Can you find a better deal on a Bonita Springs condo, on a golf course, less than 5 miles from the beach?

I don't think so...

How do I know this? I did my homework. Back in December I was invited to be part of the sales team in charge of liquidating the remaining 76 condos from the previous developer who, not unlike many others in the State of Florida has not been able to negotiate with their lender an easier way out. So, a group of investors negotiated the take over. Everyone came in as a winner: the builder got off their guarantee, the bank ended up with quick cash and the investors managed to sell all 76 units before the month of March was over.

The local real estate market was really distressed at that time with many short sales and foreclosures in the area but with effective marketing we managed to invite not only end users but some investors too who felt that with a little patience they can turn around and make a small profit too.

The values in Bermuda Links have since bounced back and we are now seeing an increase of about 20-30% from the March closed sales. My last closed sale in Bermuda Links was on 8/27 at $167,000. A similar unit sold in March for $131,000. So, for the folks still waiting for the Market to bottom I can clearly say that in Bermuda Links, they missed their chance. But here's the good news: it is always better to buy in an up market than in a down market. But, the best part of it all is the very low fees, less than $289/month for all the amenities and HOA. Located about 4.5 miles form some of the most beautiful beaches Bonita Beach and Barefoot Beach, close to main thoroughfares, 15 minutes to Fort Myers international Airport, close to shopping malls like: Coconut Point, Miromar Outlets, Coastland Center and The Mercato, fantastic Restaurants and only 25 minutes from Naples 5th Avenue and upscale entertaining.

Back to my opinion: a community with a  20-30% increase in value in less than 6 month, in a distressed market place has to be better than the average!!!
