Housing in Holly Springs, NC is doing INCREDIBLY WELL! The median sales price increased from $196,950 in May 2011 to $262,552 in May 2012. Inventory is down 32% and DOM - days on the market is down 25%. We're still seeing multiple offers on homes. I believe there are several key factors contributing to this unbelievable change. First of all, gas prices have gone down which makes people more comfortable with driving further for a good value. The anticipation of the future 540 extension bringing promise of home appreciation. Housing in Cary, NC is Strong! The median sales price increased from $272,206 in May 2011 to $279,700 in May 2012. Inventory is down and DOM - days on the market has increased slightly. We're still seeing multiple offers on homes. What is very good is the sales price to listing ration is 97.2%. This mean the average home is selling for approximately 97% of the final listing price. Cary needs to be aware that the median sale price for Apex is only a couple thousand below Cary. Days on the Market for (0 comments)

This is a very informative blog by Kathy Godwin of Cross Country Mortgage. She has prepared a list of items you need to remove from your home when you are getting it ready to sell. Much of these items are things people often don't think about. I've found folks are often surprised about medicines, especially prescription medicines. Unfortunately, I show many homes in the Cary, Raleigh and Triangle area that have medicine in the pantry, bathroom drawers & medicine cabinets, kitchen cabinets, on bed-side table, etc. Fortunately, I have great clients who have been pre-qualified prior to viewing homes. Here in North Carolina, we see dents in the front door, back door and door leading to the garage. Unless the house is a Luxury Home or in extremely bad shape, we wouldn't typically have clients replace their door. Debbie's tips to fix the door is economical and easy!
