      <title>realtors please No Doom and Gloom</title>
      <description>&lt;p&gt;Hi all. Today i heard a story from a broker whose agent had a cash buyer for around 700k and while showing a very nice condo in a building the buyer wanted to live in and the buyer was ready to purchase&amp;nbsp; While they were in a unit&amp;nbsp; being shown by the lisitng agent,&amp;nbsp;the buyer asked the listing agent: So how is business? The listing agent said.to the buyer.....slow, really bad, and&amp;nbsp; that nothing at all was moving.&lt;/p&gt;&lt;p&gt;Now you know that cash buyer who was already to buy, told the buyer's agent, after that showing I will wait two more months, if that is the case I don't want to be the only one buying. No sale happened. I believe that listing agent violated a fiduciary to his seller, and should have SHUT UP.These are the people that need to go get another job, because they sure don't understand the art of the sale. Interest is still low and there some great deals out there. if a listing agent can't help with good information, stay home, use a lock-box and let us who believe in the market keep going.&lt;/p&gt;</description>

      <title>Miami Beach Historic District Revitalization </title>
      <description>&lt;p&gt;&lt;img title="Miami Beach Ocean View" src="http://activerain.com/image_store/uploads/3/7/6/0/3/ar118487887030673.jpg" height="203" alt="Miami Beach ocean view" width="260"&gt;I attended a meeting this morning held by &lt;strong&gt;Miami Beach&lt;/strong&gt; planning committee. it is&amp;nbsp;a preliminary program to help business owners on Collins between 73st and 75st.&amp;nbsp; We are working together as a STEERING COMMITTEE doing extreme makeover offers to business owners in the area. We will be &lt;strong&gt;hosting a workshop&lt;/strong&gt;at a later date&amp;nbsp; to include economic benefits of good design. Our committee will be available to publicly encourage participation in the area about do's and dont's of window dressing. Our workshop will also include illustrations of signs,awnings and lighting. Typically this is an older area one block from the ocean needing a facelift!&lt;/p&gt;&lt;p&gt;Four individual business locations will be featured on TV on MBTV channel 77,&amp;nbsp;for the most improved design. Our planning department staff will offer on site visits. there will be an open house in our local famous historical Band-shell at 73rd and &lt;strong&gt;Collins&amp;nbsp;also known as AIA.&lt;/strong&gt; for&amp;nbsp;the community when the month of improvements will be over. CLEAN GLASS WINDOWS must be done to improve the area. Our &lt;strong&gt;extreme makeover committee&lt;/strong&gt; members will be around to help direct the local businesses to ongoing tools to improve not just the facade but of course their business. The average traffic flow per day is approximately 50000 cars. pretty substantial for a one way street!!! I encourage all interested in my neighborhood&amp;nbsp; to contact me.       <description>&lt;p&gt;I am Carol Housen and an active realtor here in Miami Dade county and very active also in Miami Beach. I have been in the business&amp;nbsp; for a total of 14years and absolutely love what i do. I began my career in Pinecrest and Palmetto Bay then went up to do alot of work in Coral Gables. I have focused on investors for years and also sell apartment buildings mostly on Miami Beach. I have sold and converted many apartment buildings to condo's with my team when the frenzy for conversion was flying! One of my daughters joined me about 5 yrs ago and gave up paralegal work to be my partner. it has been a great experience and still strong. I worked on New Construction for a couple of years on Miami Beach, and fell in love with the beach. I do alot of business on Miami Beach, Bal Harbour, Surfside, and Sunny Isles.Now my focus is luxury condos as well and estate homes. I am a broker salesperson and work under EWM Realtors and have been there for over 10 years. I am in top tier of production and have been in the EWM Realtors Chairman's Club for a number of years. I hold all residential designantions CRS,CIPS,GRI,ABR.and have completed some of my CCIM classes,&lt;/p&gt;&lt;p&gt;&amp;nbsp;Personally, once I moved to the beach and got sand in my shoes i decided all my clients should have that great feeling of the water that I have living hereI The peace and serenity is magical. many of my clients have followed me and share the same happiness I do. I meditate daily. Many of my clients have at least&amp;nbsp;a second home if they did not move to Miami Beach. I am a trained relocation agent and welcome referrals.&lt;/p&gt;&lt;p&gt;I am a member of the Master Broker's Forum here in Miami Dade County and stay very business doing alot of volunteer work as well as selling real estate. I presently serve as the Secretary for the Realtor Association of Miami and the Beaches with a memberships of over 13,000 Realtors. I also chair the grievance committee for My Board of Realtors and enjoy the constant on going knowledge and sharing with my peers.&amp;nbsp; I am a director with the State of Florida Realtors Assiciation and also serve as a governor for the Board of Governors with RAMB. &lt;/p&gt;&lt;p&gt;I am president of 2 condo associations and a director of North Beach Development Corp.in Miami Beach. I have been very blessed in this business and am fortunate enough to&amp;nbsp;make the time to share with others my knowledge as a few special people did with me when I was new.&lt;/p&gt;</description>
