There was a legal case in New York recently that, although unique in some of its merits, opens the door to a public discussion. The case contains legalese and a clouded view of the problems with the current Owner of a loan/Servicer of a loan/Borrower  triangle. But there are some interesting, discussable points that result in the debt being discharged.

The top ten states searched for real estate in August were New York, California, Florida, Texas, Massachusetts, Illinois, Alabama, Iowa, Arkansas, and Indiana. CA and FL both have had re-surging markets lately. New York and Texas markets are the "last" to see a slow down. Massachusetts has a new movie studio and movie industry developing. Illinois has the Obama factor. Alabama has the go zone and the jobs going into the coast and Mobile. Iowa is as far from the global warming floods as you can get. Arkansas has Walmart. Indiana had to get action sooner than later.

There were more searches for New York real estate than any other state on REindex.com, The Site Engine®.  New York has been in the news lately as forecasts of falling prices start to affect the market there.  But whether it is news reports, or true activity as the spring market opens up, New York has increased activity.

How can there be so many more web pages available for Dallas real estate than for Brooklyn real estate? Aren't there more people living in Brooklyn that there are in Dallas? Well, OK, maybe if you take all of the Dallas area and compare it to Brooklyn you'll get more people. But 11,200,000 is still a lot of results just to find local real estate.

There are real estate articles beginning to circulate that New York is in for one of the biggest declines in real estate values they've seen in decades.  Hold on!  Before you chime in on the negativity with, "Well what were they expecting with condos selling in the millions," or "Of course with the wall street mess...," or what ever your chime in is, there may be an alternative, and even may be alternatives - plural.

I have just completed gleaning almost 2000 real estate web site urls so the staff at REindex.com can review them.  I have been searching hither and yon for sites that belong to the local agents and companies for possible placement in the New York real estate pages of REindex.com.

New York real estate sales were ranked 40th out of all 50 US states in home price appreciation in 2007, but PRICES WERE UP!. Since the 1980s prices have appreciated in New York by almost 570%! I just ran the stats for last month (April) on REindex.com, The Site Enginesm. The top state searched on REindex was New York. There were over ten million real estate searches for New York real estate depending on which search engine and what term was used.
As an active listing broker myself, I started REindex 8 years ago when I foresaw the need to have a website that supports listing agents and brokers (for free) rather than costing them money.
