Jacksonville Real Estate Sales Up 70% - 12/25/09 03:47 PM
70% increase in Jacksonville Real Estate sales when comparing November 2009 with 1042 sales to November 2008 with 612 sales. However, the median sales price is down 3% from $154,300 to $149,200 when comring November 2009 to November 2008. This is most likely due to the foreclosures and short sales that have come on the market.
Condo sales went up even more at 116% increase from 61 sales in November 2008 to 132 sales in November 2009. Again median prices fell 32% from $132,100 in November 2008 to $90,000 in November 2009.

Jacksonville Real Estate Homeowners Can Keep State Farm Insurance - 12/25/09 03:31 PM
The State of Florida and State Farm have come to an agreement that will allow State Farm to continue business in Florida. The agreement specifies that State Farm is allowed to increase their base rate 14.8% and to non-renew 125,000 customers. Customers will start to receive their non-renewal notices in February 2010. State Farm will be giving all customers at least 6 months advance notice of the non-renewal.

What do 90% of Buyers Use to Search for Homes? - 12/25/09 03:28 PM
The 2009 National Association of Realtor Profile of Home Buyers and Sellers came up with some important information if you are wishing to sell your home.
They found that 90% of all buyers used the internet to search for homes. 84% of Buyers reported the photos to be the most useful information Then the number one action taken after viewing a home online was to drive by or visit the home. Only 3% of Buyers found the home they purchased in a print ad. 85% of sellers sold their home with an Agent. (Thus 15% sold by themselves). So what does … (5 comments)

9th Consective Month of Rising Pending Home Sales! - 12/25/09 03:22 PM
The Pending Home Sales Index is an index used by the National Association of Realtors based on contracts signed and is a forward looking indicator. October 2009 showed a 3.7% increase from September 2009 and a 31.8% increase over October 2008.
This is a first for the index having this long of a consective rise and the biggest 1 year increase. The index is just below it's record high of 115.2 during March 2006 being at 114.1

The Two Great Unknowns in the Real Estate Market will Determine 2010 - 12/25/09 03:17 PM
Due to low interest rates and the goverments tax credit the market looks like it is in the process of bottoming out. Reports have the bottoming happening as soon as March 2010. But as economist point out there are two factors that may change that:
1. The "Shadow Foreclosure Market"
Everyone has seen a house go into foreclosure yet hasn't come on the market yet. Nobody knows how many homes are actually in this shadow market. We don't know if the bank is doing this on purpose so as not to flood the market and preserve values or just is too … (0 comments)

Jacksonville is Getting Arena Football Team - 12/25/09 03:12 PM
Dubbed the Jacksonville Sharks, the new team will play at Veterans Memorial Arena. Thank you to managing partners Jeff Bouchy, Steve Curran and Larry Payne for bringing arena football to Jacksonville.
The season will start in Spring and end in Summer. Players will be sign autographs after every game and if the ball goes into the stands you get to keep it. Tickets start at $11 a game and season tickets for 9 game season go from $45 to $675.

US Senate approves funding for readying the Naval Station at Mayport for a nuclear powered aircraft carrier. This is a $75.9 million dollar project. Besides bringing the workman and possible repair dollars to a local company the end result will be the increase in our population and housing for the crew of an aircraft carrier.
We expect a great improvement in Jacksonville Real Estate when all this happens.
