Housing in Apex, NC is Looking Great! The median sales price increased from $267k in May 2011 to $277,500 in May 2012. Inventory is down and DOM - days on the market have decreased. We're seeing multiple offers on homes.
It will be interesting to see what June holds as we're currently seeing a steady stream of inquiries. Our market is directly affected by sales in other states. Reports are that homes sales are rising in many states.

Word has it Investors have tightened so much that they're pulling credit reports after the closing and if the Buyer made purchases that threw their ratios out of whack, the banks are penalized.
So, of course, the banks have to protect themselves and are pulling credit right before closing.
If your Buyer is tight on ratios, you need to tell them NOT to make any additional purchases before closing. They could be jeopardizing their chances of getting the mortgage and closing. They need to wait to purchase that refrigerator, new bedroom furniture, etc.
