As a former Realtor Associate, I recall making suggestions to my Sellers on making their house more presentable for a prospective buyer.  I also recall that it took a lot of effort and strategy to engage this potential client in a dialog that would ultimately turn from potential to "client". 
Once a Realtor has accomplished this, do they want to risk telling their client that either the home smells from the cat box, or there are way too many personal photos in the living room, or the driveway needs to be power washed, etc, etc,???
