Purchasing a home is a big deal; and so is building a home. With all of the decisions that go into building a new Jacksonville home, perhaps the biggest decision that must be made is choosing your builder.

In fact, with so many builders out there promising homebuyers so many things, it can leave you with a spinning head. Therefore, the process of choosing your home builder should include a carefully thought-out plan. In particular, there are certain questions that every home buyer should ask their builder so that they can be sure they are making the right decision:

Can you provide me with references? A quality homebuilder should have a list of references as long as his arm. If he is hesitant to provide you with references, or if he doesn't have them readily available, it may be best to move on. Also, if you are building in a community where homes have already been built, it always pays to simply ask your future neighbors about their home building experience with that particular home builder.

What is the financial state of your company? With so many companies in financial peril, it certainly pays to do your research regarding the stability of the company through which your builder operates.

Examining the Costs of Buying vs. Renting in Jacksonville

Business Week recently came out with a study of buying versus renting across the country. The study included a look at 20 metro areas in the United States where buying a home may be only a bit more expensive - and sometimes less expensive! - than renting.

Some of the cities featured in this study (which is available on Business Week's web site) include Las Vegas, Cleveland, Dallas, Pittsburgh and, of course, Jacksonville.

Figuring the "Own to Rent" Ratio

Jacksonville came in 17^th on Business Week's Top 20 List. The study features "own to rent" ratios which examine the annual cost of owning a home versus the annual cost of renting a home in these metro areas.

Jacksonville came in with an own to rent ratio of 138. In other words, the annual cost to own a home in Jacksonville is approximately $12,452, while the annual cost to rent a home in Jacksonville is $9,048.

The own-to-rent ratio includes ownership costs calculated using a fixed, 30-year loan for 100 percent of the purchase price with no down payment. If a down payment of 20 percent was factored into this equation, owning would have actually beat out renting in Jacksonville, as well as 10 other metro areas on Business Week's website.

Financial Benefits of Owning vs. Renting

The median price for a rental in Jacksonville is currently about $850 month, while the median cost of a home, per month, in Jacksonville is about $1,092. Factor in the many financial benefits of owning a home and it becomes quite clear that, for many people, buying a Jacksonville property far exceeds renting one.

Other factors to consider include the $8,000 new buyer tax credit, low interest rates and the great inventory of homes currently on the market.

Homebuilders across the country are finally getting it. They are now paring down the McMansions of the past, several years and concentrating on smaller, more modest homes that are more attainable for most buyers.

Buyers of today are simply not willing - or not able - to plunk down the cash necessary for a sprawling home. And besides that, many buyers are now looking more at the economics and environmental factors associated with purchasing large homes with more square footage than they know what to do with, and deciding against it.

Seller Tips: Preparing your Home for the New Homeowners

Your Jacksonville Beach home is sold, the movers have left and you're ready to move onto the next chapter in your life. But before you leave, you will want to make sure that you're leaving it in good condition for the new homeowners.

Some purchase contracts include some type of language regarding the condition in which you should leave your home, although this is not usually the case. Most purchase contracts, however, will stipulate that you must leave the home in the same condition as when the offer on the property was accepted.

If you have any questions regarding this clause, you should check your purchase contract; otherwise, it is best to leave your Jacksonville Beach home in the condition you would want it to be left in if you were the new homeowner. What does that mean?

Remove all of your personal property that is to not remain, as per the purchase agreement. That means no stray boxes; cans of food in the pantry; unwanted holiday decorations in the attic; or a broken weed trimmer in the garage.

Home Prices Continue to Drop across the Country

Housingwire.com just released new numbers that reveal that homeowners across the country continue to reduce the listing prices of their homes merely to attract enough attention to make a sale.

Listing Prices Slashed as Homeowners Become Anxious to Sell

Just what are the numbers telling us? As of July 1, 2009, Trulia reported that nearly 25 percent of sellers across the United States dropped the price of their home in order to make a sale. The total number of reductions on these homes totaled a whopping $27 billion.

The findings also go on to report that sellers slashed the prices of their homes, on average, about 10 percent. June figures were similar, with sellers also reducing the price of their homes about 10.6 percent.

Jacksonville Prices Heading South

Unfortunately, in the midst of all this bad news, is the real estate market is Jacksonville. In fact, Jacksonville, Boston and Minneapolis saw the largest price reductions. Sellers in these large cities slashed the prices of their homes about 39 percent of the time, thereby showing more than $119 million in price reductions.

The Bright Spots Across the U.S.

Other markets that are showing signs of relief in an otherwise dismal housing market are Las Vegas and Los Angeles, both of which saw a 33 percent reduction in the number of sellers who reduced the price of their home in order to sell. Las Vegas showed a 33 percent improvement and Los Angeles posted a 25 percent improvement compared to just a month earlier.

It is important to keep in mind that, although Jacksonville's housing market is continuing to struggle in order to maintain its footing, that there is a light on the horizon as seen in the price stabilization being experienced in other, large cities such as Las Vegas and Los Angeles.

The residential real estate market in Jacksonville continues to surge as a buyer's market, thereby offering plenty of great deals for buyers interested in the a little piece of the Jacksonville pie.

Seller Tips: How to Deal with Lowballers

The difficult real estate market has many people on edge; particularly those trying to sell their Jacksonville homes. It can be downright infuriating for many home sellers to receive lowball offers.

Your first instinct may be to simply reject the offer out of anger, but that may not be in your best interest, especially if there is a lack of buyers in your area.

Instead, you may want to take a step back, take a deep breath and plan your strategy.

The first thing you may want to do when you receive a lowball offer is to ask the buyer's agent the buyer's reasoning behind the lowball offer. This may provide you with some insight regarding what the buyer is thinking. It will also help you when making your counter offer. Many buyers, because they know they are in a position of strength, may make lowball offers just because they think they can. Asking for particular reasons why they made the offer may just bring them back to reality and cause them to rethink their position.
The next thing you'll need to do is determine exactly what you need to get out from under your current home loan. In other words, you should have a drop-dead bottom price that you simply can not go below.
Finally, begin the negotiation process with the buyer. It simply makes no sense to walk away from a possible sale because of your anger over a lowball offer, especially given the fact that a buyer's market still exists. Counter the buyer's offer and give an explanation regarding why you think this price is fair. It is important to remember that many buyers will submit a lowball offer simply to see what they can get away with. If you remain firm regarding your sales price, and make it clear that you are not prepared to accept a lowball offer, then it is up to the buyer to either: (a) walk away from the negotiating table or (b) submit a more reasonable offer.
