Note: We decided to make this a top 75 list and move the clipart sites to a seperate post. So as we explained to linda below, this list which was originally comprised of many different types of free graphic sites( 100 of them, before an AR error erased my entire list and we forgot to save it) will now instead focus primarily on free photo download sites, otherwise known as a non-photographer's mecca.

We thought we should mention the differences in these sites as compared to sites such as istockphoto.com. You rarely have to pay truly free sites and when you do it's merely for high resolution images. These sites often ask for donations instead and rely on advertisements to stay afloat. Pictures are oftentimes at original resolutions (5-8megapixel camera or better) so you already get your money's worth.

Note to self: rank these in order of best to worst (this will take a year folks, don't hold your breath, it comes when we went through them all)

Consumer Quickies: Five Things You Need To Know About The Mortgage Market Right Now!

As many of you know, the Mortgage Market is changing faster than Tom Welling's Superman character into his "get-up" in the television show, Smallville. It's truly a jungle out there and you'll need a Machete, Cargo Field Pants, and the proper Guide to navigate you through the ever growing foliage. As a guide in the jungle that is the Mortgage Industry, I wanted to give some simple bits of information to arm you on your journey.

In no particular order, please take note of the following as they may be pertinent along your travels:

As of April 1st, 2009, FHA will reduce the LTV's (loan amount compared to the value of your home) on cash-out transactions. It currently is 95% but that will be cut back to 85% real soon. To ensure you can get in before the guideline changes, an appraisal case number must be assigned to your home before said date.

100% Financing is still available! Yet, the only two products currently sporting this popular product are VA & USDA Loans. For more information and shameless self-promotion on the latter, click here. Might I add that if you are going to utilize 100% Financing, try to ensure you have money in the bank after the fact. Being a homeowner bears certain responsibilities. God forbid something goes wrong and you don't have Lenny The Landlord to fix the issue. You don't when you own a home. The responsibility falls on you.

Know your Credit Score. I can't stress how important that is these days. I got word from one investor today who has changed their minimum credit score on ALL Mortgage Products to 660. Most are at 620. A few still may go below that but proceed with caution. Know the rules and learn to use them to your advantage. For more extensive insight on Credit, grab that mouse and left click right here.

Pay close attention to what homes like yours are selling for (not just being listed for) in your area. That's a good indicator of what your home is currently worth in this market.

While the media may give you the heads up in the drop in interest rates, contact your Mortgage Professional to get the real scoop. Taking the anchor of CNN's advice on where Mortgage Rates are at are akin to asking me what the weather will be like tomorrow. By the way, you can expect a balmy day with hints of fog glazing the ides of morning... turning into a slightly breezy, overcast, but generally nice day. High will be 99 Degrees. Low will be -20. But don't quote me on that.

If you are considering buying a home in the least bit, be aware of the First-Time Homebuyer Tax Credit. It could prove to be another incentive (in addition to low interest rates and a large amount of inventory) to take that next step in owning your own home. It isn't a reason in of itself, yet it is icing on what could be a very delicious piece of cake.

I will be writing about five more useful tips very soon. I wanted to keep this short and sweet, like Ryan Seacrest:) Besides, you only have so much time on your hands while you sift your way through this jungle.

And if you aren't already a homeowner, you may want to take that leap. If you have the right Guide, you aren't just drawing on faith when you are in mid-air.

In our last installment we introduced you to Pichi Chacay, a beautiful mountainfront property in Argentina. Today we will talk about San Martin, the attraction to Pichi Chacay.

San Martin de Los Andes is the most important tourism center in Neuquen Provice. It is located southwest of Neuquen province on the eastern shores of Lake Lacar in Vega Maipu Valley, a natural basin protected from wind. It lies 640 meters above sea level, 1,575km from Buenos Aires and only 45km from the Chilean border.The characteristics of San Martin consist of dense forests of Pine, oak and cypress trees. The Alpine-like city of San Martin was founded on February 4th, 1898.

The town itself offers many different lodging options for tourists with more than 4000 beds available distributed amongst 3-5 star hotels. The are also a number of hostels and cabins offering great food and entertainment. Restaurants in San Martin offer some of the finest international cuisine in the region. There are also a number of Viennese pastry houses and picturesque tea houses where you can relax, enjoying the views of the surrounding mountains. San Martin has a reputation as a "family Friendly Tourism Center" with a population of 25,000+ people.

Tourism in San Martin wholly consist of adventurers looking to raft on the rivers, hang glide from the mountain tops, trek the mountains or climb nearby inactive volcano tops. Lanin National Park offers many of these adventures including sport fishing, photo safaris, 4 wheel-drive excursions and sightseing groups. The main attraction to San Martin continues to be Lanin National Park and the famous "belt" both of which offer year round activities.

