Is your short sale listing agent asking you to sign a listing agreement that has language similar to this:
"Seller instructs listing agent to not present any offer that is incomplete. The listing agent's non-negotiable addendum is a required addendum and if the buyer does not submit that addendum with the offer, the offer is considered incomplete and shall not be presented to the Seller."

I'm seeing more and more of these types of short sale addendums in the Gilbert AZ area. The listing agents are writing addendums that are non-negotiable.
They add a clause in the sellers listing agreement instructing the agent to not submit incomplete offers. An offer without the addendum is incomplete.

After much deliberation with myself, I finally decided to go solo with my own brokerage. I've been very happy with Remax Homes and Investments, but decided I need to do it on my own, beginning January 1, 2011.
The name of the company will be "Captain Bill Realty, LLC".
Since I've been branding the name "Captain Bill" for 4 years I thought it best to incorporate that into the company name.

Recently my short sale listing closed after sweating it out for a month, and having to issue a cure period notice.
Buyers agent was knowledgeble and cooperative, but his client was a bit difficult; and so was WF.
This short sale listed at $199,900 and had a $190,000 contract within a month. Later the buyer walked and we relisted at $189,900. Seller accepted a new offer at $187,000. Two months later WF responded wanting $215,000.

Recently a Val Vista Lakes custom waterfront home went on the market, drastically overpriced, in my professional opinion.
The home is a beautiful custom home on the waterfront and was listed at over $1,000,000.
The list price is around $280 per square foot.
Average Sold comp is $178 per square foot.
Only 2 homes over $700 thousand dollars have been sold in Val Vista Lakes during 2010.

The real estate agent license school teaches students to "pass the real estate exam". That is all. From there the agent must cough up money and work with a mentor, and/or take advanced classes to get an education in real estate to learn how to better serve and "protect" their clients interest; or learn through their mistakes.
Advanced real estate education takes a large investment of time and thousands of dollars; and it's worth every minute and dollar invested.

Queen Elizabeth receives 38.2 million pounds a year from the government, and that includes 7.9 million pounds to cover staff salaries and her personal spending.
