Another great week here on the Cape with clear skies, clean beaches, happy vacationers and folks shopping for real estate. We had one person go to closing, two new contracts, thirteen new listings, and seven price changes.  Our inventory shot up over three per cent, unfortunately, gaining 13 over last week, with 405 active MLS listings in the Cape San Blas, Indian Pass and C-30 Corridor market, with 161 homes and 244 lots. Let's see what buyers are up to.

OK - by Cape standards, summer officially began, Saturday, June 19, because it was the first day of the 2010 Scallop Season. The governor decided to move the date up by nearly two weeks to encourage visitors to come down early. Our beaches are still beautiful and open for business, and several visitors this were so impressed with our waterfront properties they bought some for themselves.  Sales remained strong with three closings, and two new contracts, while three new listings entered the competition and eight sellers opted for new price tags.  Our inventory remains unchanged from last week, at 404, with 155 homes and 249 … (0 comments)

WOW! You might think it was the 4th of July instead of Memorial Day with all the figurative fireworks going on around here.  I think we set a sales activity record this week: we had five closings and four new contracts. That's a lot of real estate changing hands.  In other activity we added ten new listings to the menu, and marked down eleven other properties.  Our inventory swelled by four, coming in at 410, with 160 houses and 250 lots listed in the MLS for the Cape San Blas, Indian Pass and C-30 Corridor market. Here's what I believe is a first in the two and a half years I've beeen doing this blog: we have a week with no closings and no new contracts.  I guess everyone's taking a breather after all the activity of the past few months. All the action was with listings, with thirteen new offerings and seven price changes.  We managed to whittle the inventory a bit, reducing it by four down to 351, with 135 homes and 216 lots listed for sale in the MLS in the Cape San Blas, Indian Pass and C-30 market.

 We welcomed the arrival of autumn this week and look forward to a little cooler weather as it has been another hot, summery week, though thankfully sunny again after all the drenching rains of late. The market hasn't cooled off yet, either, as we managed to have another three closings and three new contracts. In other activity we have nine new listings and eleven new price tags. Our inventory is still hovering around the 400 mark, closing up four from last week with 403 active MLS listings in the Cape San Blas, Indian Pass and C-30 Corridor market, with 143 homes, and 260 lots.

Luckily Miss Claudette turned out to be a big rain event only, dropping over 9 inches on the Cape during her approach and visit. 50 mph gusts for a couple hours on Sunday around dinner time and a power outage that lasted only long enough to force a candlelight dinner. That's pretty much my definition of The Perfect Storm.  Back to normal today, and it was the "new normal" of so much going on working with buyer requests that this column which yesterday I promised to have out this morning is arriving early evening.

After a string of weeks with better-than-average activity, things finally came to a halt this week and we had the slowest week in real estate we've seen in some time. No closings, only one new contract, a measly two new listings, but an impressive fifteen price changes.  Our inventory took a nice dip, down seven from last week falling below 400 again to 398, but I suspect that's a result of listings expiring on the last day of the month, many of which will likely renew sending us back up over 400+ by next week. Summer arrived right on time after a rain-soaked and windy Memorial Day weekend. The weather ever since has been sunny and hot and happily so is local real estate. No change in our inventory of active MLS listings in the Cape San Blas, Indian Pass and C-30 Corridor market since last week, holding steady at 412, with 161 homes and 252 lots. No closings, but we do have three new contracts, along with nine new listings, eight new price tags, and six expired unsold.

 What a windy, weather filled week we've had around here this past week. The wind is still howling this morning and we're in for lots more rain today, on top of the 3 1/2 inches we had on Thursday and Friday. Too bad as Tyndall Air Force Base had to postpone the Blue Angels Air Show scheduled for today which I was really looking forward to. Another chilly morning here on the Cape, about the same as yesterday, with 37 on the thermometer when I woke up. The weather may be cold, but real estate was pretty hot this week with four closings. Our inventory remains steady with a total of 366 active MLS listings in the Cape San Blas, Indian Pass, C-30 Corridor market, with 145 homes and 221 lots. No new contracts, but we have 13 new listings and 10 new price tags.  Let's see who went to the closing table.

Not a lot of visitors this time of year, and typically real estate activity begins to quiet as we head into the holiday season, but this week we had a definite up-tick in interest. What a tumultuous week.  The 22-month campaign marathon finally, mercifully came to an end while the stock market continues to whip wildly back and forth like a loose fire hose. It doesn't look as if the stock market is going to be the safe haven of choice any time soon, which bodes well for the likelihood of real estate returning as the alternative investment of choice.

Hard to believe but it was a year ago this week that I posted the first week in review and what a year it has been. In that time the MLS has recorded 56 sales in the Cape San Blas, Indian Pass and C-30 Corridor market, with 38 homes and 18 lots. Our overall inventory has come down by 26%, from 542 (194 homes and 350 lots) last September 29, to 398 this week (169 homes and 229 lots). Sorry for the delay in getting this week's market wrap up done but the weather was just so fine this weekend that I took two vacation days and spent the entire time outside in the fresh air and sunshine loving being on the Cape.
