures. The event runs from 1pm to 8pm. You can even ride the T and/or commuter rail for free if you show the flier from the web site below!

The web site that you can get info from is www.TheInformedHomebuyer.org . It has some basic info and an 800 # you can call that just says, "...bring information about your income, expenses, and loans." Who knows, maybe they'll be able to fix all the bad loans in MA all at the same time.

If you or someone you know is facing foreclosure, it may be a way for them to get some help.

If you or someone you know is facing foreclosure of their MA real estate, there is a little help coming from the state. In April of this year (2008), banking commissionser Antonakes placed a letter on the state website at the address below. The letter is an interesting additional step that the state seems to have added to the foreclosure process.

The letter states that the foreclosure process has to include an online filing on the state's website. This has not historically been part of the process in MA. The letter says in part, "all financial entities with a benefit or interest in a Massachusetts residential mortgage will be required to submit an electronic filing for all foreclosure petitions and foreclosure sales involving one-to-four family, owner-occupied properties."

If your particular foreclosure process has not included this, you may be able to delay it for a little while longer so you can work out of your foreclosure. Of course if you aren't going to be able to get back on our feet soon enough, this time may only allow you a little more time to find new housing arrangements. I think many banks are aware of this letter, but you might mention it to your bank, or at least to the attorney handling it.

I list and sell real estate as my business, and I have been writing web pages for 8 years. Here are some ideas. The words site and page are not interchangeable. A site is all the pages under/on one domain. A page is a part of a site. The main page or the home page is like the foreword, introduction and table of contents of a book all in one place - and very much more compact. Also, SEO is an ever evolving and changing part of the Internet. What works now, may not in six months. What one programmer has seen work with one search term, may not work with another search term. When you SEO, you work with a fairly specific search term in mind. That search term should be researched and tested for usefulness - don't just assume people are using the term you are optimizing for. A site may have one or more search term focuses, but each page should have only one. You want to build pages with the most popular search terms for your market, and I can tell you after seo-ing over 30,000 real estate pages that every market is searched differently. If you are paying someone to SEO for you, these may help you gain enough understanding of what they are doing to see if they are worth what you are paying them. With that said, here are some ideas.

1. Make sure your site is not under construction or incomplete. You cannot seo an incomplete site.
If it has no content, do not make it active. If it has to be active, write at least three paragraphs of text that have the keywords and subject material that this page will be about.
Before you add a page to your active site, make sure it is complete by testing it offline, and testing it offline.

2. Create content "rich" pages. If your content is blah, or the same thing others have, your site will not stand out.
Do not make your site too busy. Too much stuff is confusing, and overwhelming (like the length of this post).
You may know it all, but you don't have to display it all. And, links to "everything" are clutter. If you aren't a specialist in that area, leave it off.
Do not duplicate content on different pages. (Although, you can use a template for organization and to provide similarity in your pages for users.)
Do not use the same content on different domains.

3. Make the keywords that you use in the keyword meta tag, relevant to the page they are on. (Some SEO programmers say the keyword tag is obsolete. You decide.)
Do not use too many keywords, and do not repeat them more than twice.
Most search engines like to only see 15-20 keywords words.

4. If you use images, use the alt tag to "anchor the images" with text.
Note: Using images will slow the loading of your site. In some cases it will be slowed dramatically and you will lose visitors.

5. Use your best keywords in your title, meta tags for keywords and description, and in alt tags for images.

6. The title tag on each page should only be around 60-80 characters in length (including spaces).

7. The description tag on each page should only be around around 30 words, and should include only the best keywords.
(This is the part of your page that the search engines use in their results to describe your site, so make it understandable to humans.)

8. When organizing the paragraphs on your page, use headings (H1, H2, H3..) that contain that page's best keywords.
The heading tags are used to make titles for a section. The engines like heading usage.
The # indicates the size of the text.

9. Validate your CSS and HTML codes on your pages. There are free validators available on the net.
(If you have hired an SEO person, you can still validate the code by entering the page's complete url into one of the online code validators.)
It is easy to make type-os that affect your seo.

10. Don't use dynamic pages ( a "?" or similar character in the page name.)
Many search engine' spiders don't like dynamic page names very much.
Don't use flash or sound on your site. (If you want to argue about that, you don't need to be reading this.)

11. Avoid being considered a link farm by the search engines, by keeping the number of links on a page to under 100.
There are very few reasons to have anywhere near that many links on one page.
Test all your links once your page goes active, and fix broken links.

12. Use a Robots.txt file to manage and control search engine spiders that will crawl your site.
You can allow and disallow spiders, and you can choose what pages and files you want to be crawled or left unindexed.
For example, you may not want spiders to crawl pages that have forms.

