VA recently announced that they will be providing financing for eligible military personnel with loan amounts up to $1,000,000.
This is a bold and impressive step for VA and of course requires a deeper understanding of these changes. VA loans are still limited to $417,000 for 100% financing. When you buy or sell a home there are typically recording fees that county, city, and state governments charge. In Virginia, the recording fees have to be collected on the assessed value of properties if the assessed valued is higher than the sales price. What this means for the sellers is the grantor's tax of $1.00/$1,000.00 of value will be equal to the assessed value or the sales price, whichever is higher.
