About two months ago, a bankrupcy trustee assigned a house to me to sell. I just wrote a blog about how that works.
I had 3-4 offers during that time period I had it listed. The bankrupcy trustee called me and said we are out of time and the judge is giving it back to the mortgage holder.
I went out and pulled the sign and got the lockbox. Boy did the calls start coming in!

I have sold several REO properties and listed some assignment listings from bankruptcy judge.
Let me explain about the assignments from bankruptcy judge. If a person files for bankruptcy here in Tennessee where all their debts disappear they will have to give up their house. The judge will ask the bankruptcy trustee to determine the value of the house(asks for BPO from a Realtor). If that value is more than is owed on the mortgage and the sale will pay commission and pay off mortgage and have money left to pay other creditors then that trustee will be allowed to hire … (0 comments)

Dyersburg area Hud foreclosure - 07/29/09 04:13 PM
Peyton Realty just listed another Hud foreclosure here in the Dyersburg Tn area. This home sold back in Dec 2006 for a sales price of $116,500.
This Hud foreclosure is a 3 bedroom 2 bath house with 2 car garage. This foreclosure was built in 1998 and includes thermal windows, deck and central heat and air. The unit looks pretty good.n There is tile and carpeted floors.The heated sq footage is about 1475' and garage takes up another 500' or so.

Dyersburg Lakewood-Community w/ 5 lakes just north of Dyersburg,Tn 38024 - 07/28/09 03:32 PM

About a year ago, I took my flip video camera out to Dyersburg's Lakewood community and shot some video of the lakes.
There are 5 lakes at lakewood with the largest one several acres in size. That lake connects to another lake almost as large.
I edited on Mixpo several of the videos but that platform has disappeared so now I have resubmitted 3 of those videos to Youtube and these are now available on my lakewood blog over on the right side.

Whats the hardest thing I have to do as a Realtor? - 07/23/09 04:35 PM
No, it is not all the time I waste with tire house kickers! It's not all the customers I have walk in or call about buying a house and finally I get them into a lender who shows them their 545 credit score. It's not the people who call wanting to rent my listings or ask about owner financing or if we need the listing yard mowed.
I admit I get tired of explaining to my wife about clients who have been preapproved but have jumped ship with another realtor or bought a for sale by owner.

Pine Hill Subdivision or more formally called Pine Hill Estates is a mid range priced subdivision in Newbern,Tn only about 8 miles northeast of Dyersburg Tennessee.
This is a beautiful fairly new subdivision where house values range from $100,000 up to $165,000.

Another picture from our Alaskan adventure! - 07/22/09 11:03 AM
My wife and I took an inside passage cruise then a land tour up through Alaska to Fairbanks. My favorite place during our almost two weeks in Alaska was Denali National Park and Refuge.
Not only did we see Caribu(picture below) but we also saw Moose, Grizzly bears, Doll Sheep,Golden Eagles and smaller animals including the Horseshoe Hare.
We were in the park on a bus for about 4 hours and this was the best part of the whole trip!

Back in January 2008 I wrote a post about catering to the search engines.I confess this post was inspired by the results I was seeing Missy Caulk and others getting from localism posts. Selling real estate is like growing a garden! - 07/20/09 11:33 AM
Every year for the last several I have grown a garden.
 
Growing a garden takes perseverence and hard work. Everyday I have to take the hoe and chop weeds and grass that is trying to take the nutrients from the plants. I could preach a sermon on this line of thought but I want this to take another direction. I also have to water the garden at least every other day to keep the plants alive until rain comes that makes the plants grow.

Looking to move from a heavily taxed state to lower taxed state? - 07/16/09 11:12 AM
The news today stated that many are leaving states such as California because of the heavy tax burden placed on residents.
I would like to personally invite those people to the state of Tennessee because we have no state income tax and the cost of living is one of the best in the country.  I would like to encourage you to move to west Tennessee and specifically to Dyersburg,Tennessee.

"Resurrected" group needs spiritually minded individuals! - 07/10/09 04:32 PM
Back when I joined Activerain in May 07 there was a group named spiritual rain. The name intrigued me so I went to the group and started reading posts and got hooked.
About a year later that group disappeared and as of today I still do not know why. I really loved the "christian" posts and encouragement many gave me in their posts.
I joined several other christian based groups but kept thinking that something was missing from Activerain. That something was the group Spiritual Rain.

A couple of nights ago, my wife and I drove to Henderson,Tennessee to Freed Hardeman University. This is where I graduated. My two daughters 12yrs and 15yrs old are there this week for "Horizons" which is a college for kids.
Each night the kids are required to go to the auditorium for signing and a lesson and we attended that with them. Some of the songs touched my heart. Here is one of them written by Rick Founds in 1989. Enjoy!

It appears that the real estate market in Dyersburg,Tennessee is starting to turn. I pulled the MLS data that compared Jan 1 - July 9th 2008 to Jan 1 - July 9th 2009.

Volume sold 09 ($11,311,050) vs 08 ($20,971,729)
Average sales price 09 ($104,731) vs 08 ($110,961) median sales price 09 ($89,450) vs 08 ($95,000)
Quantity active 09 (490 listings) vs 08 (644 listings)
From just these numbers the number of single family homes sales have dropped from last year by 81units

Have you noticed "no down time" at Activerain? - 07/07/09 05:03 PM
I joined Activerain back in May of 2007. Let me tell you I was a bit overwhelmed with information overload. There were(and still are) so many talented bloggers and real estate professionals. Because of the learning potential, I spent alot of time on Activerain mostly reading and trying to apply the new acquired knowledge.
With all the positives going on there was only one negative that affected me. Sometimes I would try to get on Activerain and the server would be down. Or, I would be finishing up a post and go to hit save and the server would be down.

Every year, many people come to Dyersburg,Tennessee to celebrate the 4th of July holiday with family and friends. Some of these people plan to move "back" to Dyersburg and they look around for houses while visiting relatives here.

After what has seemed as an eternity(actually just a few months) the real estate market here in Dyersburg Tn has turned the corner. We are still seeing alot of foreclosures but we are also selling "regular sale" homes as well.
Because Dyersburg is a regional shopping and business area, many people are still relocating to the Dyersburg Tn area for jobs.
I am seeing the biggest influx of new employees coming in to work at our local hospital. I blogged earlier about a new cardiac wing opening up so many are coming in to work there. I have personally worked with … (1 comments)

Today, I noticed that my secretary sent out a e-mail memo to all my agents but it had this scripture on it.

On June 29th, 2009 Carousel Realty and Security Bank teamed up and conducted a first time home buyer seminar. We had door prizes, food and refreshments.
Although we did not have a hugh turnout, the food was good and the different speakers were second to none. I introduced our different speakers beginning with Richard Boone from Security Bank.
