I'm seeing more and more of these types of short sale addendums in the Gilbert AZ area. The listing agents are writing addendums that are non-negotiable.
They add a clause in the sellers listing agreement instructing the agent to not submit incomplete offers. An offer without the addendum is incomplete.

Gilbert Arizona has developed a new program called "Cooperating with Cops" that adds 240 eyes and ears to support the Gilbert Police Department.
The Public Works Program has employees that collect refuse and recycling, check water meters, and repair the roads. Those employees get to know the communities well because they are in the neighborhoods often.

Near Val Vista Lakes in Gilbert AZ, where I live and have my real estate business, all of the sidewalks are set up for wheel chair access. However, I guess that's pretty much the same across the country now.
But, there aren't many places to go, when you gotta go.
I suppose you could go in one of Val Vista Lakes 4 lakes that have beautiful waterfront homes in gated communities. But then you could get arrested for indecent exposure.

The Phoenix area had increased the number of foreclosures up to the point where they peaked in November 2009 at 50,510 . During the past 8 months the number of foreclosures in Phoenix, of all types, has declined in June 2010 to 42,234.
It is not known why the decrease has occurred. It could be that the lenders are having more success in getting workouts with homeowners in distress, or it could be that some lenders have delayed filing the Notice of Trustee Sale.
