January 2008 Cape Cod Registry of Deeds Statistiscs - Volume, Value Dip! - 02/22/08 06:04 AM
The activity on Cape Cod has picked up dramatically in 2008 as first-time homebuyers and second home buyers seem to be out in force. Most agents are reporting a significant increase in activity. According to the statictics reported by the Barnstable County Registry of Deeds, however, this activity was not reflected in the January sales. There is a lot to like about Falmouth, MA, but tonight I appreciate one aspect of living in this seaside community on the upper part of Cape Cod. Yes, it's easy to like Falmouth because it has more miles of coastline that any other town on the Cape, it has great beaches, a vibrant business community, a rich arts scene, or an outstanding school system. But the aspect of Falmouth that I am appreciating at the moment is its location on the upper Cape and its proximity to off-Cape cities like Boston and Providence. This past weekend our office had an "open house blitz" in Falmouth, MA. There have been some interesting results. We did open houses on both Saturday and Sunday from 9-11, 12-2, and 3-5 or about 10 open houses over the 2-day period. The weather was good both mornings with clouds taking over about 1:00 PM on Sunday afternoon. We promoted the open houses with mailings to known buyers, mailings and e-mails to area agents, in the local newspaper and on various websites. At the NAR convention in Las Vegas last November, people were predicting a tsunami of first-time home buyers who have been sitting things out for the past two years to arrive in 2008. FINAL 2007 CAPE COD REAL ESTATE STATISTICS! - 02/06/08 08:46 PM
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in December 2007 was down 20.4% from December 2006 volume and the total value of sales was down 24.8% from the previous year. The median individual property sale value was down 6% from the previous year. There was a 30.7% decrease in the volume of mortgage activity from December 2006 levels. Year to Date: Volume of Sales is down 1.2%; Total Value of Sales is down 6%; Individual Sales Value is down 5.5%; Mortgage Volume is down 17%. Register Meade reports that there were 428 deeds
