      <title>CREA Updates Resale Housing Forecast</title>
      <description>&lt;p&gt;&lt;a href="http://www.crea.ca" target="_blank"&gt;The Canadian Real Estate Association (CREA)&lt;/a&gt; has revised its forecast for home sales activity via the Multiple Listing Service&lt;sup&gt;&amp;reg;&lt;/sup&gt; (MLS&lt;sup&gt;&amp;reg;&lt;/sup&gt;) Systems of Canadian real estate Boards and Associations for 2011 and 2012.&lt;/p&gt;

&lt;p&gt;National sales activity is now expected to reach 441,100 units in 2011, a decline of 1.3 per cent from 2010. This is a slight improvement from the 1.6 per cent decline forecast by CREA in February, due to stronger than expected activity in British Columbia in the first quarter of 2011.&lt;/p&gt;
&lt;p&gt;"Home buyers expect mortgage interest rates to rise and are mindful of their current and future debt levels. They're doing their homework to better understand how their mortgage payments and family budget might change down the road before they make an offer," said Gary Morse, CREA President. "That said, even though mortgage rates have increased recently, they remain very attractive and are keeping financing within reach for many homebuyers," added Morse. "Some housing markets are hotter than others, so buyers and sellers would do well to consult their local REALTOR&amp;reg; to understand how supply, demand and prices are evolving in their housing market."&lt;/p&gt;
&lt;p&gt;In 2012, CREA forecasts that national sales activity will rebound by 2.6 per cent to 452,500 units. This is little changed from the previous forecast, and stands roughly on par with the ten year average for annual activity.&lt;/p&gt;
&lt;p&gt;Although sales activity in the first quarter of 2011 came in largely as expected, multi-million dollar property sales in Greater Vancouver have surged unexpectedly. These sales have upwardly skewed average sale prices for the province and nationally, prompting the average price forecast to be revised higher.&lt;/p&gt;
&lt;p&gt;The national average home price is forecast to rise four per cent in 2011 and nine-tenths of a per cent in 2012, to $352,500 and $355,800 respectively. This marks an increase from the previous forecast, and underscores the significant effect that investment in British Columbia is and will have on national results.&lt;/p&gt;
&lt;p&gt;"As expected, recent changes to mortgage regulations brought forward some sales activity into the first quarter that would have otherwise occurred later in the year, particularly in some of Canada's more expensive housing markets," said Gregory Klump, CREA's Chief Economist. "This is likely to result in a milder version of the volatility in sales activity that we saw last year."&lt;/p&gt;
&lt;p&gt;CREA expects home sales activity to regain traction after dipping in the second quarter as economic recovery and hiring continues. "While interest rates are expected to rise later this year, they will still be within short reach of current levels and remain supportive for housing market activity," said Klump. "Continuing job growth will underpin housing demand, keeping the housing market in balance and stabilizing home prices."&lt;/p&gt;
&lt;p&gt;"The extent to which high priced sales activity in Vancouver will pitch up the average price locally, for British Columbia and nationally will likely diminish in the next couple of months in line with a seasonal increase in national activity," Klump added. "That said, foreign investment in Vancouver residential real estate is showing no signs of slowing, so it seems likely to remain a prominent market feature for some time."&lt;/p&gt;

&lt;p&gt;&lt;a href="http://www.townofstmarys.ca"&gt;&lt;strong&gt;St. Marys&lt;/strong&gt;&lt;strong&gt;, ON&lt;/strong&gt;&lt;/a&gt; - Organized by the Community Development Department, the 16th Annual Stonetown Heritage Festival will take place in beautiful St. Marys on July 8, 9 and 10.&amp;nbsp; The majority of the programming (&lt;em&gt;free of charge!&lt;/em&gt;) will occur on Saturday, July 9. &amp;nbsp;This year's festival will feature street performers, live musical entertainment, fun hands-on activities for children, a model boat regatta, the Apple Land Train, local and invited food vendors, a street dance, fireworks and a variety of new programming.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;a href="http://www.canadiancowgirls.com/" target="_blank"&gt;The Canadian Cowgirls&lt;/a&gt; are an award-winning elite rodeo-style drill team that hails from the Chatham-Kent area and consists of 8 to 12 skilled riders and their talented horses.&amp;nbsp; &lt;strong&gt;The team will perform in Milt Dunnell Field on Saturday, July 9 at 10:30am and 2pm&lt;/strong&gt;.