In an effort to make my free real estate directory more user friendly, we are considering changing the text only links to thumbnail pics of each site we link to. Do you like having just a text link or do you prefer to see a thumbnail of the site you are being directed to as part of the link? I do this for free to agents, have been for ten years. If you aren't linked, we just haven't found you yet - we do still have to sell real estate you know... I just added the thumbnails to the Woodbridge VApage (8 comments)

The World Health Organization has decided that the acceptable level of Radon in a property is now 2.7 pCL/l instead of 4.0 pCL/l. This means that MOST of the US is now a Zone 1. The old Radon map of the US currently shows three zones with Zone 1 indicating possible levels of Radon exceeding the 4.0 range, zone 2 ranges from 2 to 4 pCL/l and Zone 3 are the areas of less than 2. So the new map, when it is redone, will indicate 2 zones: areas of over 2.7 and all the other areas. If you want to see (6 comments)

I receive weekly updates from a few site monitors. Some are sales gimmicks and some have interesting information. Today one of them mentioned that of the over 1 million sites they are monitoring, the average down time is almost 1 hour. Over a week that doesn't seem to be too bad. 24 x 7 = 168 hours so one hour may not be a problem. But, if that hour is during the time a customer was searching for you, it could be a problem. The NAR reported yesterday that pending home sales are increasing for the 5th straight month. This real estate trend hasn't happened in a few years. Of course we all remember that during the boom, there were record increases year after year until the collapse. Now, people have settled in to the idea that there has been a correction, that prices are more reasonable in most parts of the country, and that this is a good time to buy if you have the opportunity. So I ask you, does having 91,000,000 results in a search for real estate help or hinder a customer's understanding of the real estate market they are looking to buy or sell in? I don't think it helps. I search my own MLSs every day. Because I do it every day, I know where to look, what to look for and HOW to look. Even looking at the name of the listing agent in an MLS listing can tell me more about the listing than any picture can. I was at a meeting this week where one guy said he'd won a bet because he'd gotten his site to the top of goo gle in 24 hours. I listened to see if he was selling some "latest" tool or if he had some "black hat" type of seo spoof. In fact, he had found a niche that many of us are not exploiting. It is zip codes. Many of us don't include the zipcode of the town we work in on our pages or in our seo coding. If you list property, list the zip codes you have listing (15 comments)

The EPA has produced a brochure about what radon is and how it affects people that we have summarized here for faster reading. The whole publication can be read on the Environmental Protection Agency web site. This gas comes from the natural breakdown of uranium in soil, rock (like granite), and water. It is "off-gassed" out into the air. A simple venting system is the most common method of fixing a radon concentration in a property. Should you test the property you are buying? Sure, why not. But, don't make it more of a concern than other parts of the condition (3 comments)

The tax incentive for buying real estate has made it out to the public. It is a credit or a loan. It has to be paid back, or not. It can used in 2008, 2009, or both. Simply put, it may or may not, you can or can not, you do or you do not, maybe. If you didn't own a house for three years prior to the closing date of your new property, you get to claim either the credit or the loan, but not both. You get the loan if you took ownership in 2008. Real Estate in MA is still moving. There are pockets of good and not as good. Last year the Attorney General of MA put foreclosures on a 90 day hold. It appears that had both a calming affect and now a downward influence on pricing once again. As many of those properties that the banks could have foreclosed on, are now being taken by banks, prices are seeing another decrease. The number of owners learning how to "ask for the note" when their property is in foreclosure is increasing so we may see another delay in the foreclosure process. Maybe by (3 comments)

I am often asked what the tax rates on the Cape are. While we do have a state income tax, we don't have a lot of taxes that other states do. Here are the latest tax rates for the towns on Cape Cod. The residential rates are set by the towns and approved by the state/commonwealth. They are published on the MA state web site, but the last updates were in 2006. Bourne's Pond isn't actually a pond the way I understood one growing up, because it opens to the Atlantic Ocean. But here in MA a pond is defined a little differently - especially on the coast. Here a pond is a body of water smaller than a lake, usually fed by a stream, but mostly still. Bourne's "Pond" has tidal action and lots of coming and going of water, but it is 2 miles from the top inlet to the bottom ocean outlet so maybe some of it moves more than the rest. I have a solution for the "bonus" problem at AIG and other similar companies. Instead of dealing with all the BAD publicity, why not donate the funds to organizations that are rebuilding New Orleans homes? They could donate to construction groups, to groups that house volunteers, or to groups that feed people. If the AIG bonuses were donated - $165 million - that would go a long way to help Louisiana real estate! It would also help turn the bad publicity into GOOD publicity! It seems that because of Mark to Market, some of the bail out money given to banks has only helped re-balance their out of balance ratios. They still can't make new loans because that would cause their ratios to move out of balance again. The ratios I am speaking of are the deposits to loans ratios every bank is required to maintain. Those ratios are for banks like the old 28/36 ratios were in the old days for buying real estate. Less than 28/36 meant you were a buyer. 29/37 meant you were out of balance. When you are tired of all the time you spend on all the social sites, what do you do to end your account? I was surprised to find out that it isn't always easy to delete yourself. Of course the time you spent updating them all should now be taken up by all the increased listing and buying activity you are involved in! There was an article today in PC Magazine called "How to Delete Accounts from Any Website" that is pretty interesting. Last night my daughter called me from Quissett Harbor excitedly telling me she was looking at dolphins. I was in the process of adding links to a few AZ real estate sites to REindex.com so I couldn't run right down there. But, as soon as I was done, I drove the 3 miles from my office to the harbor and got to see them myself! The sun was setting, but sure enough there were dolphins. (Quissett Harbor is on the West Coast of Falmouth MA - yes there is a west coast on the east coast!)
