1. Historical Town- The Tudor building in this photo was a result of English settlers who first opend a general store and post office in 1910. Named after Hollister, CA the bithplace of the daughter of one of the founders. When the railroad came in, it was very busy little town and noted as the first place to bring visitors to the Ozarks. This is where it started!

2. Artsy and Creative- you could spend the day here-there's music shops, antiques, art galleries, hobby shops, just to name a few.

3. Good Food-Vintage Paris has coffees and wine tasting, the Pub at The Olde English Inn looks busy which is a good sign. Just a short distance from this area is some of the best Pizza in town-Pizza by the Chef, and some of the best steak to be bought is at Harter House-one of the best markets around!

4. Away from Branson but close enough.- If your looking for a place where you don't have to get on Hwy 76 in Branson to do the daily things- Hollister has just about everything you would need. But if you want to catch a show or go to the mall, you just have to cross the bridge!

5. Close to the Lakes- Lake Tanycomo actually divided the two towns of Hollister and Branson, so there are many homes that are water front on Taneycomo, and Table Rock Lake is just a few min away. There's also several homes and condos on Table Rock or with views that have a Hollister address. The water is close and convenient!

6. Laid Back and Friendly- When you're in Hollister you feel at ease with getting around, traffic is minimal. With new roads and improved bridges over the past couple years it's much easier to get around. You're away form the tourist environment and it's just a normal place to get business done, and yes most everyone I know at the bank or the store are great to see every week!

7.Easy Access to Medical/Doctors- Skaggs has a very nice medical family care clinic on Birch Rd and Hwy 65.

8. A growing community- The 2000 census was 3,867, in 2010 it was 4426. If you see a good piece of real estate in Hollister, buy it because it will keep growing!

9. Improved Schools- Hollister has grown and so have it's schools, with new building and sports programs that were not offered before. Also Hollister still has a small town feel, and schools are not overwhelmingly large.

10. In the heart of the Ozarks- Great location, easy to get to Harrison AR, Branson, Forsyth, Springfield, and all the lakes.

Branson Tornado Update

Hi Everyone,

I've received several e-mails over the past couple days, and wanted to say thanks for your concern and well wishes!

It was quite a shock to hear that a F-2 tornado had hit the Ozarks and Hwy 76 in Branson at 2 in the morning when no one expected it. Since we never have had an actual tornado in the area since the 1960's it was very hard for us to believe our eyes the next day. The tornado had skipped about and took out a couple of our older hotels west of the Titanic, a couple T-shirt stores in that area were destroyed, several other buildings were damaged.

Just two days later it's encouraging to see just how quickly people in the community have to come together to clean up the debris. As I was driving down the 76 strip today you could hear construction workers swinging their hammers, "we're open!" signs along the road, streets were getting cleared and Branson Landing was already cleaned up and open for business. I think Branson will come back better than ever in no time. I've been taking lots of pictures and will try to get my facebook and you-tube updated so you can see the progress. Just wanted to let you know everything is ok, and I hope to see you in Branson again!!

Branson MO Forclosures are Selling Faster!! Act Now!

There have been 127 homes that have sold on the foreclosed market in the past 3 months in the Branson area and they are selling faster than ever before!

The reason being is not the shortage of them. In fact we have at least 2 everyday listed. The buyers are getting quicker and taking less time to make up their mind. For example I had sent out a property to prospects the same day it was listed, as I was emailing, the listing agent was writing a contract and two other agents were driving out to see it with their buyers. Kind of a "rat race"!

So there you go, it was gone within the day. There are more buyers just like you who want a deal and they are lined up for these babies.

5 Tips on Buying A Foreclosed Home In Taney County

I've sold several foreclosed homes to buyers over the past year, and now I hear there's another wave of them coming? So I thought I should write a little about what I know of buying a foreclosure in the Branson/Taney County or Stone County area. There is a certain mindset that makes buyers more successful, if you can stand it!

1. Don't be afraid of dirt, mold, and whatever else is lurking in the corner: Think about the previous owner that occupied this home. They probably bought this house during the real estate frenzy a few years ago when anyone could buy and everyone qualified, and lenders were making the big bucks-soon the times changed and this buyer is working two jobs to pay his mortgage and make a living. Do you think he had time to clean his house and maintain it? No. All the lower end foreclosed homes have the same dirt and same smell and the same lack of care. This is normal...(for the most part.)

2. Be prepared to see leaks and water damage: If a home has not been maintained properly sometimes you have cracks that are not sealed and roof damage that was never repaired. Or, like most foreclosed homes after the owner is out sometimes it takes a good six months or more for the home to come on the market. This leaves a home exposed to the elements of heat and cold-pipes bursting in winter, or broken windows and doors blowing open letting the birds in to live( just saw it this week!)