&amp;nbsp; The horses on the team represent a variety of different breeds including Quarter Horse, Appaloosa, Arabian, and Paint.&amp;nbsp; Last year, the Cowgirls performed 127 shows across Canada and the U.S. including the Calgary Stampede, Toronto's Royal Agricultural Winter Fair and the Indianapolis 500 Parade.&amp;nbsp; In addition to rodeos and other performances, the Canadian Cowgirls also run the Acceptional Riders therapeutic program, which helps those with special needs take part in horseback riding.&amp;nbsp; Included in the performance is their signature &amp;lsquo;musical ride', trick riding or vaulting demonstration, audience participation stick horse race for the children and an closing drill.&amp;nbsp; Bring your lawnchairs!&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;

      <title>National Home Sales Hold Steady in March - CREA Stats</title>
      <description>&lt;p&gt;According to statistics released today by &lt;a href="www.crea.ca" target="_blank"&gt;The Canadian Real Estate Association (CREA),&lt;/a&gt; national resale housing activity held steady in March 2011 compared to February.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;a href="http://creanews.files.wordpress.com/2011/04/chart_of_interest_hires_en.png"&gt;&lt;img title="Chart of Interest" src="http://creanews.files.wordpress.com/2011/04/chart_of_interest_hires_en.png?w=300&amp;amp;h=218" height="218" alt="" width="300" style="FLOAT: left;"&gt;&lt;/a&gt;&lt;/strong&gt;Seasonally adjusted national home sales activity in March came in one tenth of a percentage point above levels for the previous month, with stable demand in most large urban centres.&lt;/p&gt;
&lt;p&gt;With national sales in each of the first three months of 2011 running close to their five- or ten-year monthly averages, seasonally adjusted national sales activity in the first quarter of 2011 was up 4.5 per cent from levels recorded in the fourth quarter of last year, and reached the highest quarterly level in a year.&lt;/p&gt;
&lt;p&gt;Most of the quarterly increase in seasonally adjusted national sales activity was due to demand in Vancouver and Toronto. Recent changes to mortgage regulations may have caused a number of sales in some of Canada's more expensive housing markets to be brought forward into the first quarter that would have otherwise occurred later in the year.&lt;/p&gt;
&lt;p&gt;Sellers looking to tradeup before changes to mortgage regulations took effect made their move early, resulting in a significant rise in newly listed homes in January and February of this year. With changes to mortgage regulations looming in March, seasonally adjusted new residential listings for the month dropped five per cent month-to-month.&lt;/p&gt;
&lt;p&gt;Steady sales activity combined with fewer new listings tightened the national resale housing market. The national sales-to-new listings ratio, a measure of the balance between supply and demand, stood at 56.5 per cent in March. This kept the national housing market firmly entrenched in balanced territory, with March marking the firmest reading for national market balance in more than a year.&lt;/p&gt;
&lt;p&gt;Based on sales-to-new listings ratios, more than half of local markets in Canada could be considered balanced in March, with two-thirds of the remaining markets considered to be as sellers' markets.&lt;/p&gt;
&lt;p&gt;"The majority of local housing markets across Canada are well balanced, but not all of them are," said Gary Morse, CREA's President. "Within a province or local market, the balance between resale housing supply and demand can vary widely and evolve quickly, so buyers and sellers should speak with a local REALTOR&amp;reg; to understand housing market trends where they live."&lt;/p&gt;
&lt;p&gt;The number of months of inventory represents the number of months it would take to sell current inventories at the current rate of sales activity, and is another measure of the balance between housing supply and demand. The seasonally adjusted number of months of inventory stood at 5.6 months at the end of March on a national basis. This was unchanged from the previous month. Almost half of all local markets saw the number of months of inventory shrink compared to the previous month.&lt;/p&gt;
&lt;p&gt;Throughout the first quarter of 2011, the national average price was skewed higher by strong activity in a few pricey areas of Greater Vancouver. March 2011 was no exception, with an increase of 8.9 per cent year-over year.&lt;/p&gt;

      <title>Average February for Canadian Home Sales</title>