Fishing can be enjoyed year round with added possibility of catching a wide variety of trout in the rivers and lakes of the area. The great number of waterways and bodies of water enable sport fishing of all kinds; fly casting, trolling and spinning. The most popular rivers in the region are the Caleufu, Collon Cura, Malleo, Chimehuin, Alumine or Quilquihue. On nearby lakes of San Martin(Lacar and Lolog) one can enjoy activities such as sailing, kayaking, windsurfing and water skiing.

During winter months, the city receives snow and allows for Excellent skiing at the nearby Chapelco Sports Center. In June Skiing resumes at the Cerro Capelco Ski Resort. The incredible beauty of San Martin may very well be a determining factor for it's explosive urban growth and tourism activity over the last decade but a lot of that also has to do with the incredible investment opportunities that exist for those looking to purchase a large lot of land in a picturesque setting.

Orlando FL Real Estate - Things to do in Orlando Florida - Everard is at John F. Kennedy center awaiting the NASA Space Shuttle Launch

I just got a text message that Everard is at the Kennedy Space Center awaiting the launch of the most complex space shuttle mission in NASA history. He is part of a group that was invited to see the launch and he'll be providing this blog post with some beautiful pictures. Me and Ray will conversely add our own photos from Pennsylvania as we see it. We're not going to bore you with any details on the launch as it's just a mere

15 minutes from now... (UPDATE: It has launched)

The launch was also viewable at NASA.GOV and CNN News.

I just finished listening to their speaker over the phone, but have to go now to setup my camera in hopes of catching a glimpse of it.

UPDATE from Lancaster PA: i believe i made out a little bit of white light for about 20 seconds moving from left to right when looking west. We could hear the shuttle the entire time though (can't verify it as it could have been a plane but the sound did not let up even after 5 minutes.

Note: We'll provide Everard's pictures as seen first hand tomorrow when he returns from his trip.

The Space shuttle program is set to halt in 2010, awaiting completion of it's successors, Ares I, Ares V, and Orion, which will be unveiled in 2014. so these launched are becoming historic and soon a thing of the past. In total 133 launches will have taken place by the end of the program. There are only 7 launches left till the end of the program. View the Space Shuttle Launch Schedule

5 Space Shuttles were originally built but only 3 remain(one of which is for not functional and for display only) The Challenger and Columbia have since been lost including it's crew. Only 2 active shuttles remain.

Breaking news: A Real Estate Agent working for Coldwell Banker has just been shot in his office working a deal in Rockhill, South Caroilna. He is currently on his way to a medical center. The suspect is now in custody.

This isn't the first time a realtor has been shot:

Febuary 1st, 2007 James Magot a realtor from San Diego was shot twice in the head during negotations of a condominium deal.

July1st, 2008 Troy Vanderselt from Nexes Realty was shot dead by his client in a similar situation in Muskegon, Michigan. The Story on Active Rain

November 10th, 2008 Susan Ryan a Realtor from Missasauga British Columbia was shot to death in her home.

The shows in Carlisle and Hershey, while further away, are known to be some of the finest shows in the world not only in quantity but also in quality and therefore are included in the DO NOT MISS Category. We added a few of the larger shows in the reading/allentown(1 hour or so from lancaster) area for those closer to New Jersey.

Many people attend the Fall Carlisle Show on Sept 30th and then continue over to see the largest show on the East Coast, The Hershey Fall Meet, a week later. These are absolutely 2 of the best shows on the East Coast and an absolute DO NOt MISS!!!!!! They are also extremely large events and walking shoes are a must.

We will soon be adding all of our 42,000 car show pictures taken since 2003 to a remote picture gallery for your viewing pleasure. When this is finished, we will update this post with those links. Belize Real Estate - Ara Macao Resort - Belize Ecotourism

Ecotourism and Belize are quickly becoming synonomous with one another as tourists are flocking to exploring everything Belize has to offer. From the mountains to the oceans, from wildlife to the rainforest the ara macao live in and from the deep abyss of the blue hole to the shallow waters of the coast. Belize has a lot to offer. View some of the attractions available for those coming to Placencia.

The Barrier Reef is the second largest in the world and the largest in the Western Hemisphere. It runs the entire length of the country and supports a tremendous number of patch reefs, shoals and over 1,000 islands called "cayes". Most of these cayes and the entire coastline of the country outside of settlements are protected by huge forests of mangrove. The continental shelf off Belize ends abruptly in a drop off that sinks to over 10,000 feet.

Belize also claims ownership of a very complex intact coastal ecosystem, specifically to three large coral atolls which are shaped in a ring like island surrounding the lagoon to the east of the Barrier Reef. One of these coral atolls, Lighthouse Reef, is home to Half Moon Caye and the Blue Hole. The Blue hole is probably the most famous site in Belize and largely considered one of the world's best diving spots. The Blue hole was found in a 1970 expedition by Jacque Costeau but the formation of it has been dated back approximately 15,000 years ago when the world was still in an ice age.

