Solair's Home of the Week - Mid Wilshire, Los Angeles, CA - 09/30/11 10:43 AM
Solair's Home of the Week - Mid Wilshire, Los Angeles, CA So I've blogged a bit about this elegant building with tremendous views, but wanted to let you know about a special home of the week the developer is offering an incentive for. So what do you get for this special 1402 sf unit with a separate 314 sf balcony looking eastward into Hollywood and Hancock Park? Eight floor views, 2 bedrooms/2 baths, a $10,000 seller concession on price (WHOA!), and a free secure storage space valued at $6,000. And the sticker price? $539,500. Great building, great price, (0 comments)

What's Left at Santee Village Lofts, Fashion District DTLA? - 09/21/11 09:31 PM
What's Left at Santee Village Lofts, Fashion District DTLA? Things are moving rather quickly in the first time buyer price point, and the Santee Village Lofts in the Fashion District of Downtown LA is no exception. There's a handful of units left, and here they are:
The developer is STILL offering a $10,000 incentive to be used toward a $4000 Bosch appliance package, a reduction on the purchase price, pre-paid HOA dues, or additional upgrades you might be interested in. So go get 'em while they're still here. This is also a Mills Act property which allows (0 comments)

DTLA Series: Deal of the Week - Little Tokyo Lofts - $138,900 - 09/19/11 12:01 AM
It's the DTLA Series and today I'm highlighting a "deal of the week" of sorts. This unit at the Little Tokyo Lofts located at 420 S San Pedro is a bank-owned unit and just had a price reduction to $138,900. For 760 sf and HOAs of $391, which DOES include parking might I add, that is a deal. What else do the HOAs include? Water, common area maintenance, pool, spa, security, dog run, and a gated secured complex. This unit also comes with a much-sought after balcony, a rarity in the urban landscape that is DTLA. This unit is currently only (0 comments)
DTLA Series: 108 W 2nd Higgins Bldg - 09/14/11 06:17 PM
Welcome back to the DTLA Series! We're at the Higgins Building located at 108 W 2nd St today, and I wanted to give you an idea of what the inventory looks like these days in DTLA. With all this forward progress on the football stadium, and with units in the first-time buyer price point moving rather quickly, it's a great time to buy in Downtown. Take a look at this bank-owned unit at 108 W 2nd street -- it's 1040 sf and with it's layout, could be the perfect live/work situation for a self-employed buyer. Priced at $229,900 - it's priced (0 comments)
What Does 'As Is' Mean in a Real Estate Transaction? - 09/01/11 02:50 AM
I am continuously asked what the clause 'as is' means in a real estate transaction, and it's easy to see why. A number of the available inventory in Downtown LA is comprised of bank-owned properties, or short sales, and when regular sellers need to compete with bank-owned and short sale properties, sometimes those sellers ask buyers to take the property 'as is' as well.So back to the question at hand -- what does 'as is' mean? It means the seller is selling the property in as is condition without doing any repairs, or crediting the buyer for any issues that may (2 comments)
Hey all you DTLA buyers! Want to know the latest and greatest in terms of inventory at 940 E 2nd in the Arts District and 655 Hope in the Financial District? Well, the units in the $400K range at 940 E 2nd are all already under reservation (no big surprise). BUT, they still have units starting in the low $500s. Honestly, this is one of the nicer townhouse style units in Downtown, and perfectly situated in the Arts District. And in terms of 655 Hope, they're still rounding (2 comments)