      <description>&lt;p&gt;According to statistics released today by &lt;a href="http://www.crea.ca" target="_blank"&gt;The Canadian Real Estate Association (CREA),&lt;/a&gt; national resale housing activity in February 2011 ran close to the five-year average for the month, continuing a theme that has characterized the past four months.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://creanews.files.wordpress.com/2011/03/chart_of_interest_hires_en.png"&gt;&lt;img title="National home sales activity" src="http://creanews.files.wordpress.com/2011/03/chart_of_interest_hires_en.png?w=270&amp;amp;h=196" height="196" alt="" width="270"&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;Actual (not seasonally adjusted) national sales activity via the &lt;a href="http://www.realtors.ca" target="_blank"&gt;Multiple Listing Service&amp;reg; (MLS&amp;reg;) Systems&lt;/a&gt; of Canadian real estate Boards came in 5.9 per cent below levels reported last February. This marks the smallest year-over-year decline in nine months, and the fourth consecutive month in which sales activity was on par with the five-year average for that month.&lt;/p&gt;
&lt;p&gt;Seasonally adjusted home sales activity edged down 1.6 per cent in February 2011 compared to the previous month on a national basis. Sales activity eased in almost two-thirds of all local markets from the previous month, offsetting monthly increases in activity among other markets including Vancouver and Calgary.&lt;/p&gt;
&lt;p&gt;Nationally, new listings in February edged up 1.5 per cent from the previous month on a seasonally adjusted basis, which builds on the 4.3 per cent monthly increase in January. The rise in new listings is consistent with CREA's expectation that many sellers, who shied away from listing their home last summer when the national housing market softened, would list their home in early 2011, having by now observed improved demand and stable prices.&lt;/p&gt;
&lt;p&gt;With both sales activity and new supply little changed in February, the housing market remained firmly in balanced territory. The national sales-to-new listings ratio, a measure of market balance, stood at 53.5 per cent in February. This is little changed from the previous four months.&lt;/p&gt;
&lt;p&gt;"Most local housing markets in Canada are well balanced, but there are still a number of buyers' and sellers' markets," said Georges Pahud, CREA's President. "Housing market trends often evolve and diverge from national trends due to local factors, so buyers and sellers should consult their local REALTOR&amp;reg; to understand how the housing market is shaping up where they live."&lt;/p&gt;
&lt;p&gt;The number of months of inventory represents the number of months it takes to sell current inventory at the current rate of sales activity, and is another measure of the balance between housing supply and demand. The seasonally adjusted number of months of inventory stood at 5.7 months at the end of February on a national basis. This is little changed from the 5.5 months reported in January, when it reached the lowest level since last April.&lt;/p&gt;
&lt;p&gt;The national average price for homes sold in February 2011 rose 8.8 per cent year-over-year to $365,192. "The average price has been skewed higher nationally and in British Columbia recently by a record number of multi-million dollar sales in a couple of areas in Greater Vancouver," said Gregory Klump, CREA's Chief Economist.&lt;/p&gt;
&lt;p&gt;"When you take Vancouver out of the equation, the year-over-year increase in the national average price drops to 3.4 per cent," added Klump. "While that's still stronger than in the past six months or so, national average price gains may recede after tighter mortgage regulations take effect in March."&lt;/p&gt;

&lt;p&gt;Sales in the second half of 2010 rebounded faster than CREA had previously expected. "The hand-off going into 2011, together with the highs and lows for sales activity posted in 2010, provided guidance for CREA's revised forecast," said Gregory Klump, CREA Chief Economist.&lt;/p&gt;
&lt;p&gt;"Home buyers recognize that low mortgage interest rates represent a once in a lifetime opportunity. At the same time, they expect that rates will rise, so they're doing their homework in order to understand what it could mean in terms of higher mortgage payments down the road before they make an offer," said Georges Pahud, CREA President. "The housing market and buyer psychology is different now than it was at the beginning of last year, so buyers and sellers would do well to consult their REALTOR&amp;reg; to understand local market trends."&lt;/p&gt;
