Found a Great Deal on a Foreclosure! Still do an Inspection! - 04/30/09 03:30 PM

Housemaster, a home inspection franchisor, reports there are abundant opportunities for qualified homebuyers in the current real estate market - triggered by a 28% rise in foreclosure activity from last year. While President Obama's $75 billion loan modification and refinancing Homeowner Affordability and Stability Plan will help as many as 4 million struggling homeowners, it won't save everyone from foreclosure resulting in prime deals for qualified homebuyers.
There are many great deals to be had in the current environment, it is important to note that proper preparation is key to successfully navigating the foreclosure market. Working through the intricate foreclosure … (2 comments)

When Life Gives you Lemons.... - 04/30/09 02:53 PM

Believe it or not there are a lot more uses for lemons other than in the kitchen or lemonade, the gift for its' many uses is in the natural acid found in the fruit. Here are a few...
•1)      Antiseptic/Deodorizer: Lemon juice is a great choice for deodorizing counter, cutting boards, etc. The acid in lemon juice kills mold, bacteria and germs. (Be careful of granite or high end counters, as the juice could dull these surfaces).
•2)      Microwave Cleaner: Put a couple of slices in a cup of water and boil.  Use a damp cloth to wipe down; the … (1 comments)

Looking for Something New and Different to Spice up Your Living Space? - 04/30/09 02:27 PM

Looking for something new and different to spice up your living space? Perhaps by adding a multiuse "conversation piece", there will initiate a lively discussion at your next cocktail party. Here is a possible solution, California based Motorart is transforming furniture and using the most usual supplies...junk aircraft. The company buys up everything from World War II plane parts, fighter jets and even modern jet parts. They then transform them into furniture. Anything from desks, tables, couches, chairs, etc. It is referred to as "Industrial Chic". Furniture this year is flaunting their rivets, welds and mechanical origins. So I guess … (0 comments)

Could Proper Tire Pressure Save You Gas? - 04/30/09 01:57 PM

A resolution was adopted this week, by the Air Resources Board, requiring all auto repair shops to check the tire pressure every time drivers bring their vehicle in for repair or smog tests.  According to board members, mandating properly inflated tires will reduce fuel consumption saving 75 million gallons of gasoline each year state wide. In additional, this will reduce green house emissions, hopefully making the air we breath just a bit cleaner.

Is there a rainy day in your personal employment future? - 04/29/09 02:06 PM

Is there a rainy day in your personal job forecast? That wouldn't be surprising - not with unemployment rates in double digits in several states, 8.2 percent nationwide and widely expected to hit 10 percent or higher by next year.
So with all this uncertainty, who can think of buying a home???
Washington based The Rainy Day Foundation is now offering job-loss protection coverage and homebuyer financial counseling through approximately 100 builders and lenders across the country, plus two large real estate brokerages, according to CEO Rick Del Sontro
Here's how the Rainy Day plan works: Consumers purchasing homes through … (2 comments)

Going Green--By Order of the Law! - 04/25/09 03:23 PM

In San Juan Capistrano, four homes are currently being built with solar panels in order to be powered by the sun.  These for homes are only a few of the first 1 million to be built by the year 2018, as part of the Million Solar Roofs law.
Some highlights of this law include:
Mandating that solar panels become a standard option for all new homebuyers, enabling new home buyers to choose to add solar panels to their new home while it is being constructed. The bill also directs the California Energy Commission to determine if and when solar … (0 comments)

Airtight Drywall Approach (ADA)
A building construction technique used to create a continuous air retarder that uses the drywall, gaskets, and caulking. More Signs that the Market is Slowly on the Rise. Are We Moving Forward? - 04/22/09 03:12 PM

The median home price in Southern California has been stable for three straight months while sales have been increasing, a real estate tracking firm said Wednesday.
The figures, showing that the median price in the six-county region has remained at $250,000 from January through March, indicate "the market may be exploring price floor levels," MDA DataQuick said in its report.
The firm also said sales increased 52 percent last month to 19,486 from 12,808 in March 2008, led by low-cost foreclosure deals in inland neighborhoods. Last month was the ninth straight month with a year-over-year sales increase.

Energy Bills. How Can You Save Money? - 04/22/09 02:47 PM

With the hot summer month's right around the corner, many of us will be cranking up the air conditioning to fight the heat; however doing so can be very expensive. Here are a few tips to help slash your bill and help you save some money.
Keep A/C Filters and Coils Clean - Dirty air filters can reduce airflow, clean the condenser coil every two years and change filters monthly.  Use your ceiling fans instead of A/C.   Upgrade your windows. Replacing your single-pane windows with double pan windows can potentially  save you 47% on your bill.  Unplug the old fridge … (1 comments)

Water is an essential part of life. There are many uses. Growing food, keeping clean, hydrates our bodies etc. Water is constantly being cleaned and recycled through the earth's water cycle. 1) Take shorter showers.
2) Turn off the water when brushing you teeth.
3) Water your plants every 2-3 days.

