This is something we want to keep a close eye on so that you don't make the same mistake.

 

 

The homes currently on the Lake Winnipesaukee real estate market are very important in determining what your home is worth.  These homes are your DIRECT competition.  When pricing your home, you can either price your home to sell, or price your home to sell others.  In other words, if you price your home too high, you may be doing your competition a favor by allowing the buyers to see a better value in their home.  Buyers are going to view the homes that they see as a good value, and in this market they want to see the homes that are a "bargain".

 

After completing this research and viewing your own home I will come up with a suggested price range for your home.  When you decide to hire me to market your home I will need to do a Pricing Study frequently so that we stay on track.  So many sellers are starting their asking price too high and they have found themselves chasing the market down. This wastes YOUR time and money!

 

Here is a scenario for you to consider.  Mr. Seller interviewed a few different REALTORS who offered a Free Listing Consultation.  

 

Agent #1 said, "I suggest $500,000-$520,000."

Agent #2 said, "I suggest $550,000-$570,000."  

Agent #3 said, "I suggest $600,000-$620,000."  

 

Mr. Seller decided to hire Agent #3 because Agent #3 could get Mr. Seller more money for his home. After 2 years worth of showings, open houses, mortgage payments, routine maintenance and all the other costs and inconveniences of holding onto a home for 2 years, the home sold in the range that Agent #1 had suggested.  

 

This is a costly mistake that I will help you avoid.  Properly pricing your property is critical to successfully selling your home.

I think I have found my HAPPY Active Rain balance!

 

 

I have a crazy personality.  I get on these whims.  When I think of something that I want to do I jump in HEAD FIRST!!!  I am like a machine and once I get started I won't quit until I accomplish my goal.  Not a bad thing...I suppose, especially in real estate!

 

Well, I am finally relieved to say that I have found my happy Active Rain balance. When I first really got "into" Active Rain, it (I) was crazy.  My life was a blog...I mean, blur.  I even wrote a post about my addiction called "Blog, blog...everywhere a blog, blog!". I even saw the word blog everywhere I looked which was evident in my serious, turned comical post.

 

 

The funniest thing I ever saw was this video.  I was told it has been around the block a million times but I had not seen it.  So for all of you who are new to Active Rain and feel you may be finding yourself addicted to blogging, check out this HILARIOUS video!

 

 

My first Active Rain goal was to be #1 in my town of Alton, NH, which was pretty easy! With that accomplishment, I also became #1 in my county.  

 

My next goal was to pass the 35,000 point mark and I did that not too long ago.  Now, I am here to relax, enjoy and play in the rain. It's all about fun now.  I am so excited.  Now I can post when I want to post and read when I want to read.  No more self-inflicted pressure.  

 

My state has AMAZING bloggers that I am comfortable not trying to catch up too!  They deserve their current ranking and I don't intend to even TRY taking it away ever!  In fact I love reading and learning from their posts. I am just here to network, learn, and inform consumers about my real estate market.

 

Like Monika McGuillicuddy described in her recent postabout bloggers being transparent, "Be yourself and let that inner voice be heard, let it shine through."  This is my intension for Lake Winnipesaukee News and Views-Real Estate Blog!  If you read my blog you will find the real me. I still love blogging, to say the least. But now, it isn't so much about the competition- it's about just writing because I love it!

Try this FREE creative marketing idea!

I have been wanting to do a newsletter for some time for my friends in the Lake Winnipesaukee area of New Hampshire... But we all know the drill.  In today's market who would want to pay for postage for another mailing when the internet is right at our fingertips?

 

I realize this isn't a new concept but I wanted to share how I did it for FREE!  There are many sites out there to help you create an e-Newsletter but from what I found, it costs you. When I started researching this the last thing I wanted to do as a newer agent was to add another expense to my budget, so I found a way to get creative.

 

At my personal websitewhich is a Point2Agent website, I created a hidden page.  I created a template that I will use monthly to update my SOI and past customers/clients on what is going on in the towns in our market.  My e-Newsletters gives specific information broken down by town, including listings that are new to the market in that month, as well as properties that have sold.

 

 

My monthly e-Newsletter will feature one home a month with a link that directs them to a property specific website (which of course all my personal listings will have).

 

I have also asked a Professional Interior Designer, and a Senior Loan Officer in my area to contribute a small article per month.  They were more than pleased to take part. I am sure this list will grow.

 

Included are all the links to all my ActiveRain posts for the previous month.  I did this by going to my blog.  In the right sidebar are all the posts that I have written categorized by month.  I click on the month and copy and paste the page into my e-newsletter.  This will lead them to my blog and hopefully gain some new readers.

 

I have only sent out one e-Newsletter so far and I do expect that it will improve and develop over time.  I just thought I would share with you a FREE way to keep in contact with people in a way that they both appreciate and find useful.  I have had some great feedback.  I sent an email to everyone linking them to my hidden page.  I capture ALL email addresses that I receive and add them to my e-newsletter distribution list.  The people who receive it, but would rather not, can unsubscribe whenever they choose.

Oh, the DRAMA! Happy Easter!

 I have never really been into the drama of life- if it is a choice.  Sometimes it isn't a choice, I realize, but often it is. I run from it.  Not because it intimidates me or that I am weak.  It is because I CHOOSE not to let my life be overtaken by things that really don't matter.

 

Some people choose to seek out drama and then thrive on it.  To me it is exhausting and it isn't worth spending my time and energy on.

 

I am a fairly private person.  I don't like to share my "dirty laundry" and certainly don't like when people in my life try to "clean MY dirty clothes" for me.

 

I was reading Adam Waldman's post the other day  In The End...It Doesn't Even Matter  I guess- I KNOW, this is my philosophy as well.

 

Today is Easter... now, that is a drama in itself.  But it's not made up drama, it's real!

 

In the end, there is only one thing that really does matter. There is some good stuff that life allows along the way, but it is only the beginning.

 

So, in the end, how do you feel about drama, the kind where people witll either read (in the case of a post/blog) or see into things, "stuff" or intentions, that really aren't even there?  Do you run or do you thrive?
