Farmwood is a large Mint Hill NC neighborhood that was built from the mid-1970s into the 1990s.  A variety of home styles and large wooded lots characterize the neighborhood.  The neighborhood wraps around Pine Lake County Club giving some lots golf course views.  There are no homeowners association dues in Farmwood.
How did the 2010 real estate market in Farmwood compare with the 2009 market in the neighborhood?  The table below shows median values for several characteristics of the marketplace. Twenty two homes sold in 2010 compared with 15 in 2009.

The single family real estate market in Union County NC bounced back in the second quarter of 2011 with a 17.1% increase in the median sales price over the first quarter and a 2.5% increase over the median sales price in 2010.  The number of homes sold in the second quarter was up 58.65 over the first quarter while median days on market decreased 25.9%.

Single family median sales prices in Mint Hill NC increased 13.6% in the second quarter of 2011.  The number of single family homes sold increased as well by 34.2%.  Median days on market dropped to 58, a 27.5% decrease.  The townhome and condominium median sales price was only $16,350 in the second quarter.  This price is the result of three out of the four sales being foreclosures in the same complex.

The real estate market in Matthews NC improved dramatically during the second quarter of 2011.  The single family median price was 26% higher than the first quarter of 2011 and 8.1% higher than 2008.  The number of sales jumped 66% higher to 50 homes sold.  Days on market dropped to 93 days.
The townhome market showed improvement as well with most of the seven townhome sales in Bella Sera Villas.  These sales drove the median price higher to $170,000.  Median days on market increased 64.4% to 125 days.

With three I-485 interchanges adjoining the town, Stallings NC is one of the most conveniently located of Union County’s small towns.  Stallings has a variety of neighborhoods from two golf course communities in the northern part of town to neotraditional neighborhoods where everyone has a front porch to townhome communities.
The number of sales in Stallings increased 71.4% in the second quarter while the median sales price dropped slightly to $194,000.  Median days on market more than doubled from April to June 2011.
