Actually ... The bank was wonderful.  Attentive ... Helpful ... Responsive! 
They answered my Equator messages in a timely manner and - shocker of shockers - they even answered their phones! 
I had an issue that required a specialist and he was exemplary.  Worked hard to solve our problem, got us expert advice, and did everything he could to make our transaction close. 
I'm working on several Bank of America short sales and I'm delighted to say that I'm finding that all of them are being handled just as efficiently and professionally!

Short Sales in Northern Nevada are here to stay ... for awhile.  While they are here we should all learn to deal with them to accomplish our goals.  Real Estate Agents need to serve their customers, Sellers need to sell, and Buyers want and should make a good purchase.  The Short Sale has become a reasonable way to accomplish everyone's objective when done right.  Do it the smart way.

It's all over but the closing! 
It's been a long long road.  I had a great Seller ... she hung in there with me and helped every way she could. 
The Buyer ... who is a very prominent broker from another office in town, was great!  She stayed the course and allowed us the time we needed to get this loan approved!
We started this process on February 25, 2009.
Four Months For Approval! 
For All of you who are hesitant to tackle this process ... There Is Hope!

It's An Emotional Rollercoaster!  Lately I'm looking At "Short Sales" In A Whole New Light!
It's really heart breaking to speak with some of the homeowners that are facing a foreclosure or ... at best ... a "Short Sale". 
Got a call from a young engaged couple, actually from the future husband ... the wife was too upset to talk!  They had just been to see a lender to see about a refi of their existing mortgage to save their home.  The stumbling block?  Their home is worth about 60% of what they owe on it!

If you owe more than your property is worth, you have as a Distressed Property.  Until recently, working with Distressed Properties was fraught with peril for agents, and owners were often told to "let it go", ie.- stop making payments and let the lender foreclose.  We'll spare you the horrific Short Sale experiences as well as our speculation as to why the lending industry was so slow to adapt to the need to cooperate with home owners and their agents.  Times have changed and Short Sales are now viable and should be given serious consideration.
