I had the opportunity to spend the weekend at Lake Isabel in the San Isabel National Forest.  What an incredible location.  The lake is small but the scenery is fantastic. 
As I was sitting by the lake while the kids were out in the canoe I struck up a conversation with a gentleman from Oklahoma.  He raises hay and cattle near a small rural town.  He took a look around and said "this has to be the prettiest darn lake in the world".  I knew what he meant.  The contrast of the dark green trees on the mountains nearby with the bright … (2 comments)

First Magnus joins the list - 08/16/07 12:37 PM
I received an email last night from First Magnus (I used to manage a mortgage company so I still get some lenders info).  The body was this:
IMPORTANT NOTICE:
FIRST MAGNUS IS NO LONGER FUNDING ANY MORTGAGE LOANS
In light of the collapse of the secondary mortgage market, First Magnus will not fund any future mortgage loans, and is no longer accepting any mortgage loan applications or funding any mortgage loans previously originated and not yet funded.  We explored all options before taking this action but were left with no viable alternative.

Independent Brokers Forum surprising results - 08/15/07 04:22 PM
There was a meeting yesterday of the Independent Brokers Forum at the local board of Realtors (Pikes Peak Association of Realtors).  Two of the hot topics were the following:
The first has to do with short sales.  Many brokers have never done a short sale from either side of the transaction and are concerned about the time it takes to get one done.  In this current market we need to be more open to doing things a little differently.  A typical contract can close in 20-30 days but not with a short sale.  If we are open and honest with everyone involved in a short … (0 comments)

Most Realtors and certainly most people in the general public don't know what resources are available to them when they are times of need.  Take the local foreclosure hot-line for example.   It is officially called Pikes Peak Foreclosure Prevention Partnership (PPFPP).  PPFPP is run by a group of local volunteers that are experienced in the real estate industry.  The local members are Realtors, Loan Officers, attorneys, and title reps.  When people are facing foreclosure or have general foreclosure questions they can call the hot-line and they will be directed to a trained counselor for further assistance.  The number for the hot-line in Colorado Springs … (2 comments)