&lt;p&gt;The upward revision to CREA's forecast for 2011 reflects recent improvements in the consensus economic outlook and a further expected improvement in consumer confidence. National sales activity is now expected to reach 439,900 units in 2011, representing an annual decline of 1.6 per cent. In 2012, CREA forecasts that national sales activity will rebound by three per cent to 453,300 units, which is roughly on par with the ten year average.&lt;/p&gt;
&lt;p&gt;"Recent additional changes to mortgage regulations will further ensure that buyers don't buy more home than they can afford when interest rates inevitably rise," said Klump. "The announcement of the new changes to mortgage regulations will likely bring forward some sales into the first quarter that would have otherwise occurred later in the year, particularly in some of Canada's more expensive housing markets. This is expected to produce a milder version of the volatility in sales activity that we saw last year which resulted from additional transitory factors."&lt;/p&gt;
&lt;p&gt;Three transitory factors contributed to volatility in sales activity last year: changes in mortgage regulations announced last February, the early withdrawal by the Bank of Canada of its conditional commitment to keep interest rates on hold until the second half of 2010, and the introduction of the HST in BC and Ontario during the summer of 2010.&lt;/p&gt;
&lt;p&gt;CREA expects that home sales activity will gain traction after dipping in the second quarter as the economic recovery and job growth continue, incomes grow, and consumer confidence further improves. "Even though mortgage interest rates are expected to rise later this year, they will still be within short reach of current levels and remain supportive for housing market activity. Strengthening economic fundamentals will keep the housing market in balance, which will keep home prices stable," said Klump.&lt;/p&gt;
&lt;p&gt;The national average home price is forecast to rise 1.3 per cent in 2011 and 2012, to $343,300 and $347,900 respectively. Average price is expected to rise modestly in most provinces, reflecting the continuation of a healthy balance between supply of, and demand for, homes listed for sale. Although the supply of new listings is expected to trend higher, the expected continuation of sellers' market conditions in Manitoba is forecast to result in a bigger percentage increase in average price in 2011 and 2012 compared to other provinces.&lt;/p&gt;

      <title>Bank of Canada maintains key rate at 1%</title>
      <description>&lt;p&gt;&lt;strong&gt;Boosts outlook for Canadian economic growth&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.bankofcanada.ca" target="_blank"&gt;The Bank of Canada&lt;/a&gt; kept its target for the overnight rate at one per cent for the third consecutive meeting on January 18&lt;sup&gt;th&lt;/sup&gt;, 2011. Correspondingly, the Bank rate remained at 1.25 per cent and the deposit rate remains at 0.75 per cent.&lt;/p&gt;
&lt;p&gt;The Bank said that the global economic recovery was proceeding at a somewhat faster than expected pace, but noted that risks remain elevated. The main source of uncertainty to the global outlook remains sovereign debt concerns in several European countries.&lt;/p&gt;
&lt;p&gt;The driver of the improvement in the global outlook was the pick-up in private domestic demand in the United States, which the Bank said would be further supported by recently announced monetary and fiscal stimulus, specifically, the Federal Reserve's $600-billion asset-purchase plan and the extension of the Bush-era tax cuts.&lt;/p&gt;
&lt;p&gt;The Bank noted that stronger global growth had contributed to a significant increase in commodity prices since the October Monetary Policy Report (MPR), but pointed to headwinds going forward, as emerging markets like China have already begun to take steps to keep their economies from overheating. More restrictive policy measures in emerging markets could cool demand for commodities, and put downward pressure on prices.&lt;/p&gt;
&lt;p&gt;In Canada, the Bank said the recovery was proceeding broadly as anticipated. The Bank gave a small boost to the outlook for the Canadian economy, projecting growth of 2.4 per cent this year and 2.8 per cent in 2012. This is up from the forecast in the October MPR of 2.3 per cent this year and 2.6 per cent next year.&lt;/p&gt;
&lt;p&gt;Despite the marginal increase in the outlook, it will nevertheless be a period of more modest growth, characterized by a rebalancing of demand away from government, consistent with announced fiscal plans, and households, whose balance sheets are increasingly stretched.&lt;/p&gt;
