What would happen if agents stopped putting interior pictures of their listings on the Internet? Oh yes, there would be an outcry from surfers and hobbyists who love to see what is inside. And there would be some agents who don't understand the usefulness of actually communicating with buyers.

Here is what the EPA says should be done for a correctly administered radon test. You will see some parts are hard to control if you are not in control of the activity at the property. When I spoke to Roger Parras at the MA Department of Health, he stated that if you aren't living in the home, you can't control the conditions that will produce the best test results.

I just read a post on ActiveRain that had over 70 comments when I wrote mine. A recent buyer had requested that an agent remove all listing information on the Internet relative to the property that was bought. This raised a few ideas, issues, and concerns.

I just read an article that describes a burglar as posing as a buyer at open houses as his modus operandi. Houses in high dollar areas tend to be larger and with more than one visitor at a time, a single agent can lose track of who is where. This guy allegedly focused on jewelry which is small enough to conceal easily.
If you're doing an open house, be on your guard. If you are attending an open house, please understand that there are reasons you are asked to sign in, beyond just getting your name and contact information.

If you think real estate is not easy, watch this! The tv show Dirty Jobs has a YouTube that summarizes some of their episodes. When you're feeling overwhelmed, watch it and be grateful! Some people work in far more dificult jobs. I had a good laugh at some of them.

I just read an article about 5 agents from different companies forming a "cooperative". This appears to be an agreement outside the parameters of their MLS or board.  Each still operates in their own company umbrella, but the article says they'll exchange information and ideas.
So how does this affect their companies? Is it just a small MLS? Do they exchange information that is not available to other agents? Do they keep information from their already existing relationships?

In this economy of discounting, foreclosing, bail outs, rebates, and cash for whatever, people are still asking if a real estate professional is worth their fee. The Internet provides some seemingly useful information about real estate, that if completely correct, should make everyone as good as your average local licensee.  However, here area a few questions to ask for a more logical answer to that question.

Money!  On a recent visit to the Massachusetts Film Office, Nick Paleologis explains the tax credits available to movie makers in MAss.  His explanation is that $1 is actually $1.25 in MA.  So the million dollar budget gets stretched much farther in MA.

When you are tired of all the time you spend on all the social sites, what do you do to end your account?  I was surprised to find out that it isn't always easy to delete yourself.  Of course the time you spent updating them all should now be taken up by all the increased listing and buying activity you are involved in!

So if you are in North Woodstock, NH, take a stroll into Fadden's Sugar House!  The antiques are an eye-full of history, the nick-knacks and souvenirs are fun to look at, and the maple sugar/syrup processing info and examples are fun, too.

Have you heard about the MLS in CT that presented "The MLS Bill of Rights" stating that they think every Realtor in the state should have access to all Connecticut real estate MLS listings regardless of which MLS they are in? I read in one of the emails I get in my junk box that one of the larger real estate franchises is slowing and possibly stopping their advertising on TV.  That is an interesting re-allocation of funds.  Their focus will now be on the promotion of their brand on the Internet.
What does it mean to us non-franchisees?  It means our real estate marketing on-line will become even more complex anddifficult. With the deep pockets of the franchises, out SEO (search engine optimization) will be even more important. Niche keywords and excellent content are even more imperative.

Alabama real estate is appreciating!
The Federal Housing Finance Agency (FHFA) produced a report in November that indicates Alabama real estate has been appreciating, even though most areas of the country are still experiencing a troubled real estate market.  Alabama was number 4 in the list of US states that are appreciating.  The report shows almost 3% appreciation which is a result of the local economic successes of the Mobile, Huntsville, and Decatur areas.
