I was asked recently about the real estate market in Belknap County and how it was fairing in this seemingly "tough market". Most consumers don't realize how good we have it here in this part of New Hampshire compared to the rest of the nation. Real estate markets are local and according to the following statistics Belknap County is doing pretty well. 2006 2007 Average list price: $346,004 $388,318 Average sale price: $328,694 $365,501 Median sale price: $238,000 $238,700 Days on Market: 123 140 Transactions over $1,000,000 31 36 So what does this mean? When comparing November 2007 closed transactions to the booming real estate market of November 2002 in the Lake Winnipesaukee area of New Hampshire, the differences are many. The number of closed transactions is down 26 percent for the month of November. In November 2002 there were 142 transactions compared to that of 105 November 2007. Averages are way up however. The average listing price of a single family residence in Belknap and Carroll Counties in New Hampshire is $411,781 compared to $273,764 five years ago. The average sale price in November 2007 is $379,041 compared to November 2002 when it was $262,243.

What is happening in the real estate market in the Lake Winnipesaukee Region of New Hampshire? Here are the statistics! GOOD NEWS FIRST: The average sale price of a single-family residence in Belknap and Carroll Counties has increased 7.15%! In October 2005, the average sale price was $342,115 compared to $366,602 of October 2007. 123 was the number of closed transactions in October 2007. This number was WAY down from October of 2005 in which month a whopping 221 transactions closed. The number of closed transactions for Belknap and Carroll Counties saw a slight decline from 164 in September 2006 to 160 in September of 2007. Despite the number days on market increasing 20 days to an average of 130 there was some positive news being that the average sale price rose from $354,161 in September 2006 to $348,085 in the same month in 2007. Pending sales, however were down to 112 from 140 in September 2006 leading us to believe that there is not much improvement in the Lakes Region real estate market in the near future. Although the average listing price and average sale price has increased from Agust 2005, you can see that all the other categories have changed dramatically for the worse. Lakes Region 5/6/07 The Luxury Home Market is abundant with lavish listings. In Belknap and Carroll counties the availability of an upper tier $600,000 or more property is up from April 2006. The median list price of these properties however, has decreased $258,000. With a median list price of $1,190,000, seller's expectations are becoming more sensible resulting in asking prices that are more realistic. In April of 2006, the most exclusive single-family residential property in the Lakes Region was listed in Moultonboro for $3,295,000.
