I was listening to talk radio this afternoon on the way to an appointment to show homes.  Gil Gross of KGO 810 Radio was talking about mortgage companies... he was talking about REAL PEOPLE trying to call the  mortgage companies for help.  You know, all that stuff you hear on the news, "the banks are here to help," "we'll modify loans," "we'll help you stay in your homes."

HOW MUCH DOES IT COST TO DO A SHORT SALE?
That is a question we're asked alot.  The answer is NOTHING.  At least not monetarily.  We treat these sales as a typical real estate sale whereas we're basically paid nothing unless and until the deal closes. 
So we sign you up as a typical seller.  We complete, and you sign, the listing agreement and its ancillary documents, the statewide disclosures as is typical, and then we'll give you a few other pieces to complete specific to the short sale.  But we don't get paid unless we close the deal.  In fact, we don't … (1 comments)

Here are some general tips that I wrote about on my blog specific to short sales .  I attended an event at our local Law School (JFK in Pleasant Hill) about the sub-prime bust.  Very interesting speakers and I'll probably devote a couple of other blogs about the various subjects in the near future.  The one speaker though I thought was very important and very timely. Prop 60 and Prop 90 in Contra Costa can save taxes!
Over 55? Selling your home? Do you know about Prop 60?
Here in Contra Costa County  (the San Francisco East Bay) - if you are over 55 years of age and thinking of welling your home this year, you should know about Proposition 60.   
After Prop 13 took effect, property taxes are now reassessed only upon the transfer or sale of a property (arms length transfers).  This very event sure can discourage some people from making that move if you've been in your home a long time.

One of the most frequent questions I get is about Proposition 60 and Proposition 90.  Prop 60 and Prop 90 are two amendments directed at those over 55 (or permanently disabled).  This gives people the ability to transfer their original year tax base to a new property that is equal or lessor value (certain exceptions apply). That means that if you bought a house long ago for 400,000 and are paying taxes based on that amount, you can now sell your house, buy a new one for equal or lessor value of your home's current market value (say it is now … (2 comments)
