Par 3 is a community of 21 Single Family Detached units on 5.5 Acres abutting the Chanticlair Golf Course in Colchester. They range from around $299,000 and up with a monthly fee of around $195. These homes are 2000 square feet and under.

Northwoods of Colchester:
Northwoods of Colchester is a community of 74 Single Family Detached Units priced from $300,000 up. Most units are close to 2000 square feet or below with a monthly homeowners association fee of around $164 per month.

Pleasent Street Condominiums:
The Pleasent Street Condominiums are a collection of 10 units priced from the low $200,000 and up. The condo fee is around $210 per month and they are now completing the final phase as of January 2010.

Senate Clears Homebuyer Tax Credit Extension to Pass This Week

HOORAY!!

After two weeks of delay, the Senate last night (11/2/2009) cleared the way to pass a seven month extension and expansion of the tax credit for homebuyers. By an 85 to 2 roll call vote, the Senate voted to cut off debate on a package of measures that includes the homebuyer credit, making it virtually certain that the legislation will reach President Obama for his signature this week.

The homebuyer tax credit, due to expire in 28 days, would be extended through April 30 of next year. First-time buyers who are in process of making a purchased would not need to worry about qualifying for the $8,000 credit if they close after the November 30 deadline.

For the first time, the legislation cleared last night makes move-up buyers as well as first-time buyers would be eligible for a credit. The $8,000 maximum first-timer credit will continue and will now available to couples with income up to $225,000, a nearly $55,000 increase above the level in existing law. A new $6,500 maximum credit would also be available to move-up homeowners who have lived in their current residence for five of the prior eight years.

This blog is going to be all about Real Estate in Connecticut. News, Updates, Market Trends, Local Events, and anything else I feel inclined to post!

First a little about me. I was born in Hartford, Connecticut December 27th, 1979. I grew up in Portland, located in the Connecticut River Valley. At the age of 26 I decided to turn my interest in Real Estate into my career. I have my Mother to thank for convincing me to take the Real Estate Principles & Practices class.

After that class I became a part-time Real Estate Agent for about 6 months, before finally taking the leap into becoming a full-time agent. The market at that time was not good by any means. Unfortunately I missed the hay-days of 2002 - 2005, so I have never really known what a "good" market is. Conversely, that has helped me to great lengths into becoming the hard-working agent I am today.

I have continued my education in everyway possible. I have all sorts of designations like e-Pro, EcoBroker, Accredited Buyer Representative (ABR), Seniors Real Estate Specialist (SRES), e-Certifications, etc.. And I finally decided to go back and take additional education to get my Broker's License.

I currently hold my license with Prudential CT Realty, which I have found to be the best Real Estate company in the State. I chose them because of their advanced technology and because the office I work from is filled with wonderful people who are a joy to work with everyday. I appreciate you visiting and hope you bookmark or subscribe to this blog. I can assure you it will be a fun creative outlet for me, and hopefully it will be informative for the readers as well!

First Time Homebuyer $8000 Tax Credit

One of the most exciting provisions of the Housing and Economic Recovery Act of 2008 was the First-Time Homebuyer Tax Credit. The credit was expanded as part of the most recent economic stimulus bill (The American Recovery and Reinvestment Act of 2009). The credit is designed to encourage first time home buyers to go ahead and make the leap to purchase their first homes. Combine this tax credit with the fact that home prices and interest rates are at historical lows, and it is indeed an ideal time for many first-time homebuyers to purchase a home!

Here are some things to keep in mind:

A first time home buyer is defined as someone who has not owned a home in the last three years

Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit

You cannot purchase the home from a related party like a spouse, direct ancestor, or direct lineal descendent (child or grandchild); however, you can still qualify for the credit if you purchase a property from siblings, nephews, nieces, and others

If you are married, both spouses must be first-time home buyers

If more than one unmarried individual is buying the property, the credit can be split up among all the individuals who qualify. However, the
total credit taken cannot exceed $7,500 for homes purchased in 2008 and $8,000 for homes purchased in 2009

For Homes Purchased Between April 9, 2008 and December 31, 2008

The credit amounts to 10% of the purchase price of the home not to exceed $7,500 The tax credit works like an interest free loan and must be repaid over a 15 year period

For Homes Purchased Between January 1, 2009 and December 1, 2009

The credit amounts to 10% of the purchase price of the home not to exceed $8,000 The tax credit does not need to be paid back if you continue living in the home as your primary residence for three years without selling it

How does a tax credit work?
A tax credit is a special provision that reduces income tax liability on a dollar for dollar basis. When filing a tax return, you must include income
items, deduction items and the number of exemptions, among other things, to figure your total tax liability. For example, if your total tax liability for the year is $8,000, and you qualify for the full $8,000 tax credit, this credit would wipe out all of the tax due. If your employer already deducted the $8,000 from your pay checks throughout the year, you would receive a tax refund of $8,000. If you owe less than $8,000 in taxes for the year, you are still eligible for the full $8,000 credit when you file your tax returns. In that case, the IRS will write you a check for the difference between $8,000 and your actual tax bill.

Are you facing foreclosure on your primary residence? If so, here is the information you need:

What is the Foreclosure Mediation Program?
The Foreclosure Mediation Program has been set up to assist any homeowner/borrower whose one-to-four family, owner-occupied, residential property is the subject of a mortgage foreclosure action. The property must be located in the state of Connecticut and be the homeowner’s primary residence. The homeowner will meet with a mediator and the lender to try to reach an agreement.

What is mediation?
Mediation is a process by which a neutral third party (mediator) assists the homeowner and lender in reaching a fair, voluntary, negotiated agreement. The mediator does not decide who is right or wrong.

Who are the mediators?
The foreclosure mediators are Judicial Branch employees who are trained in mediation and foreclosure law. The mediators have knowledge of different community-based resources and mortgage assistance programs.

How do I qualify for foreclosure mediation?
The one-to-four family residential property that is being foreclosed must be the primary residence of the homeowner, and the homeowner must be the borrower. The mortgage foreclosure action must have a return date on or after July 1, 2008.

How do I apply for foreclosure mediation?
The homeowner/borrower must file a Foreclosure Mediation Request form (JD-CV-93), and an Appearance form (JD-CL-12). These forms must be filed not more than fifteen (15) days after the return date on the Summons unless extended by the Court. Forms are available at any Superior Court Clerk’s Office, Court Service Center or online at www.jud.ct.gov.

Do I need a lawyer to participate in the Foreclosure Mediation Program?
No, you do not have to be represented by an attorney to participate in this program.

Yes, all borrowers must be present at the mediation session; for example, if a husband and wife signed the mortgage then both will need to be present for the mediation.

Am I required to participate in mediation?
No, participation is voluntary for the homeowner/borrower.

Is there an application fee?
There is no application fee for this program.

Is the mediation confidential?
Yes, any discussions in the mediation session are confidential.

What do I need to bring to the mediation session?
- Proof of income, if employed; for example, a current pay stub;
- A list of your expenses;
- Copies of any completed application(s) for mortgage or financial assistance; and
- Any other information that may be helpful.

Where will the mediation session be held?
The mediation session(s) will be held at courthouses located throughout the State.

Does this mean that I won’t lose my house due to foreclosure?
Filing a Foreclosure Mediation Request does not stop or suspend the foreclosure action. The homeowner/borrower is required to respond to
the foreclosure action and may still be at risk of losing their property to foreclosure.
