Today through Sunday comprises the BIGGEST week-end of the year in Wenatchee, Washington.  It is the final week-end of the Annual Washington State Apple Blossom Festival.  There are lots of events going on, the grandest of them all being the Grand Parade starting tomorrow morning at 11:00 a/m at the Apple Bowl. If you are new to town (and don't know how popular this event is), let me warn you to bring your chairs at LEAST 2 hours before the parade starts!  Be prepared to park a ways from the parade route.   The parade is LONG, with 120 entries this year.  … (3 comments)

Ken Blodgett, a major figure in the evolution of the Wenatchee riverfront development planning has put 4.7 acres up for sale for 3.5 million dollars.   This is property that was slated for condos.Blodgett's listing agent, Ron Stephenson of Premier One Properties, was quoted as saying: "The reason he decided to do it is because he's 68 years old and he decided he needed to kick back."Does Blodgett see the need for additional condos slowing?  Will all the recent condo conversions in Wenatchee and new builds (around town and at the riverfront) sustain market demand for a while?  Here is a link to the complete article from … (7 comments)

O.K... my friends are tired of me telling them how much I love Fall in Wenatchee.  So, I'm turning to my friends at Active to exude my ongoing enthusiasm.I was in New England once during mid October and the colors were spectacular.  But each year, here in Wenatchee, I am always amazed with our own Fall foliage color show. As the media continues to report a nationwide downturn, people keep asking me how the real estate market is.  We are busy and I feel compelled to say Wenatchee is still going strong.  We are seeing a bit of a temporary slowdown due to normal seasonal circumstances and some financing woes... but demand is still strong.  We are selling and we have buyers waiting to liquidate properties elsewhere (where there is a true slowdown).  When those properties sell, they WILL be buying here.  What we have is a temporary slowdown, with pent up demand building.  If you are a buyer, now is … (5 comments)

According to the OFHEO, Wenatchee is again the #1 appreciating market in the nation.   Wenatchee was named #1 in the first quarter (January - March) of 2007 and now again for the second quarter (April - June).   The first quarter appreciation (over 2006) was 25.6% and the second quarter appreciation (over 2006) was 23.54%.   These latest numbers indicate only a slight slowdown but, as indicated in a blog entry yesterday on my Carol's Wenatchee blog, our local economic conditions have never been stronger and I am very bullish for continued strength in the Wenatchee real estate market. … (0 comments)

This is big news for the greater Wenatchee area.  Money has been secured to go forward with the construction of the multi-events center at the riverfront.  Now the only question seems to be the completion date. Here is the article from today's edition of the local newspaper, The Wenatchee World.   The event center is only one of many components going on with the development at the riverfront.  There are plans for condos, shops, restaurants, and more.The riverfront is going to be an exciting hub for future activity in the area, and will only fuel the attraction from outsiders to our area.  The impact on our economy will be significant.For … (0 comments)

As I was talking with a potential investor this morning, he asked an interesting question I'd never given much thought to.  Wenatchee is in a valley, tucked up against the east edge of the Cascade Mountain range and he noticed how this will restrict the availability of land in the future.  As demand has surged for more homes, development land is already becoming limited and very expensive.  East Wenatchee (Douglas county), which is just across the Columbia river to the east offers more opportunities for future development of land.   Land prices have skyrocketed over the last couple of years (on both sides of the river) … (4 comments)

The Wenatchee housing market continues to sizzle.  According to the latest statistical information available from the Pacific Appraisal SNAPSHOT report, the median sales price of homes in Wenatchee is up 32% over this same time last year.    Here are the numbers:The median sales price of a home in Wenatchee is up 32% from this same time last year....    $177,323 to $233,250.The average sales price for a home is up slightly less at 20%...    $217,050 to $259,665.Does the difference in "average" and "median" confuse you?  Median means there are an equal number of homes under and over a given price.  So, in … (0 comments)

In a post in early April, Nick the Appraiser  offered to create a graphic signature for anyone who requested it.  He asked for a nominal fee of $20, which is really a donation for charity.  Many of us took Nick up on his generous offer and I love mine.

Every year, the morning of the Grand Parade for the Washington State Apple Blossom Festival, the local Kiwanis club puts on a big pancake breakfast at Triangle Park, where they stage the floats prior to the parade.It's a tradition for us to meet our friends, Carl & DiAnn and Tom & Jane at the Park for breakfast.  Breakfast consists of pancakes, with our choice of strawberry or apple topping, scrambled eggs with ham, and our choice of beverage (apple juice of course, coffee or milk).After filling our tummies, we wander through the park and watch the various cities complete the final … (0 comments)
