spokane mortgage: Quick FHA Update - 03/05/10 02:53 PM
Upfront MIP changing from 1.75% to 2.25% I just wanted to let everyone know that the FHA change in upfront Mortgage Insurance Premium is quickly approaching!! April 5th is the date that FHA raises the upfront premium from 1.75% to 2.25% of the loan amount. 1/2 a percent increase is pretty significant and should motivate buyers to focus in - Simple math on a $200k loan the borrower will be looking at an extra $1,000.00 in Mortgage Insurance Premium!! The key to avoiding this hike is to get your FHA buyer under contact prior to 4/5/10 so that an FHA case number can

spokane mortgage: The Bank of Whitman - Spokane's Place for Home Loans - 09/02/08 12:51 PM
There is no mortgage lending crisis for community banks. That's because community banks are well run, highly capitalized and tightly regulated. We are, and always have been, common sense lenders focused on doing what is best for our customers and our communities. Having never written a subprime or Alt A mortgage, Bank of Whitman is in solid shape with money to lend. With the most aggressive pricing in the area, in house underwriting, and 24-48hr UW turn times, we are set up to succeed in this market. Constant communication from initial application through closing will keep you and the

spokane mortgage: Try a Community Bank for your next home loan - 05/15/08 12:17 PM
Despite the current market turmoil, community banks are in solid shape: They have plenty of liquidity, sensible underwriting standards, and are ready to lend - factors essential to keeping your community strong and families secure in their homes. For the most part community lenders did not create nor contribute to the subprime mortgage crisis. With all the doom and gloom that you hear in the media about lending and the changes to lending guidelines I recommend looking at one of your local banks. Obviously I may be a little biased, but these banks for the most part offer all the products

spokane mortgage: Do you have a living will? - 04/04/08 10:16 AM
So I met with my financial planner yesterday and he mentioned getting a living will now that my wife and I have begun a family and my assets base is growing. Personally, I have heard of it before, but never given it any real consideration - partially due to the fact that I don't think of dying all that often. It is probably my naïveness that hasn't allowed me to really look into it. This is something I am going to do, b/c I do not want to be in a situation wheere machines are my only hope of living. If that

spokane mortgage: Using ActiveRain to break the ice - 04/02/08 10:38 AM
GOOD MORNING!! I wanted to jot down a quick blog this morning and tell you guys about my experience using Active Rain as an ice breaker so-to-speak. I don't know about you other brokers out there, but if I have a short down time during the day I will jump on email and shoot an introductory or infomrative email to real estate agents - just trying to make the most of my time. Very rarely (like 2 out of 10) do i get a reply, but the other day I went through the ActiveRain database of realtors in the Spokane area and contacted

spokane mortgage: The Little Red Book of Selling -- A Must Read! - 04/01/08 11:31 AM
Have you read this book written by Jeffrey Gitomer yet? If not, I highly recommend you going out and buying a copy today. You can find them for under $14 on sites such as eBay, and Amazon.com. Even people who don't like to read books will find that this is not only an easy read, but it is enjoyable as well. It is an amazing book packed full of sales information. I have read a lot of sales and networking books, but this one has to be my favorite. He cuts to the chase, with his in your face approach and down to