Belize offers an extremely varied landscape for a country of its size. About 60% is covered by tropical and subtropical broadleaf forests with 85% of that being conserved by the government. The highest point in Belize rises up to 3.688 feet. The plants and animals of Belize are protected by eight different reserve systems including Forest Reserves, Nature Reserves, Wildlife Sanctuaries, National Parks, Private Reserves (eg. Ara Macao Resort and Marina) and National Monuments. These government reserves help insure that the environment of Belize is protected during the growth in development and Tourism.

People come to Belize to see its diverse wildlife. With over 4,000 species of florwering plants, 250 types of orchids and 700 native trees that diversity is well established. The animals in Belize are just as diverse as the forests of belize hide over 150 species of mamals including sea crocodiles, howler monkeys, bats, deer, otters, jaguars, ocelots, margays, pumas, tapirs and jaguarundis. The most diverse species in Belize would most certainly have to be those belonging to the bird kingdom, birds such as: hawks, frigatebirds, eagles, spponbills, vultures, hummingbirds, owls, storks, jabiru, kites, kingfishers, ducks, parrots and ofcourse macaw(ara macao).

Belize Real Estate - Ara Macao Resort - About the development- Phase1

Phase One of Ara Macao's development is funded by 21.625 Million of equity together with a 60$ Million construction loan facility. The developer is projecting the start of this phase to occur around Quarter 3, 2008 with the delivery of the first units coming in the fourth quarter of 2009.

The following are expected to occur during phase 1:

Completion of One Third of the 67 Acre Marina including the north jetty system.

Completion of 25,570 Square ft, South reception Center

Completion of One swimming pool,bar and related buildings & water features

Completion of 50% of the 260 room hotel.

Infrastructure of roads, electrical, water well & distribution, liquid waste system

Completion of telecommunication

Completion of 90% of the construction of the 50,000 square ft casino nightclub

Completion of the 25,000 square ft Retail Village

Completion of building pads and landscaping

The completion of this phase will effectively provide the project with a fully functioning condominium resort and marina community with a projected 330 residential units and approximately 150 boat slips. Pre-sales are thought to proect to 50% of the 200 Phase 1 residential units. As of June 2008, 60 units have been pre-sold.

Phase II:

Completion of the remaining condominium and villa homes

Supporting structures and facilities

Completion of condotels (130 of them by month 36)

amenities (pools, tennis courts, etc)

Completion of Casino (month 27)

Phase III:

Golf Course and clubhouse (beginning month 26 to be completed month 41)

Completion of remaining residential units at the marina.

Revenues received from the first phase will enable the project to fund itself going forward to allow the project to see itself completed by the projected date of 4th quarter 2011. There will be a total of 456 condominiums and 296 villa homes built by that time.

Real Estate Marketing - Social Media -- Numbers Dont Lie!

The world needs another blog about how important it is for agents to build and maintain a positive social media presence like Eskimos need ice.

But, I'm a big fan of technology. I figure anything that is out there that can help me do my job better, more efficiently, and with less effort on my behalf has to be a good thing. Plus, I'm a numbers junkie. Numbers and statistics to me are undeniable proof that certain truths exist.

And, I guess I'm not the only one that feels that way.

The 2008 Use of Technology Survey tracks the current trends in technology. The survey is conducted in the 3^rd quarter annually and is sponsored by the California Association of Realtors. For the purpose of the survey, agents are asked about everything from computers to phone and internet usage.

Some of the statistics that I read don't really surprise me. For example, according to the survey, 93% of Realtors use email, 90% use the internet to check online listings, 89% use the net to check the local MLS, 59% use it to access brokerage websites, and 55% of users access the WINForms electronic forms online. But, aside from those, here is a stack of statistics that I read that stood out....

On average, 48% of a Realtor's business originated on the internet in 2008! That is up from 44% last year. This is expected to increase to as high as 60% in the next 3 years! (If you ever needed a reason to start working in social media and getting your name out there for clients to see...Here it is!)

On average, 33% of agents use a laptop or tablet computer in the field. Again, that is up from 27% from last year further proving that agents are taking advantage of the technological advances to help in both presentations and closings. 70% of those that use a laptop in the field use it for listing presentations. That alone is up from 2007 by roughly 13%.

As a sign of the struggling economic issues associated with housing currently, only 13% of agents bought a new computer in 2008. That is down from 20% the year before. (This does not surprise me in the least...everyone has had to cinch the belt down a bit...)

58% say that keeping up with emails is the greatest technological challenge. (I spend probably 3 hours of my day just responding to or generating emails. So, I would have to agree with this.)