13. Of course there is the link building part of your optimization.
Build your site to be found and you will build organic links.
If you make your site easy to use, fast loading, and informative, visitors will appreciate your site.
When they appreciate it, they will return, and they will tell others about it. They will also link to you.
If you link to a site, link only to ones with content that is relevant to your own site, and preferably with a high page rank.
The quality of links is more important than quantity. Be careful not to have many reciprocal (traded links.)
I suggest that you don't offer reciprocal links and that you are cautious when they are offered to you.

14. Be extra careful in purchasing SEO services.
Some programmers use "black hat" or "non search engine approved" methods, to gain traffic. This increase in traffic is usually short lived.
You may even get removed from search results if the engines become aware of black hat methods on your site.

15. When your site is ready, (after you have tested it offline and online for load speed, type-os, and broken links), submit it to the major search engines.
Consider also submitting it to other less used search engines (although many of them are powered by the four biggies.)
You can also submit your site to directories and places like del.icio.us, furl, technorati, etc.

16. Submit a sitemap to the major search engines (sitemap for search engines usually in XML format) and make it available to other spiders.
Make it easy to find an html link to your sitemap so your human visitors can use it if they want to.
(The sitemap for visitors should be in .html format. This version is useful for visitors but not important for SEO and so should have "no follow" tags in it so the spiders don't go through the same pages more than once.)

17. When you blog on AR, include links to your site imbedded in the text.
Do not imbed links in your comments on AR. There are some blogs and news sites that allow links in comments to be followed, but AR is not one of them.

18. Test your site in the search engines with your search term every month or two. Test the search term you are optimized for to see if it is still the best seo term for your market. When you make changes you have to be patient. Sometimes changes won't show search result changes for more than a month.

This is only a smattering of ideas. Each idea could be developed into its own separate post for this blog, but then I'd be a programmer and notlisting and selling real estate.

Happy listing and selling! And SEO-ing!

If you haven't seen this video yet - WATCH IT! Finally a reporter willing to speak to the ridiculousness of the reporting about the real estate market. This is good news, simply put, by a reporter of all people! The video on the CNBC page has the link code so anyone can link to it! Please, lets get news like this out there for everyone to see!

If Congress is going to "fix" things in the real estate markets, the public needs to know what actually needs fixing. In the video you will hear that only 2% of the homes in the United States are in foreclosure. If there are 120,000,000 homes in the US, then 2% is only 2.4 million. The major reports of problems are focusing on the few states that are having simple corrections after many years of record appreciation.

If 98% of the reporting is about the 2% of the United States, there is a problem with the reporting and not so much with real estate.

Why Comparing Numbers is Better than Comparing Percentages.

When you hear a reporter comparing a percentage change for "time x" as compared to "time y" ask yourself - and the reporter if you can, "What are the numbers behind the percentages?" The reason for this question is logical. A reported 100% change for a given period may only be 1 unit. Similarly, a 10% change could be 10 units. It seems that many reports are using percentages to cloud the numbers and to make the actual data appear differently than it really is.

Take for example one of the reports from last year that I have used for data in this blog. The title of the report is "Widespread House Price Declines in Fourth Quarter." The report goes on to say in its first paragraph that house prices declined 1.3% on a seasonally adjusted basis. But, if you look at all 50 states and which increased or decreased, only 14 out of 50 states were down in price. 36 out of the 50 states had appreciating prices. The percentage was used to cloud the numbers. The overall average was down because of the weight given to certain states. But overall, 36 of the 50 states appreciated - by the way that is 65% of the United States that appreciated in price.

So the next time you hear somebody say the real estate market has moved "X%", ask your self and them, what numbers are behind the percentage. It will give you a clearer picture of what their true intentions are - truth or spoof.

Prices have been appreciating there because of reasonable job growth and a positive economy. The governor of Illinois, Rod Blagojevich, has a website that has information about the state's efforts to attract and develope jobs. Some of the job creating efforts are: recruiting many companies to headquarter in IL like HSBC, Fonterra USA (dairy), more movies (The Dark Night was filmed there), green energy manufacturers like Siemens, and many other efforts listed on their web page http://www.ildceo.net/dceo/News .

The plans of the Illinois economic developers seems to be to get a few hundred jobs at a time which all add up to thousands of jobs. The diversity of the job producers will make the state less dependent on one industry or company. When you use a multiplier of between 4 and 10 on the number of jobs being created, there are many ancillary "support" jobs that will follow the newly created ones.

