lakes region: The Day Before My First Birthday... - 11/17/07 02:28 PM
I did it!  One year ago on November 7, 2006 I got my New Hampshire real estate license.  At that time I made a very short business plan with about 10 small items that I wanted to accomplish in first year of business.  One of these items was to become a designated Graduate, REALTOR Institute (GRI).  One year later on November 6, 2007 (the day before my first birthday in real estate) I accomplished my goal and it feels great!
Ok, I know...enough about me. What does that mean for you the consumer?  Lots!
First, it means I set my goals and I don't … (20 comments)

On November 6 approximately 320 people filled the school gym in New Durham to learn about the proposed 157 unit subdivision.
Residents watched an hour long presentation followed by a time of Q&A.

The project is proposed to be an open space conservation subdivision.  This means that there would be a minimum of 50 percent of the subdivision would be preserved as open space.  McNeill, the attorney for Red Oak Ridge LLC, said that they would preserve at least 75 percent of the 2038 acres as open space.
So what will this development look like?

lakes region: You're so Vain, New Hampshire!!! - 11/12/07 05:46 AM

I was just watching our local news on WMUR and it seems we are a little vain here in New Hampshire!  According to the statistics we are the second highest state for the number of vanity license plates.  14% of New Hampshire is driving around with personalized plates on their cars.  We follow Virginia at 16%. The least vain state? Texas.
FYI: In my household we have 2 cars and yes, 2 vanity plates. Hmmm, maybe I am a little vain!

Hello!
I am a new member of the Luxury Home Marketing Group from the beautiful Lakes Region of New Hampshire. My market consists mostly of second homes, a lot of them being on the largest Lake in our state- Lake Winnipesaukee. It is an amazing place to live.
I just wanted to introduce myself to the group because this is where I plan to spend a lot of time.  I obtained my license last November. In April I invested in myself and flew to Fort Lauderdale to take the CLHM course.  Currently there are only 8 members of the Institute in my state so … (10 comments)

lakes region: Lakes Region Real Estate Update for September 2007 - 10/24/07 12:02 PM
The number of closed transactions for Belknap and Carroll Counties saw a slight decline from 164 in September 2006 to 160 in September of 2007.  Despite the number days on market increasing 20 days to an average of 130 there was some positive news being that the average sale price rose from $354,161 in September 2006 to $348,085 in the same month in 2007.
Pending sales, however were down to 112 from 140 in September 2006 leading us to believe that there is not much improvement in the Lakes Region real estate market in the near future.  None the less, inventory is still at a record … (0 comments)

lakes region: So you Think You're Trendy? - 06/01/07 02:14 PM
Today's Luxury Home Market trends may be surprising.  The affluent homebuyers are paying extra for their home to be livable and inviting.  The theme of these trends seems to be "Simply Luxurious".  The modern and contemporary style is "in". Cleaner lines and simplicity is winning out over the more traditional and ornate.
So what are the big trends when it comes to new homes in the $1,000,000+ range? We will start with the basic. Specialty rooms are must-haves.  How about a yoga room for her or a gentleman's retreat for him?  You name it; there is a room for everything.   You may … (0 comments)

lakes region: LAKES REGION LUXURY HOME REPORT - 06/01/07 02:03 PM
Lakes Region 5/6/07
The Luxury Home Market is abundant with lavish listings.  In Belknap and Carroll counties the availability of an upper tier $600,000 or more property is up from April 2006.
The median list price of these properties however, has decreased $258,000. With a median list price of $1,190,000, seller's expectations are becoming more sensible resulting in asking prices that are more realistic.
In April of 2006, the most exclusive single-family residential property in the Lakes Region was listed in Moultonboro for $3,295,000.  When the property closed on the 25th of that same month, it sold for a 17% less amount at  … (0 comments)