&lt;p&gt;Picking up the slack will be continued strong growth in business investment and stronger net exports. While net exports are expected to improve with the uptick in U.S. activity and global demand for commodities, the Bank repeated its belief that headwinds would continue in the form of Canada's poor relative productivity performance, and the persistent strength in the Canadian dollar.&lt;/p&gt;
&lt;p&gt;The Bank did not alter its view that inflation would return to its 2 per cent target by the end of 2012, as the slight improvement in the outlook for growth was offset by soft growth in the second half of 2010.&lt;/p&gt;
&lt;p&gt;Financial markets have been pricing in the next rate hike in March, but this is increasingly unlikely given the absence of any sort of hawkish tone in today's announcement. Economic analysts remain largely of the view that the Bank will stand pat until July.&lt;/p&gt;
&lt;p&gt;While the overnight rate remains very accommodative, the Bank nevertheless reiterated its statement that "any further reduction in monetary policy stimulus would need to be carefully considered." While no mention was made of the recently announced changes to mortgage rules, these are generally viewed as giving the Bank some breathing room in the near-term. The strong Canadian dollar continues to be cited as a main risk to the expected improvement in the export sector. As such, the Bank does not want to get too far out in front of the U.S. Fed.&lt;/p&gt;
&lt;p&gt;Mortgage lenders have also kept their rates on hold. As of January 18&lt;sup&gt;th&lt;/sup&gt;, 2011, the advertised five year lending rate stood at 5.19 per cent. This is unchanged from December 7&lt;sup&gt;th&lt;/sup&gt;, 2010, when the Bank made its previous policy interest rate announcement.&lt;/p&gt;
&lt;p&gt;The Bank's next Monetary Policy Report will be published on January 19&lt;sup&gt;th&lt;/sup&gt;, 2011. The Bank will make its next scheduled rate announcement on March 1&lt;sup&gt;st&lt;/sup&gt;, 2011.&lt;/p&gt;

&lt;p&gt;Actual (not seasonally adjusted) national sales activity via the &lt;a href="http://www.realtor.ca" target="_blank"&gt;Multiple Listing Service&lt;sup&gt;&amp;reg;&lt;/sup&gt; (MLS&lt;sup&gt;&amp;reg;&lt;/sup&gt;) Systems&lt;/a&gt; of Canadian real estate Boards was down 14.4 per cent on a year-over-year basis in December 2010, which reflects record level sales for the month of December in 2009.&amp;nbsp; Activity in December 2010 ran slightly ahead of the ten year average for the month (Exhibit 1).&lt;/p&gt;
&lt;p&gt;The national trend for monthly sales remained stable in December, with seasonally adjusted sales activity having edged down by less than a percentage point from the previous month.&amp;nbsp; Led by Calgary, Winnipeg, and Hamilton-Burlington, seasonally adjusted sales activity was up month-to-month in half of local markets. Toronto, Vancouver, and Montreal were among the markets that posted a small month-over-month decline in December.&lt;/p&gt;
&lt;p&gt;"Overall sales activity has improved in recent months, but the upturn has been uneven among local markets," said Georges Pahud, CREA President. "Housing market trends often differ due to a number of local factors, so buyers and sellers should consult their local REALTOR&lt;sup&gt;&amp;reg;&lt;/sup&gt; to understand how trends are shaping up in their market."&lt;/p&gt;
&lt;p&gt;National home sales activity improved steadily over the second half of 2010, with seasonally adjusted sales up 18.3 per cent in December compared to the recent low reached in July. As a result, seasonally adjusted activity in the fourth quarter of 2010 rose 12.1 per cent from third quarter levels, and was up less than a percentage point compared to second quarter activity.&lt;/p&gt;
&lt;p&gt;"The hand off to 2011 for sales activity in the fourth quarter suggests that the continuation of low interest rates will further support the housing market," said Gregory Klump, CREA's Chief Economist. "Sales may be starting to plateau in some of Canada's most active and expensive housing markets.&amp;nbsp; Combined with a pickup in new listings and further interest rate increases, the stage is being set for smaller price gains and a further deceleration in the growth of mortgage debt."&lt;/p&gt;
&lt;p&gt;Some 447,010 homes traded hands over Canadian MLS&lt;sup&gt;&amp;reg;&lt;/sup&gt; Systems in 2010, down 3.9 per cent from 2009. Annual sales activity was higher than CREA had forecast previously due to stronger than projected sales activity in the fourth quarter.&lt;/p&gt;
