Trend: HOAs going Owner-Occupied Only     Whether looking at lofts Downtown, or townhomes in the West Valley, I've noticed a trend of Homeowners Associations going owner-occupied recently. I have a handful of investors who I am working with who are looking for good rental properties across Los Angeles, and I've been running into more and more complexes that are going owner-occupied exclusively.
With investor activity having steadily increased over the last couple of years, I can't say that I'm surprised. One of the main reasons I see for this change to owner-occupied exclusively, is financing within the complex.

I recently had dinner had The Parish, DTLA's new gastropub located at the old Angelique Cafe spot (*tear) at 840 S Spring St. I sat upstairs at a pub table by the bar, tried a few different plates, and here were my thoughts: Lentils Daal with Chutney Toast: Umm, chutney toast? Scrumdiddlyumptious. Perfectly toasted, perfectly sweet. Lentils were well spiced, but what I lacked in this dish was heat. I don't mean spice heat. 940 E 2nd St Inventory Update: DTLA   Inventory in DTLA is low. Super low. And everything's moving, and not just in the 1st time buyer and investor price points. I'm talking the $500K range. One new construction project in particular is doing extremely well, and it's definitely it's own kind of product within Downtown.
