In case you aren’t familiar with Zillow Showcase Ads, they are ZIP-code targeted ads that can be updated at any time. Showcase Ads are very effective for agent advertising.
Zillow makes money by selling ads on the site. But, to be a successful media company, they need to make sure their customers are realizing success with their ads.
It is important to look at what the best-performing ads look like, and the lowest performing, because ad content is crucial to performance.
 
Actually, these findings can apply broadly to any advertising campaign, not just those on Zillow!

At first, when various sites began "feeding" or sending information to Zillow, we got excited. It seemed it would be less work and save our clients money. Just let your listings automatically "feed" through to Zillow, it seems like it should be so easy. We have found some thorns on this rose since then, and I'm sure others are experiencing the same thing. Many of our clients have their listings feeding into what Zillow calls "dummy" accounts. zillow: More Zillow "Zestimates" Advice - 08/31/07 10:50 AM
As you know Zillow bases their "Zestimates" on public records. With that said, I'm sure you are also aware that not all "Zestimates" are correct. While adding your listings "For Sale" on the Zillow site helps to move the published Zestimate to a less prominent spot on the page, it does not eliminate the Zestimate all together. With that said, you or your seller are able to create a new Zestimate based on additional facts such as updates that may not be in public records, you can also associate different comps that directly relate to the home's value.
