When staging a property a professional home stager will find useable square footage.  Square footage adds value.  A stager will do this several different ways.  Decluttering is one way to show the useable square footage of a home.  Perspective home buyers will need to see beyond "you" when they view your home.  They will need to see the uses of the space, not how much stuff you have.

Home owners who stage to their taste.  This is a difficult scenario to run into.  I had this experience when requested to do a walk through of a homeowner staged property.  The home owner promptly told me that she knows what she likes to see and that is how she prepared her property.  If the end result is 1/2 full cupboards and closets, no personal effects showing at all, neutral paint and furnishings then we have gotten to second base and good for the homeowner who is savvy enough to understand how to get started. This property was an awesome property, and had been on the market 2 1/2 years.  The neighborhood was great, the maintenance was perfect, the condition was perfect but it was a bit dated and vacant with no furniture or accessories.  This property needed some updating and freshening to make it stand out among the competition.  The homeowner was very engaged in this update and staging process.  We painted, took down dated, heavy draperies, changed light fixtures and cabinet hardware and added pops of color everywhere.  Below is the results for the living room.  It was very long (the entire width of the property) … (3 comments)

Home staging is a must have marketing tool.  91% of real estate agents believe in home staging.  Only 48% recommend it to their clients.  Why?  Telling a home owner that they "need" a stager is risky.  The typical homeowner is going to equate that statement with "your house is ugly".  Statistics show that 94.2% of all properties going on the market need some level of staging.  How then do you get your home owner on board so that you can increase your turns and sell through rate and the homeowner can retain 5-20% more equity (NAR)?

This property was adorable.  Owned by a senior who lover her things and was about to embark on a new journey to a wonderful senior community.
Before:  There was no eating area that could accomodate more than two people comfortably.  The kitchen was a galley kitchen that could squeeze in three but not four. Our furnishings were somewhat outdated as was the decor and our budget was tight but we felt we could make this property show to the best of it's ability..