&lt;p&gt;The number of new residential listings on &lt;a href="http://www.realtor.ca" target="_blank"&gt;Canadian MLS&lt;sup&gt;&amp;reg;&lt;/sup&gt; Systems&lt;/a&gt; held steady in December, rising by less than one percentage point on a seasonally adjusted basis. New listings remain 14.2 per cent below the recent peak reached in April 2010.&lt;/p&gt;
&lt;p&gt;The housing market remained in balanced territory on a national basis in December, with sales as a percentage of new listings amounting to 55.2 per cent. Just over half of local markets in Canada were in balanced territory in December.&lt;/p&gt;
&lt;p&gt;Three-quarters of the remaining local markets are sellers' markets.&amp;nbsp; "With activity having returned to healthy levels and a firm floor under prices, many sellers who shied away from the market heading into the summer are expected to list their properties heading into the spring," said Klump. "Sales in the months ahead are not expected to continue trending upward as steeply as they have in recent months, so an increase in new listings may return many sellers markets to balanced territory."&lt;/p&gt;
&lt;p&gt;The number of months of inventory represents the number of months it would take to sell current inventories at the current rate of sales activity, and can be used to gauge the balance between housing supply and demand. The seasonally adjusted number of months of inventory stood at 5.8 months at the end of December on a national basis. This was unchanged from November, and remains 1.4 months below where it was in July. The number of months of inventory in December rose compared to November levels in British Columbia, Saskatchewan, Quebec, New Brunswick and Nova Scotia, and was down from the previous month in Alberta, Manitoba, Ontario and Prince Edward Island.&lt;/p&gt;
&lt;p&gt;The national average price for homes sold in December 2010 was $344,551, up two per cent from the same month last year, and stable compared to average price in October and November. About 60 per cent of local markets recorded year-over-year gains in December. Average price was down on a year-over-year basis in 30 per cent of local markets, and remained stable in the remainder.&lt;/p&gt;
&lt;p&gt;The annual average price for homes sold via Canadian MLS&lt;sup&gt;&amp;reg;&lt;/sup&gt; Systems rose 5.8 per cent to $339,030.&amp;nbsp; Much of the increase reflects compositional factors within and across housing markets that caused average price to be skewed downward in 2009.&lt;/p&gt;

      <description>&lt;p&gt;National resale housing activity continues its return to normal levels, having risen in November 2010 for the fourth consecutive month, according to statistics released today by &lt;a href="http://www.crea.ca" target="_blank"&gt;The Canadian Real Estate Association (CREA).&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;Seasonally adjusted national home sales activity via the &lt;a href="http://www.realtor.ca" target="_blank"&gt;Multiple Listing Service&lt;sup&gt;&amp;reg;&lt;/sup&gt; (MLS&lt;sup&gt;&amp;reg;&lt;/sup&gt;) Systems&lt;/a&gt; of Canadian real estate Boards climbed 4.8 per cent in November 2010. Although this is well short of record level activity for the month of November posted a year ago, seasonally adjusted sales now stand 19.5 per cent above levels recorded in July 2010, when it reached this year's low point.&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/3/2/3/2/5/ar129293618952323.png" height="329" alt="" width="245" style="float: left;"&gt;&lt;/p&gt;
&lt;p&gt;"Sales activity rose in many local markets but eased in others," said Georges Pahud, CREA President. "Home buyers and sellers need to recognize that local and national market trends may differ, and for that reason, they would do well to consult their local &lt;a href="http://www.realtor.ca" target="_blank"&gt;REALTOR&lt;sup&gt;&amp;reg;&lt;/sup&gt;&lt;/a&gt; in order to understand how the housing market is shaping up in their market."&lt;/p&gt;
&lt;p&gt;Seasonally adjusted activity was up from October levels in two-thirds of all local markets, including eight of Canada's ten most active markets. Month-over-month increases were reported in Calgary (+2.6 per cent), Edmonton (+6.9 per cent), Fraser Valley (+10.5 per cent), London &amp;amp; St. Thomas (+6.5 per cent), Montreal (+8.2 per cent), Ottawa (+4.2 per cent), Toronto (+6.0 per cent), and Greater Vancouver (+11.3 per cent). These markets accounted for more than half of national activity in November.&lt;/p&gt;
&lt;p&gt;Actual (not seasonally adjusted) national sales activity in November 2010 was 9.3 per below levels in November 2009.&lt;/p&gt;
