I was asked recently about the real estate market in Belknap County and how it was fairing in this seemingly "tough market".  Most consumers don't realize how good we have it here in this part of New Hampshire compared to the rest of the nation.  Real estate markets are local and according to the following statistics Belknap County is doing pretty well.

I did it!  One year ago on November 7, 2006 I got my New Hampshire real estate license.  At that time I made a very short business plan with about 10 small items that I wanted to accomplish in first year of business.  One of these items was to become a designated Graduate, REALTOR Institute (GRI).  One year later on November 6, 2007 (the day before my first birthday in real estate) I accomplished my goal and it feels great!

 On November 6 approximately 320 people filled the school gym in New Durham to learn about the proposed 157 unit subdivision.
Residents watched an hour long presentation followed by a time of Q&A.
 
The project is proposed to be an open space conservation subdivision.  This means that there would be a minimum of 50 percent of the subdivision would be preserved as open space.  McNeill, the attorney for Red Oak Ridge LLC, said that they would preserve at least 75 percent of the 2038 acres as open space.

new hampshire: Property taxes will increase in New Durham, NH in '08 - 11/15/07 05:26 PM
 
New Durham residents will soon be seeing an increase in their property taxes.  The selectman received confirmation from the New Hampshire Department of Revenue Administration at their meeting on November 5th.
Last year the New Durham tax rate was $16.86 per thousand.  This number has increased 8.2 percent this year to $18.24 per thousand.  On the average $250,000 home that is an increase of $345 a year!
 
Where was the increase?
The combined local and state school portion was up 57 cents or 5.9% from 2006.
The town portion of the tax was up 59 cents or 11.4% from 2006.

Wednesday evening, November 14, at Alton Central School, parents and children in grades kindergarten through fifth, are invited to attend a Literacy Extravaganza. 
The evening will start off with a free pizza party from  5 to 6 pm.  This will be followed by entertainment from 6 to 7 pm by storyteller and pupet performer Martha Dana for children in grades K through 2 while children in grades 3 through 5 will listen to stories told by Ms. Quintano.
Professor Donna Ciocca of Southern University will speak to parents about reading to your children,

new hampshire: New Durham Subdivision Will be reviewed on November 6th - 11/10/07 06:39 AM
The New Durham planning board will be reviewing the plans of a new 157-unit subdivision in New Durham on November 6 at 7 pm in the New Durham School gym.
If the plan is approved this subdivision will cover 2000 acres east of Merrymeeting Lake.  The new road would connect Birch Hill Road to Coburn Woods Road.
A large turnout is expected at this hearing and all attendees will have a chance to speak.  The applicants will have the opportunity to give a brief general presentation followed by questions from the board.  The abutters and department heads will be able to speak after … (0 comments)

new hampshire: Lakes Region Real Estate Update for September 2007 - 10/24/07 12:02 PM
The number of closed transactions for Belknap and Carroll Counties saw a slight decline from 164 in September 2006 to 160 in September of 2007.  Despite the number days on market increasing 20 days to an average of 130 there was some positive news being that the average sale price rose from $354,161 in September 2006 to $348,085 in the same month in 2007.  
Pending sales, however were down to 112 from 140 in September 2006 leading us to believe that there is not much improvement in the Lakes Region real estate market in the near future.  None the less, inventory is still at a record … (0 comments)
