New Record Breaking Numbers!

In January, I talked about the fact we were headed to a serious seller's market. The numbers seven months ago pointed toward that trend. Who would have thought that just seven months later we would be looking at a record level of reduced inventory here in Cape Coral? By the end of July we fell below 2,000 single family homes on the market! Today, we are clearly below 2,000 single family homes. On some days, the number of pending sales and closed sales in Cape Coral outpaces the number of new listings two to one.

We are in a serious sellers market especially in homes under $250,000. Inventory between $250,000 and $500,000 still remain competitive and balanced. Over $500,000 we still have a way to go!

And, did you know that Cape Coral homes sales in the 4th quarter of 2008 were up 195% over the 4th quarter of 2007 home sales.

Sam Zell, owner of Tribune Company recently said, "We are living through our first Blackberry recession where, literally, information is instantly disseminated around the world and people respond to it perhaps, without any particular caution or attention." How true! People are instantaneously responding to media information through their interactions with others and in their own consumerism. Especially fence sitters who need to hear and see that the rest of the world agrees that the market has turned before they will follow the herd. Well, if we are truly in a Blackberry economy, then our own real estate market can instantly turn around through instant media, conversations and hand held communication!

Normally this is a quiet time of year for real estate, but NOT this year
- Comparing November 2007 to November of 2008
  - November's Closed sales are up 144% above last year
  - Last November buyers were primarily in the $150 to $250k range
  - This November all the action is under $150k
  - Last year we sold 5 homes under $100k
  - This year we sold 188 homes under $100k
  - Of those solds this past November
    - 63% were foreclosures
    - 22% "regular" sales
    - 15% short sales
  - Foreclosures are getting the closest to their asking price (and multiple offer situations quite frequently)
    - Stats for all closed sales through November, 2008
    - Foreclosures 98% of list price
    - Short Sales 95% of list price
    - Regular Sales 94% of list price

You can do several things in advance of you purchasing a home to make the process flow much more smoothly. Here are just a few of the things I suggest to start getting ready to purchase your home.

Get pre-qualified for your home loan with a mortgage lender or financial institution. - This will help determine what type of payment you will be comfortable with for your new home and it will let your Realtor know what types of homes you can look at. This could trim several days from the process.
Search for homes that meet your expectations. Let your Realtor know what you are looking for! Some Realtor's will preview several homes in order to find the home of your dreams. Regional Multiple Listing Services should also be available to help with the search process by narrowing down choices based upon a variety of criteria or my NEW MLS Client Portal can also help you find your dream home based on the criteria you choose.
Research neighborhoods - Most people choose their home based on location. You should check into things like schools, shopping and proximity to your place of work. All of these things will play into how much you really like a property.

Der Zeitunterschied zwischen Florida (Eastern Standard Time) und Deutschland (mitteleuropaeische Zeit) betraegt 6 Stunden, also um 10 Uhr morgens in Florida ist es schon 16 Uhr in Deutschland.
In den USA wird die Vormittagszeit mit dem Zusatz A.M. und die Nachmittagszeit mit dem Zusatz P.M. versehen. 14 Uhr ist also 2 P.M. Die Datumsangaben beginnen mit dem Monat, also der 05.20.2008 wird im amerikanischen als 5/20/2008 angegeben.
