The listing agents are writing addendums that are non-negotiable. They add a clause in the sellers listing agreement instructing the agent to not submit incomplete offers. Recently my short sale listing closed after sweating it out for a month, and having to issue a cure period notice. Buyers agent was knowledgeble and cooperative, but his client was a bit difficult; and so was WF. This short sale listed at $199,900 and had a $190,000 contract within a month. The home is a beautiful custom home on the waterfront and was listed at over $1,000,000. The list price is around $280 per square foot. Average Sold comp is $178 per square foot. The real estate agent license school teaches students to "pass the real estate exam". That is all. From there the agent must cough up money and work with a mentor, and/or take advanced classes to get an education in real estate to learn how to better serve and "protect" their clients interest; or learn through their mistakes.
