nevada real estate: In a Real Estate Contract ... When In Doubt Disclose - 02/04/12 10:26 AM
In a Real Estate Contract ... When In Doubt Disclose
What might be noise to some ears is music to others. That includes kids at play – some people chuckle at the sound while others groan.  If you have rambunctious young neighbors with particularly noisy roosters ... should you disclose it to a prospective Buyer?  You don’t know what your Buyer’s reaction may be so we believe you should disclose all such tranquility anomalies. We are asked on a regular basis what should be disclosed.  It is human nature to want to rely on the “Caveat Emptor” philosophy used for … (7 comments)

nevada real estate: Real Estate Counseling, Still Necessary? ... Yes! ... Today More Than Ever! - 05/25/11 09:50 PM
Real Estate Counseling, still necessary?  Yes, today more than ever!
Many people think that they should only call a real estate agent when they are ready for action, to sell or buy ... including a lot of agents.  In reality, good real estate practitioners will avail themselves to you for personal real estate counseling, especially in today's market.  If you have a relationship with a real estate agent then you should be comfortable meeting with your agent to brainstorm your options to hold, sell, buy, divide, etc.  A meeting can be a phone call, lunch, or face to face at the … (2 comments)

nevada real estate: The M's of Real Estate ... Nevada Real Estate Today! - 11/30/10 10:35 PM
The M's of Real Estate ... Nevada Real Estate Today!
There are many M's in real estate today.  The Big Three M's are familiar, yet mysterious to many.  The first you'll typically encounter is Modification ("Mod"). A Loan Modification is a permanent change in one or more terms of a loan.  Your Lender will contact you when your payments stop arriving, and they'll suggest that you apply for a Loan Modification.  Loan Mods let the loan be reinstated from foreclosure status, and adjusts the payment so the borrower can afford it.  Even though you may be contacted by your Lender to … (1 comments)

nevada real estate: Rumors, Gossip, and Nevada Real Estate - 10/29/10 12:56 PM
Rumors, Gossip, and Nevada Real Estate
Traveling East one year to show ranches, we fueled up in Austin, Nevada.  On entering the gas station Jim heard the clerk say, "I don't want to hear that, I don't gossip." to which the speaker replied, "It's not gossip, it's just what's going on around town!"  True story.  What's going on around town certainly isn't always gossip and rumors, but often it is.  Real estate has a way of initiating much of both. There have been a lot of real estate headlines lately that have caused a lot of speculation and ... rumors.  As the … (1 comments)

As A Home Buyer in Northern Nevada ... Keep Your Eye On The Goal !
Real estate is personal, it's about what your wants and needs are.  Despite what you read, see, or hear in the media, or at the water cooler, be sure to understand that those comments may, or may not, apply to you.  What do really want?  If we all had the same wants we'd all drive the same car, wear the same clothes, and live in the same two story home.
Your real estate endeavors are really about you ... and only you.  It doesn't matter what your neighbor … (0 comments)

nevada real estate: Physical Disclosure on Forclosure Property - 09/05/07 10:35 AM
I'm going to bid on a foreclosure property ... how do I know its physical condition? That is one of the inherent risks of buying property at foreclosure auctions ... you generally don't know the condition - especially the interior. If the property owner still occupies the property you can't access it unless it is listed for sale and you can set up a showing. If it is vacant you might be able to peek through the windows, but you are technically trespassing. Generally, you are buying the proverbial "pig in a poke".The Lender doesn't own the property until after the foreclosure, … (2 comments)

nevada real estate: Where have all the buyers gone? - 09/05/07 10:18 AM
We're on the market but aren't getting showings ... where are the Buyers? Our initial response is to address your price ... are you priced right? That is elementary and essential. Assuming your price is right let's look at today's Buyers. Buyers today are very informed. They generally know the market, what is going on in the community, what is going on in the financial/lending world, and the many other factors that can affect market dynamics. This information is available on the internet, in print publications, and other media. They know what is happening so-o-o ... "Where are the Buyers?"There are Buyers … (1 comments)
