It's not surprising that the 3rd fastest growing community in the U.S., Nocatee (click here), has an absorption rate of 1.94 months This is a true seller's market and the builder could be raising prices any minute.
In fact the average days on the market for July 2014 is just 49 days with a median days of the market of just 11 days (meaning over half the homes sell in less than 11 days).

The market did get better this month. The absorption rate went from a July 2013 rate of 7 months to a July 2014 rate of 6.59 months. So we are almost at a balanced market. This is a 5.86% reduction.
Listing Prices In the meanwhile, the average listing price has increased 9.52% from July 2013 to 2014 to $1,124,043. However, the biggest change was a 22.2% increase in the average sales price.

st johns county: 2 St. Johns County Schools Not Ready for School Year

The new Nocatee Valley Ridge Academy was started last year but won't be finished before school starts. The same goes with Patriot Oaks Academy in Durbin Crossing. Schools are to educate approxmiately 1,000 students for grades pre-K to 7th grade. Next year will be the addition of 8th grade to both schools. The good news is the finishing touches needed at each school will not delay the school year. And laptop ccomputers will be provided to 5th through 8th graders.