California was one of the Top Ten States Searched for Real Estate in the REindex.com report of the same name. CA - There isn't much that can be said about the California real estate market that isn't already being said except, wait. Waiting is what everyone there has to do. There are no forecasts that show CA improving in 2009 from its current situation. From San Diego to Sacramento, San Francisco to San Jose, the market there is just going to be rough. The activity in CA is still strong because of all the people looking for a "deal on a deal". But when the numbers are run, there are few if any of those. You will find a few "buy one, get one" offers, but those are unique teasers. Some area inventories are decreasing, indicating a trend toward holding on. In general, CA has awhile to go, but is still attracting deal seekers.

The large numbers of searches for California real estate reflect both the size of the state, and the condition of the state. People are trying to find the silver lining in the cloud, and deal hunters are looking for "the one" they will talk about! But most major CA cities are still showing tough market numbers. On the OFHEO report detailing the first quarter of 2008, CA has twelve out of 20 of the bottom metropolitian areas monitored in the report.

So, when you get good news about CA, please make sure it gets posted on the Active Rain group Positive Real Estate News so we can help you spread the word!

In reference to the Top Ten States Searched report that REindex.com just placed on its website: NY - There are market areas of strength apart from the weight of NYC population that are the reason for so many people searching for NY real estate. In an area that supports 2 teams for football, baseball, basketball, hockey, and who knows what else, there are just a lot of people that consider the NYC area the place to be. Then there is the rest of NY. Buffalo, Rochester, Albany, Syracuse, and Lawng-Eyelan, all operate on the outskits of a place where million dollar closets and all night pizzas rule. The shear numbers of people interested in NYC real estate will always make the market there active. And yet, the other areas of New York are quietly gaining their own notariety as places of real estate interest.

While Buffalo still has a ways to go before the foreclosures are absorbed, there are forecasts showing the Buffalo/Niagara Falls area with appreciation into 2009. Also, a number of new banks have opened in Buffalo. Rochester is growing steadily and consistently. Syracuse is also quietly on the increase. Many New York cities have reasonable job growth and stablility. So apart from the massive weight of NYC, the condition of the New York real estate market as a whole is positive.

In the first quarter report of the OFHEO, New York has many areas with strong positive, appreciation. The Albany-Schenectady-Troy area is shown to have almost 3% appreciation. ( page 26 of the report ) The Buffalo/Niagara Falls, Rochester, Syracuse, Glens Falls areas have more than 3% appreciation and Elmira is close to 7%. The Utica/Rome area is almost 8%, Binghamton is close to 10%, and Ithaca is over 10% appreciation! Each of these areas can be researched for its own unique econimic reasons, but these numbers are encouraging.

What if you could see where customers are searching for real estate before they call to see a property, or apply for a mortgage, or ask about an attorney? Would you keep it a secret? How could such information be gathered? It would take a very extensive and very targeted web site. And with this information, you would have a better idea of how to help yourself be in a position to meet customers' business needs as they start searching for real estate. It could help you package your loan services, or closing services, or your listings to attract activity. You might find out why they are starting to look there and plan to invest there yourself - ahead of the appreciation curve.

Well, there are 2 reports that can help you see where people are starting to look for real estate. Once you know where people are looking, you can use the Internet to research the whys and decide for yourself if you have the same interests. REindex.com, The Site Engine® has just produced two reports indicating which states were being searched for real estate in the first half of 2008. Two versions of the 'Top Ten States Searched For Real Estate' is published twice a year.

The first report REindex.com,The Site Engine® provides, is a public report that shows which states are being searched in general. It is based on the aggregate visits to each state on REindex. Customers use REindex to find the websites of real estate listing agents and companies in any specific town. REindex links to listing agent and company sites by the towns their actual listings are in. This selective linking helps consumers find more local information faster and more easily, and it helps local listers get more exposure. Many agents have non-mls listings on their personal websites, increasing customers' interest in finding actual listing agents in specific locations. The REindex site is free to use and has no logins or registrations for consumers or agents. The top ten states for real estate searches in the first half of 2008 are NY, CA, FL, IL, PA, IA, TX, OH, MA, MO, TN.

The second report REindex.com,The Site Engine® provides, is a report that is weighted with respect to the size of each state. The largest states have a greater chance to be in the general top ten report because they have more towns. But the weighted report helps to indicate areas where customers may have economic and/or social reasons to look for real estate. Some reasons may be company relocations, tax advantages, or population shifts. The second report is available by request from REindex.

