I am ready to declare that the Dyersburg real estate market is back and in recovery mode! Here is a post I did on my Dyersburg real estate market blog about the final numbers for 2011. I also did a post here on activerain detailing what happened in the Dyersburg real estate market in 2011.
Yesterday confirmed what I have already decided is happening in the Dyersburg market. Tammy Ladd from First Citizens National Bank Mortgage division came to speak at Carousel Realty's weekly training/staff meeting. She also brough us a delicious lunch compliments of First Citizens. Today in this blog post I am putting my customers and clients on notice. I am not going to take it anymore!
The real estate business has changed so much since I first became a Realtor back in 1992. The business has really become fast paced.
When a customer calls or texts or e-mails, they expect you to respond right then. I have accepted this challenge and pride myself in quick responses to potential customers inquiries.

Dyersburg Tennessee real estate sales are ready to soar with the bad weather behind us. The skies are blue, the flowers are blooming and spring is in the air.
Over the last 3 weeks there has been dozens of calls and inquiries about properties but since the bad weather most have not come out to look. My prediction is that will change and people will be very actively looking to buy their next home.

I have been encouraging my clients to jump off the fence and purchase a house with low interest rates and home prices at historic lows.
Over the last 12 weeks or so interest rates have been steadily climbing and home prices have stabilized here in the Dyersburg Tennessee real estate market.
We are seeing an influx of new jobs available in the Dyersburg area and there are new restaurants and stores getting ready to open here in the next 2 months.
All of my agents are busy assisting buyers and we have lots of pending home sales within our office.

I am not sure who opened up the faucet but it appears that the Dyersburg real estate market is "racing" in this last month of 2010.
Some of the activity is buyers trying to close before their great interest rate lock expires. In case you haven't noticed, interest rates have gone up almost a full percentage point in the last month.
Also, I believe some signs of life in the economy are making people feel better and I predict the real estate business in Dyersburg will continue to increase in 2011.

Every year, many people come to Dyersburg,Tennessee to celebrate the 4th of July holiday with family and friends. Some of these people plan to move "back" to Dyersburg and they look around for houses while visiting relatives here.
Last year, my websites, mikefrazier4homes.com, dyersburgrealestate.com, and dyersburgrealestate.info had record traffic from people looking to relocate to the Dyersburg area.
Many that come also jump on Google and search the term Dyersburg real estate or Dyersburg homes for sale. Not only do my websites come up near the top but many times one of my blogs like this one also pops up.

After what has seemed as an eternity(actually just a few months) the real estate market here in Dyersburg Tn has turned the corner. We are still seeing alot of foreclosures but we are also selling "regular sale" homes as well.
Because Dyersburg is a regional shopping and business area, many people are still relocating to the Dyersburg Tn area for jobs.

Over the last 24 months or so Dyersburg has experienced a housing slump which hit bottom about 2 months ago.
Activity has really increased in the last 2-3 weeks. We have had houses listed (that are priced right) that are starting to get offers and sometimes more than one at a time.
Almost all of my agents are busy showing properties and writing offers and many of these offers are legitimate offers that most of the time can be negotiated.
I will agree that there are some price ranges that are still slow ($150,000-$200,000) but for the most part I … (5 comments)

This morning when I got into the office I pulled up the solds for our MLS last week. There were actually 4 solds that came up for the last 3 days.
                                                    I did an analysis of this data down below
The house located at 225 Empire was originally listed for $154,000 and was on the market 231 days. This house was finally reduced to $149,900 and sold for $139,00 after closing costs were paid for buyer. This price is 95% of the state accessed value.

The results for the real estate market in Dyersburg and Dyer County is mixed according to the latest numbers provided by the Dyersburg MLS.
For the period from Jan1 to July 1 of this year, there were 284 listings with 155 of these sold(54.58%). For the same period last year there were 438 listings with 188 of these sold(42.92%).  This reflects an increase of percentage sold of about 11.5%.
Last year the sale price/list price ratio was 95.42% verses this year of 94.61%. I believe this in part reflects perhaps more foreclosures in the numbers this year. Last year … (0 comments)

Just wondering if other Realtors here are getting lots of requests to do free BPO's for homeowners looking to refinance out of a "bad" loan?
The latest request I got is for a lady who bought her home over 2 years and even borrowed more money to remodel it. The proplem she has run into is the "now" high interest rate associated with her mortgage.
I did not sell this lady this house or encourage her to get this b-paper loan. However, I am seeing many many in this same situation and I see it as one of our jobs as Professional Realtors … (8 comments)

dyersburg real estate: Dyersburg real estate market update for period ending May 15th, 2008 - 05/16/08 03:10 AM
For the last several weeks, real estate sales(in Dyersburg area) have been going up in numbers of pending and closings.
The sales numbers for Carousel Realty agents is up substantially from this time last year.  Last year our total sales numbers were $7,165,209 and currently our numbers stand at $4,020,890. If my projections hold, Carousel should sell about $9,000,000 this year.
What is driving this numbers? Just over half the sales currently are either REO owned property or bank foreclosures. Also, rental property is starting to sell. Usually rental property is the last to recover after a slowdown.

A few months ago, I wrote an article discussing the possibility of Tiptonville,Tn landing a new steel mill. Tiptonville is located about 18 miles north of Dyersburg,Tn. The Cates Landing site was one of four different locations being considered for this new steel mill.
Unfortunately for Tiptonville, their site was not selected. The new steel mill will be built near Blytheville,Arkansas. Blytheville is about 45 miles west of Dyersburg(across the Mississippi River). A few days ago, I did a blog post about two fantastic deals on Dyersburg foreclosures. That post can be reviewed here. 
In that article I mentioned that one or both would sell fast. The house at 1598 Fort Hudson listed came out last Friday at a price of $129,000. I had done an earlier BPO on that house and that came in at $150,000.

This morning I was reading the local newspaper  and saw that Dyersburg was listed as one of the top cities to retire to.
Several other news sources picked up this information and reported it. Among them were Fox Business News,Forbes.com and the senior Web Site Grand Times.
This story was based on information derived from The Council for Community and Economic Research. In my last post I pulled some data from my MLS concerning the Dyersburg real estate market and did a market report for the period from Jan 1, 2008-Feb 12, 2008. One of the last things I reported was on the "solds" sales price to list price ratio.
In that report, I pulled out the "solds" that were foreclosures and just looked at the "normal solds". I was very surprised at the results. Every 4-6 weeks, I pull data from the Dyersburg/Dyer County Board of Realtors MLS system and bring you my breakdown of activity for the Dyersburg real estate market area.
•1.)    From January 1-February 12th, 2008 there were 31 single family homes that sold within our MLS! For the same period last year there were 44.
•2.)    Of the "solds" for this period, 12 of these were foreclosures.
•3.)    The days on market average for all 31 "solds"  is 121 days verses 89 days on market last year for the same period.
