The watching and waiting continue as we still remain mercifully untouched by the oil. There are small armies of BP contractors patroling the beaches daily even though the nearest oil reported is all the way over on the western edge of Panama City Beach. So our beaches are still beautiful and property managers are very nearly sold out for the holiday weekend. On the sale side we had a bit busier week this week and managed to have three sales and one new contract, five new listings and two price changes. A number of listings expired on the 30th so our inventory takes a nice dip,

WOW! You might think it was the 4th of July instead of Memorial Day with all the figurative fireworks going on around here. I think we set a sales activity record this week: we had five closings and four new contracts. That's a lot of real estate changing hands. In other activity we added ten new listings to the menu, and marked down eleven other properties. Our inventory swelled by four, coming in at 410, with 160 houses and 250 lots listed in the MLS for the Cape San Blas, Indian Pass and C-30 Corridor market. We

(My 5-year-old+ laptop finally called it quits and I've been switching over to a new computer system since Friday - most of my programs and files are now playing together nicely but still have a few glitches to work out. The MLS doesn't want to give me the links I usually include which is what I've been wrestling with and why this update is appearing on Sunday rather than in its usual Saturday time slot. Today marks the second anniversary of Cape San Blas Blog, having uploaded my first post on August 29, 2007. I started getting a feel for doing these weekly updates the following month, and in the first review in September 2007 we had 200 houses and 355 lots for sale in the MLS in the Cape San Blas, Indian Pass, C-30 Corridor market, which I'm happy to report is down a VERY healthy 30% two years later, with only 141 homes and 251 lots as of today. I may have dozed off during some of my Econ classes in college, but the one phrase

What a difference a week makes. This week was as hectic as the last was quiet and we have a lot of territory to cover, with four closings and five new contracts. Now that's some serious activity! Our inventory is once again moving in the right direction, downward, coming in at 394 (152 houses and 242 lots), down four from last week, for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. In other activity, we have five new listings, ten new price tags, and fourteen expired unsold. We'll start our review of our four closings over on Indian Pass where this 2-bedroom, 2-bath, 1,224 square foot

What a windy, weather filled week we've had around here this past week. The wind is still howling this morning and we're in for lots more rain today, on top of the 3 1/2 inches we had on Thursday and Friday. Too bad as Tyndall Air Force Base had to postpone the Blue Angels Air Show scheduled for today which I was really looking forward to. Looking at the radar I don't think anyone's going to be flying in this area today so they'll probably end up cancelling. The weather apparently put a damper on sales, too, as nobody went to closing

It has been a busy week around here but this morning things are pretty much getting back to normal. Ike didn't interfere much with business, and real estate activity carried on. We end the week with a really nice 6% reduction in our overall inventory, coming in at 404 total active listings in the MLS for Cape San Blas, Indian Pass and the C-30 Corridor, down 27 from last week's 431 total. The big drop is with lots, down 24 to 236, primarily the result of an entire subdivision of lots listed for Cape Isle Preserve (just north of Stumphole) expiring and not

Lots of visitors here this week as you'd expect for the long holiday weekend and the first weekend of scallop season. The weather has been great and everyone has been out on the beach or out on the water. If market activity is any indication, no one gave a thought to real estate, as there were no new contracts written. Our inventory inched up three to 479, with 184 homes and 295 lots (one less home and four more lots than last week). Only one sale this week, and we have nine new listings, twelve price changes, and thirteen expired unsold.

Warm and breezy week with beach renourishment progressing rapidly and ahead of schedule. It's amazing to see how wide our beautiful beaches are becoming once again and the sand is every bit as white and powdery as the original. They're working the Cape Breezes area where I live and each night this week I've drifted off to sleep to the sound of heavy equipment and bull dozers on the beach and it has been a soothing lullaby to know that our buffer zone is returning. Four-dollar-a-gallon gas made for a fairly quiet Memorial Day weekend out on the bay as the cost of filling those boat engines climbed into the triple digits. It's been anything but quiet in real estate activity, though. Definitely starting to see a bit of a pickup in activity. Our inventory is slowly creeping upward again, up to 470 from 466, with 175 homes (vs. 174) and 295 lots (vs. 292). No new contracts this week, but we did have three closings. More indicators we may be near or at the market bottom in the news this week. A Wall Street Journal article this week reported, "Data released Tuesday by the National Association of Realtors show that in former housing-boom hot spots like Florida, Nevada and California, single-family home prices dropped 20% to nearly 30% in the past year. (See the NAR data.) NAR figures show that nationally, home prices fell 5% in the first quarter from the first quarter of 2007, with drops of more than 10% in places in California, Florida, Tucson, Ariz., and Boston".