11% say that they send their clients an electronic newsletter via email. (I'm surprised that this is as low as it is...maybe that is because I work for an internet company and literally everything we do is online. Maybe I'm desensitized...)

45% honestly believe that the technology that they use gives them a competitive advantage over other agents in the field. (That would explain increase in people using it. If you weren't using it before and were getting clobbered in the field, you would want to use it now. Makes perfect sense...)

And, the kicker ---- ONLY 7% of agents that responded to the survey say that they participate in an online group/forum or post blogs!! (Are you kidding me?? I don't know why I'm surprised at this statistic...but only 7%?? That means I'm ahead of the curve by 93%!!)

Now, I don't know about you, but some of these statistics are just incredible to me.

But, even more incredible to me are the statistics that were quoted in the 2009 Social Media Marketing & PR Benchmark Guide published by the Marketing Sherpa. This marketing survey is taken annually to measure the power of social media with reference to companies big and small across the country and globally.

76% of the companies surveyed agree that social media is dramatically changing the way that companies communicate with potential and existing customers. (The practice of marketing and communicating with customers isn't dead...but, it is changing!)

48% of companies that were surveyed all plan on INCREASING budgets with regard to online marketing and social media.

By the same token, the same businesses in this survey are all planning a decrease in spending in "traditional" forms of marketing

22% are decreasing spending on telemarketing

52% are decreasing on direct mailings

57% are decreasing on events such as trade shows

60% are spending less money on print media

83% are decreasing spending on radio or TV ads

And, the most impressive statistics of all...

94% of the companies agreed that social media can directly influence the reputation of a company's brand in the eyes of it's potential customers.

91% agreed that it is effective in ensuring brand awareness.

87% agreed that social media has improved their specific search engine rankings and can increase website traffic.

When asked what factors were stopping companies from setting up a social media presence, 46% of the companies surveyed claim that there isn't enough knowledgeable staff in place to help support the effort. (Considering the massive number of consultants and "social media gurus" that are out there, I find this number to be a bit off...But, hey, what do I know?)

Now, having said all of that...I fully realize that writing a blog about how important social media is in this market is a lot like giving a firearms demonstration to the NRA...somewhat futile since 99% of the people that will see it believe in it already.

But, as far as I'm concerned, these statistics are convincing enough to make anyone with any form of connective brain tissue realize that having a social media presence isn't optional any longer. It's needed. Not only is it needed, it's mandatory if you plan on keeping up with those around you.

So, start blogging. Join social networking sites like Facebook, LinkedIn, ActiveRain, and Twitter. Get your name and your face out there as much as humanly possible.

Times change; markets change. And, with those changes, adaptations must be made by those that intend to survive. In this internet-ruled world, social media is now king. You can either adapt to that change...or be overcome by those that do -- Your choice.

Nar is now on Twitter. Again! The third time's the Charm!

It appears The National Association of Realtors (NAR) is making some moves on twitter (not this | account) The recent March 2nd announcement on NAR's Real Estate Blog mentioned that they are taking a customer service approach to their new Twitter account and that they would start responding to questions from both customers. No mention if they reach out to consumers as well. Visit NAR's Twitter account.

In February, in regards to their other twitter account, Dean Guadagni wrote a nice little Twitter strategy guide for NAR about it on deansguide.com which follows NAR's followers, so to speak. update.

Here was Todd Carpenter's reply to Dean's post.

"The reason why NAR is not re-following or proactively following Twitter users/NAR members on this account is because it’s been a bit of an experiment. To date, most of the content is auto-generated from various data feeds that NAR provides."

The move follows Todd Carpenter being recently named NAR's new Social Media Director.

March can be extremely difficult for many, and it should also be your most productive month for that reason. So get out there and meet your customers and don't wait for them to find you.

About 2 years ago now, we went to Europe as the first team of realtors representing the United States in an unprecedented move to meet european buyers head on. The show, in Utrecht holland, was part of a 2 day International exposition at the Second Home International Exposition.

Buyers were eager for information and we made it readily available for them.

The premise of the show was to show them the bargains to be had in Florida. When the prices in florida were high 2 years ago, Northern Europeans were still used to paying even more for housing and living expenses. Plus the euro was higher compared to the U.S so this allowed them to get more for the buck when purchasing in florida. Right now similar conditions are on the books and represents yet again a great time for them to buy.

When we came back from the show, we had landed 39 solid prospects. You just can't sit there and wait for these potential buyers to come to you. So my advise is get out there and meet the buyers on their own turf.

We hope this lights a fire in some people to get out there in this tough market. If anyone is interested in doing a future exposition with us, let me know. We try to do this several times a year for both canadian and european buyers but we're always interested to meet new demographics.
