We just looked at a house today in Dayton, Nevada that is a screaming deal ... as is most of the Dayton, Nevada market.  
Lovely 2100+ sq. ft. home on a 1/3 are parcel in a new neighborhood, less than 5 yeas old, stucco exterior, living room and family room with fireplace, vaulted ceilings, large kitchen, tile and gas, giant master bedroom with lovely luxury bathroom, big family bedrooms and an oversized 3 car garage.  
We had a similar model on the market in 2006 for $342,000 ... price today???  $165,000.00!!!

It's 3:45 AM and here I sit ... thinking, thinking, thinking!   Thinking too much no doubt!  Yesterday I got a call from a friend, another agent, she called to tell me that a mutual customer of ours shot himself ... dead ... couldn't take the stress anymore.  He left behind a wife of many years, grown children, and grandchildren.

One man's fortune is another man's loss.  That describes today's real estate market.  Unfortunately, we've noticed that many people are getting locked up and not taking action.  This is most interesting since the market has swung dramatically and there are opportunities for Buyers that were non-existent just a few months ago.  They will not be beneficial to Buyers, however, if Buyers don't buy.  It's just like Sellers that didn't sell at the height of the market ... they bemoan their "losses", but they never had the gain because they didn't sell when the market was high.  Buyers that don't buy now … (2 comments)

It depends on your Sale Agreement, the nature of the items you are being asked to repair, and your motivation to close your escrow.  Here's what we mean.  Your contract likely has several paragraphs that address inspections, repairs and the condition of the property.  When the inspections are completed the Buyers, together with their agent, will prepare a list of items that they want the Seller to repair.

Sounds like you have an astute business person for an agent... congratulations.  We have often discussed the agents that will list at any price because they are either:  a. ignorant and thrilled to finally have a listing to work on, or b. they are going to take the listing and beat you up week after week for a price reduction.  The smart agent knows that an overpriced listing won't sell, and ultimately it will have a detrimental impact on the Market and the property itself.

I'd really like to know which "Pay for Referral" services AR Members have found to be valuable and worth the cost and which services are Shams and Rip-offs!
I recently joined Reply.com ... a referral service that gathers leads and sends them out to agents in the local areas for a fee.  It sounded wonderful ... the theory is.  Yet, what I have found is that the leads are gathered from a huge variety of sites and many of them aren't really viable real estate leads.

I think I've unlocked the secret to actually making money with short sales!  I've worked hard all year on a variety of "Short Sales" with a variety of circumstances and a huge variety of lenders. 
After 6 full months of diligently pursuing the listings, contacting the lenders, presenting the offers, thousands and thousands of pages of faxed and re-faxed contracts, and following through with the escrows:  these are the final results ... ( Drum Roll Please!!!)
  7  Short Sale Listings.
11  Offers to Purchase.
  8  Accepted Offers that were submitted to Lenders.