California Unemployment Pushes Above 11.2%...a Lesson for Big Government? - 04/17/09 12:27 PM

Today, news released showed California unemployment at 11.2% in March, up from 10.5% the prior month.  It is a given that the real number is much higher because not everyone files for unemployment when they lose their job.
The one thing that everyone does know is that California is a highly regulated government with lots of taxes.
This should be an example for any current administration supporters that an over regulated government is cause for concern and high unemployment, rather than a promise of better times.
Perhaps the loyal supporters of the current federal policy should take a close look at what is … (0 comments)

Five latest signs of market recovery. Are we bouncing back? - 04/15/09 03:18 PM

With recent US government efforts to jumpstart the economy, real estate professionals should be prepared to get back into a market that will include a huge inventory, reduced prices and record-low interest rates.
Below are the five latest signs of recovery.
1. Recently, the Wall Street enjoyed the biggest four-week rise with DOW in more than 70 years. (Fortune Magazine, April 2009).
2. Mortgage applications increased by a record amount last week, spurred by the Federal Reserve's announcement that it would purchase mortgage-backed securities, and would be open to making further cuts in prime interest rates.

Take me out to the ball game. Are you in? - 04/09/09 02:35 PM

This week the Major League Baseball Season started. There were opening days all over the country, maybe you were at a game or two. To me, baseball feels like a good, basic, national pastime. It is not a fast sport obviously, but it is a game that allows us to enjoy the sport while we socialize with those we are with and slow down a bit. It is a back to basics thing.
In these economic times I hope to apply the same philosophy to life in general. Slow down; enjoy who I am with and what I have currently. … (1 comments)

Even Head Hunters are Going Green. Will you? - 04/09/09 02:27 PM

While the employment rate is up, and jobs are in demand there are still some out there and head hunters need to fill them. However, recruiting for jobs can be expensive: around $1,000, once you fly the candidate in, put him/her up in a hotel room, provide meals and rent a car.
In addition, according the Orange County Register, one cross country flight can emit as much carbon dioxide into the atmosphere as burning 155 gallons of gas in a passenger car

First and simplest, would be to turn off the air conditioning when possible and breathe fresh air. Also biological contaminates, mold, funguses, viruses and bacteria's can make your air unsanitary. Everyday household products are a huge source … (0 comments)

Are You Watching the Stock Market Tumble the Past Several Days? - 04/07/09 11:23 AM

If you were gaining in enthusiasm the past few weeks as a result of a nice 1,300 point surge in the stock market along with some positive comments from economists, you might be a little disappointed with action the past 2 days.
Think of the time of the year and logically, there is simply a temporary pull back associated with profit taking. The 1st quarter earning reports will be coming in, and while earnings won't be too bad the comments associated with them will be conservative. This will create a selling fervor that will affect the entire month.
Looking forward however, … (4 comments)

High Foreclosure Purchase Activity… Does that Indicate a Market Bottom? - 04/06/09 03:15 PM

We have all heard and felt how the real estate market had "tanked". However, there are pockets of Orange County that are showing signs of life and an active market.  For example in Lake Forest there have been multiple offers on banked owned properties. Investors and first time buyers are finding a large inventory of homes priced below $500,000. Some of these offers at times are even coming in above the asking price as buyers are outbidding each other. While Lake Forest specifically only has a 10% foreclosure rate it created a demand for these homes, thus reinforcing that it … (3 comments)

Do Pillows Freak You Out? - 04/03/09 12:28 AM

Pillows are cool.  Especially "accent pillows".  They are colorful and can be all different textures and sizes.  It's almost like jewelry for your beds and sofas and chairs.  They add style and flair.  They can come in all sizes or you can have them specially made.  They can be vintage or brand new.
But pillows kinda freak me out.  It's alot of work taking them off the bed every night and them putting them all back on after you make the bed.
Why do we create all this extra work for ourselves?

Spring Means Gardening...Even for the First Lady - 04/03/09 12:12 AM

By now most have heard that the Obamas are even going to plant an organic vegetable garden.  Records show that there hasn't been a vegetable garden on the White House grounds since Eleanor Roosevelt planted a victory garden there after WWII.
You don't have to be a foodie or a gourmet to have an herb garden or vegetable garden.  And some may prefer the beauty and aroma of a flower garden rather than herbs or vegetables.
Alot of this is really about a celebration of spring and … (1 comments)

Why Include Schools in your Neigborhood Watch? - 04/01/09 04:23 PM

Not too long after the last bell of the day rings and the daily activity disappears, schools sit, quiet and empty and could possibly be a potential target for vandalism or theft. Just as so many of our neighborhoods have now employed a "Neighborhood Watch" program, perhaps we need to expand this program to include our local schools. In doing this we can all work together to keep our schools in good shape and a safe environment for the children, ultimately saving us all tax dollars.
