Changes To The First Time Home Buyer Home Buyer Credit Affect Many  
The First Time Home Buyer Credit has been changed and is now not only for First Time Home Buyers, but for qualifying existing homeowners as well.  
The criteria for the First Time Home Buyer remain essentially the same, may not have had an interest in a principal residence for three years prior to the purchase.  The income limits, however, have been increased to a Modified Adjusted Gross Income of $125,000 for a single person and $225,000 for a married couple.  Above that it phases out allowing for partial credit.  … (1 comments)

Carson Valley
The Carson Valley in Northern Nevada has the drama of light and shadow in all seasons. The Sierra Nevada range rises straight up from the valley floor. I liked the brightness of the cottonwood trees and desert Rabbitbrush up against the blue-purple mountains on this fall day.

I Love Football!

Jim and I have been intimately involved with our Local Pop Warner Football Organization for 21 years! 
I'm on the Board of Director for Douglas Pop Warner.  I'm Secretary for our Northern Nevada Sagebrush Empire Conference!  I have grandsons playing Mitey Mite and Pee Wee football this year, each for their fourth year starting in August.  I know Football!
I'm not a purist and I'm not a professional or college expert ... But! ... What I really know is that "Halftime Is Over", and "It's A Whole New Game!"

Today was a really good day!  Very satisfying in many ways and the epitome of why I continue to do what I have done for over 30 years!
I started the day by meeting buyers for a final walk thru on the exciting new home that they are about to close escrow on.  They were like kids on Christmas morning!  Looking at and admiring their new home ... planning the arrangement of the new furniture and deciding if the new flooring they want to buy will really be exactly right.  As we were getting ready to leave they even took time … (3 comments)

There are upsides to this real estate market!
While the present economic situation is causing heartache and pain for many ... there are some silver linings to these dark clouds. 
Our youngest son, turning 22 in June, is about to close escrow on a wonderful home.  He and his two friends - hence the "Three Amigos" will be moving next weekend into a very tidy three bedroom home in Carson City, Nevada.