Every website that REindex.com,The Site Engine® links to has been visited, reviewed, and linked by a human. It does not use spiders, and the REindex humans do not link to every site. By making its pages load fast, and by making its links the most useful for consumers, REindex.com, The Site Engine®, is becoming a secret place for consumers to quickly find true local real estate listings and local professionals who know that market. The information in the reports REindex produces, helps businesses see where customers are searching so customers' interests can be better served.

The first report can be found in the press release section of the REindex.com webite.

I just bought two, One TeraByte external hard drives! WOW! If you have ever had a crash and no way to recover your "stuff" I think there is a way to avoid it like never before. I bought 2 so I could get my dayghters to save all their photos and movies to it. I was amazed to see a terabyte external hard drive.

I have bought 250 Gigs in an external before but a Tera is a dinosaur size storage unit equal to 1000 Gigs! Thats tons (kilos if you are from Europe) of Gigs! Thousands and thousands of megas! HUGE, MAJOR, EXTREME!

The one I found has software that allows you to back up your puuter so if it crashes you can recover it! And it allows periodic backups to the backup - which are usually called updates.

I though I couldn't pass this up with my 30,000 web pages and data! And then there are the thousands of photos the kids take that had redlined the hard drive on the home puuter! What a relief.

I know we aren't supposed to endorse any product or site so Iwill just suggest you research both price and terabyte storage devices and you'll probably find what I did. Mine were $179 each on sale.

Happy selling and listing! (and backing up!)

Many customers aren't aware, but there are 2 Multiple Listing Services (MLS) on Cape Cod for Cape Cod real estate. One is the traditional one that has been here since the pilgrims started selling houses between each other, and the other is from "Off-Cape" and is working hard to "annex" the Cape into its massive database. My company has been a member of both for the last ten years, but many companies on the Cape are members of only the Cape Cod and Islands MLS and not the Property Information Network (PIN).

Both are normal MLSs and both have a lot to offer. Neither has such a fantastic system that it towers over the other. Cost to the members is probably the only real difference between the two. Of course they will both say they have the "best" this or that in their system, but only the use of the systems is different - how you do/get what you do/need within their respective programing.

These 2 MLSs have been competing for a few years now, and the Off Cape MLS pricing has started to make a dent in the Cape's hold on the data. But the Cape Cod listing agents still prefer the Cape MLS. They like the politics, and the ease of use of what they already know, and if it is only savings of a few hundred dollars per agent, why learn a whole new program?

I operate in both. I think it gives customers more information, because there are listings in each MLS that the other doesn't have. And, Off Cape agents and brokers can be assured that somebody down here will work with them.

So why 2 MLSs on Cape Cod? Well, we have a few restaurants here that serve similar foods, and in a similar way, there must be enough agents to on Cape to support both MLS. Just make sure you find someone with access to both MLSs if you are interested in buying or selling on Cape Cod. Otherwise, you might miss something.

The OFHEO has released their data for the beginning of 2008 and it shows again that 36 states are still appreciating! The data in the report from the OFHEO shows that homes in 36 of 50 states have appreciated in price this year! While the report tries to say that prices on the average in the US are down, it clearly shows that 70%% of the United States housing markets are appreciating. There are 14 states and DC - which by the way are the largest and the ones that gained the most price growth in the last decade - that are responsible for pulling the average price of homes down. Most of the country is appreciating!

Take a look at the report and see where your state is in the list of 36 healty states.

While it may be truthful to say that the average prices are down, there is only a 0.23% decrease in national prices even with weighty states like CA, FL, and NV pulling the average down. The fourteen states in the negative have also experienced an average of over 14% appreciation in the last 28 years. The current correction isn't even equal to one of those year's appreciation.

So which of the states is healthy? How about this list!
Wyoming,Utah,Montana,Texas,Alabama,North Dakota
The Office of Federal Housing Enterprise Oversight (OFHEO) produced an 88 page reports that says New Mexico real estate sales were number 7 in the list of states that had "...positive four-quarter appreciation" in 2007...". The report has lots of positive information, but it hasn't been widely publicized. The list of states and their ranking by appreciation over 2007 starts on page 25 of the .pdf report. It seems that New Mexico can still grow!

80% of the United States had POSITIVE appreciation in 2007 according to the chart page 25 and 26 of the report. And, of the 121 cities monitored in the report, 65% of US cities had appreciation. Too bad these statistics aren't being widely reported. This report uses a few different set of statistics to show different aspects of the housing market.

United States real estate still provides one of the best available forms of investment for people looking to grow wealth over the long run. Real Estate professionals should be using blogging, newslettering, pressreleasing, emailing, and any other useful method to get this positive news out!

The report can be found at: http://www.ofheo.gov/media/pdf/4q07hpi.pdf