3.NO DISCLOSURE: Pretty simple you have no information about the home besides what you see. No history of who lived there, what was replaced or repaired, or any other information that most buyers would want to know to make them feel at ease.

4. The price is right- Most of these homes are priced so low there is no more room to bargain. In the Taney/Stone county area most foreclosures are just knocking the price down a few thousand. So if you're looking at 99,000-expect you may get it for 95,000.

5.Don't expect perfection and watch out for tax liens: Not all foreclosed properties are horrible, actually I've shown several that are in great condition and like new, especially if it was a second home or vacation home. But usually there's always something. Again think of the previous owner-some owners can no longer afford to pay their property taxes or federal taxes. When the home is listed for sale sometimes you don't know about the tax liens until the title search is done and the title can not be transferred. This can really take the wind out of your "sale":)

With the current housing market today, sellers need to be creative in how they market their home. Today's market is different, there are too many homes flooding the market, and competing with foreclosures seems to be every seller's reality. What will sellers do differently to bring buyers in?

Here are a few different ways to market your home for sale:

1. Price it right, although you may need to walk away with less you can turn around and buy a good deal.

2. Use social networking sites like Facebook and Twitter to direct people to your site.

3. Make sure your sign looks good, not growing mildew and drooping and sagging and looking sad.

4. Make an interesting video and post to YouTube or Flickr and your website.

5. Be open to owner finance or lease/options

6. Post Ads on Craigslist daily or weekly.

7. Hire an agent that has a good buyer client base.

8. Offer cash incentives to other agents/like agent bonus of $1000.

9. Deep clean your home, and eliminate clutter, including the front of your fridge!

10. Be positive!! Positive thoughts turn into positive actions, this will show in how you keep and market your home. Buyers get tired of seeing run down dirty homes even if they are a steal. The "little things" can certainly add up!

Wonderful fishing and cool breezes, pontoon boats slowly drifting with the current, a very peaceful quiet area of Branson that was originally the White River before the dam was built. Now stocked with trophey winning trout, many are interested in retiring on Lake Taneycomo. With recent flooding in some areas is has been a concern for property owners, but there are many areas high on a bluff and out of a flood plain, and homes for sale along the bluffs providing breathtaking views. Lake Taneycomo is a man-made lake or reservoir on the White River in the Ozark Mountains of Taney County, Missouri. The reservoir is named for the county in which it is located: Taney County, MO.Lake Taneycomo originated when the White River was confined by the completion of the Powersite Dam, near Forsyth, Missouri, in 1913.^[1] From 1913 until 1958 it was a warm water lake. In the 1930s, tourists began to be drawn to the lake and its nearby communities, Branson and Rockaway Beach. The completion of Table Rock Dam in 1958 changed the source of water to Taneycomo from that of the White River's flowing waters to the bottom tailwater of Table Rock Lake from the dam spillway and made it into a cold water lake. The clear cold waters from the deep tailwaters of Table Rock Lake pour out of the dam into Lake Taneycomo. In 1957, the Missouri Department of Conservation constructed the Shepherd of the Hills Trout Hatchery.^[2] All methods of trout fishing — fly fishing, artificial bait, and live bait fishing — may be used year-round to pursue trout that inhabit the waters of Lake Taneycomo.

Lake Taneycomo has the characteristics of both a river and a lake. The shallow colder water, located near the Table Rock Dam, averages 48 degrees F, resembles a river and permits wading and bank fishing for trout. The average temperature of the water gets warmer and the depth of the lake deepens to more than 50 feet (15 m) near the Powersite Dam in Forsyth. When Table Rock Dam is generating power its current is very strong throughout its whole length, its water temperature drops, and for all practical purposes it becomes a very deep, cold, fast running river. Exactly how deep, cold, and fast depends on how many generators are being used to generate electricity at Table Rock Dam.

Lake Taneycomo offers a variety of recreational activities including hiking, sightseeing, hunting, fishing, swimming, boating, and water skiing. People accessing Lake Taneycomo are able to visit area restaurants, accommodations, shopping, and shows in the Branson area.

Paradise Point Condo For Sale Walk-In Unit Building 8 Table Rock Lake

Just listed today a unit at Paradise Pointe in Hollister MO, very close to Branson. The owners are selling because they have already purchased another condo and are not using this one. Most of Paradise Point has been sold to Blue Green Resort a timeshare company. This is the only building that is private, meaning that there are no rentals allowed. It has all the luxury you would expect-granite counters, stainless appliances, lake front and pool show here...

It was built in 2007 and the owners bought it new-they have hardly used this unit and it is like buying a brand new condo. Priced at $275,000 it is very comparable to one pending right now in the same building (building 8). This unit is number 203 which is walk in no steps!!
