.What a difference a week makes - much quieter this week, with somewhat slower sales activity compared with what we've been seeing recently, with only one sale and one new contract, and just four new listings and three price changes. As a result, our inventory is virtually unchanged, up just three to 407 with 158 homes and 249 lots for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. Like most of the country, Florida's Forgotten Coast is freezing this morning, 28 degrees at day break, and there were large patches of ice on my car port when I left for the office. It may be freezing outside but our real estate market continues to sizzle, with two sales, four new contracts, three new listings and six price changes this week. The annual holiday season marathon mercifully draws to an end and we can get back to our normal routines. With these two back-to-back holiday celebrations things were a bit slow in the real estate market this week, but we still managed to write two new contracts. Not much else, only three new listings and two price changes. We begin the new year with our inventory only one fewer than at the beginning of 2009, with 354 total listings in the Cape San Blas, Indian Pass and C-30 Corridor market, with 125 houses and 229 lots. I hope everybody had a wonderful Christmas or Hannukah with family and friends. Santa was very good to us and brought us two closings, four new contracts, eight new listings and eight new price tags; all in all, quite a haul. Our inventory remains relatively unchanged, up by only one, with a total of 378 properties (134 houses and 244 homes) listed for sale in the MLS in the Cape San Blas, Indian Pass and C-30 Corridor market. Did someone say summer is over? You'd never know it around here as the thermometer seems stuck around 90. While some parts of the country will see their first dusting of snow this weekend, we'll be heading to the beach which is where I think most of our buyers must have gone this week as they sure weren't doing much in the way of real estate. Autumn's in the air and it has been another glorious week here in paradise. The air's a bit drier, the nights a little cooler, and the sunshine has returned. Buyers also returned bringing a flurry of sales activity with five closings and three new contracts. We welcomed the arrival of autumn this week and look forward to a little cooler weather as it has been another hot, summery week, though thankfully sunny again after all the drenching rains of late. The market hasn't cooled off yet, either, as we managed to have another three closings and three new contracts. In other activity we have nine new listings and eleven new price tags. Hard to believe it's Labor Day Weekend already but it is, and since today is the first Friday of the month it's time to take a look at what's the latest with Barrier Dunes. Currently there are thirteen townhouses listed for sale, ranging in price from $184,500 for a park side unit, to $625,000 for one on the gulf. My pick of the litter? I don't see how you can miss with this gulf front 3-bedroom, 3 1/2 bath unit for the give away price of only $449,900. The views from this place are like sitting in

Georgia went back to school and the Cape's a quieter place this week. No closings, but there were enough people around to write up six new contracts, so all in all, another good week. Our inventory crept back up by 12 to a total of 399 active MLS listings in the Cape San Blas, Indian Pass and C-30 market, with 145 houses and 254 lots. In other activity we have sixteen new listings and twenty-one sellers did a reality check and lowered their prices. What a difference a week makes. This week was as hectic as the last was quiet and we have a lot of territory to cover, with four closings and five new contracts. Now that's some serious activity! Our inventory is once again moving in the right direction, downward, coming in at 394 (152 houses and 242 lots), down four from last week, for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. In other activity, we have five new listings, ten new price tags, and fourteen expired unsold. I've decided to do this update monthly rather than weekly so we'll do it on the first Friday of each month. No sales since our last update on July 3, but there have been a few price changes. Currently there are fifteen townhouses for sale in the MLS, ranging in price from $184,500 for a park-side unit to $625,000 for a gulf-front townhouse.

Our brisk pace continued this week with buyers stepping up to the plate and writing offers, and we also started to see some making it to closing. Overall a very good week, with three closings, two more contracts, only three new listings, and six price changes. A quiet week at Barrier Dunes with the only action being gulf front unit #172 at 138 Sabal Circle coming back on the market after being under contract subject to contingencies which apparently didn't work out. I wasn't involved in this transaction so I'm not sure what the contingencies were but my guess would be probably financing. It is one of only two gulf front units currently available at this popular vacation community, and at just $449,900 this 3-bedroom, 3 1/2 bath, 1845 square foot townhouse is very attractively priced. Hot! Hot! Hot! I'm talking about both the weather and our real estate market this week. The trend of the past couple weeks continues with lots of buyer interest returning. Our inventory is starting to reflect that as well, ending the week down ten from last week, with 401 active MLS listings in the Cape San Blas, Indian Pass, and C-30 Corridor market; 161 homes (down five) and 240 lots (also down five). Local real estate is moving again as shoppers return; I showed more property in April than I have in the previous six months. Definite uptick in activity this week and this turned out to be the busiest week yet in the 18 months I've been writing this blog. We had two sales, five new contracts, twelve new listings, and nineteen price changes. That's a lot to cover so let's get started. Even with all that activity, our inventory is only up by four, at 383, with 150 homes and 233 lots currently listed in the MLS in the Cape San Blas, Indian Pass and C-30 Corridor market. Our first sale was a bank-owned, 3-bedroom, 2-bath, 1,568 square foot modular home situated on a 1/3 acre lot on C-30 in Money Bayou.