&lt;p&gt;The persistence of large year-over-year declines from last year's record levels has been masking the steady improvement in national sales activity since July 2010.&amp;nbsp; A comparison of November sales activity to sales for the same month in previous years suggests that activity is currently running at more normal levels (Exhibit 1).&lt;/p&gt;
&lt;p&gt;The number of new residential listings on &lt;a href="http://www.realtor.ca" target="_blank"&gt;Canadian MLS&lt;sup&gt;&amp;reg;&lt;/sup&gt; Systems&lt;/a&gt; edged down 0.7 per cent on a seasonally adjusted basis in November. &lt;p&gt;The national housing market has been firming up since July 2010 due to improving sales activity and a muted rise in new listings, but overall remains balanced. About 60 per cent of local markets in Canada were in balanced market territory in November. Of the remaining 40 per cent, three-quarters of these markets have a sales to new listings ratio consistent with a being classified as a sellers' market.&lt;/p&gt;
&lt;p&gt;"An increase in new listings is likely to return many sellers markets to balanced territory over the coming months," said Gregory Klump, CREA's Chief Economist. "With sales activity having returned to better health and a firm floor under prices, sellers who previously shied away from putting their home on the market are expected to list their home in response to improved housing demand in recent months."&lt;/p&gt;

"Changes to mortgage regulations earlier this year were prudent and sufficient, striking the right balance between preventing speculative housing market activity and keeping homeownership affordability within reach for creditworthy home buyers. That's a good thing, since housing activity helped support Canadian economic growth this year.       <title>National resale housing activity improves in October</title>
      <description>&lt;p&gt;National resale housing activity rose for the third consecutive month in October 2010, according to statistics released by &lt;a href="http://www.crea.ca" target="_blank"&gt;The Canadian Real Estate Association (CREA).&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;Seasonally adjusted national home sales activity via the &lt;a href="http://www.realtor.ca" target="_blank"&gt;Multiple Listing Service&lt;sup&gt;&amp;reg;&lt;/sup&gt; (MLS&lt;sup&gt;&amp;reg;&lt;/sup&gt;) Systems&lt;/a&gt; of Canadian real estate Boards climbed 4.6 per cent in October 2010. The monthly rise in activity builds on similar increases in August and September. As a result, activity now stands 13.3 per cent above July levels, when it reached this year's low point. Three-quarters of local markets posted monthly increases in seasonally adjusted activity in October, led by Toronto and Vancouver.&lt;/p&gt;
&lt;p&gt;As further evidence that the market is returning to normal, sales activity in October stood halfway between the recessionary low reached in December 2008, and the record level activity posted in December 2009.&lt;img src="http://activerain.com/image_store/uploads/3/9/0/2/1/ar129002730112093.png" height="291" alt="" width="245" style="float: left;"&gt;&lt;/p&gt;
&lt;p&gt;Actual (not seasonally adjusted) national sales activity in October 2010 was 21.6 per below levels for October 2009, when activity set a new record for the month.&lt;/p&gt;
&lt;p&gt;National sales activity rebounded last year without a single monthly decline and hit record levels in the second half of 2009. As a result, large declines in activity compared to year-ago levels are masking recent monthly gains in national sales activity. Record level activity late last year is expected to continue stretching year-ago comparisons over the rest of 2010 (Exhibit 1).&lt;/p&gt;
&lt;p&gt;The number of new residential listings on &lt;a href="http://www.realtor.ca" target="_blank"&gt;Canadian MLS&lt;sup&gt;&amp;reg;&lt;/sup&gt;&lt;/a&gt; Systems edged up 1.3 per cent on a seasonally adjusted basis in October. New listings remain 14 per cent below the recent peak reached in April 2010.&lt;/p&gt;
&lt;p&gt;National sales activity and new listings have swung widely but synchronously, which has kept the market in balanced territory since the spring.&amp;nbsp; Over half of all local markets in Canada are balanced, with an almost equal proportion of the remainder in buyers' or sellers' market territory.&lt;/p&gt;
&lt;p&gt;The national average price trend remains stable, in keeping with a balanced market. The national average price trend has remained fairly steady for more than a year, but only recently is this being reflected in year-over-year comparisons. The national average price for homes sold in October 2010 was $343,747, up less than a percentage point compared to one year ago. October marks the fourth consecutive month in which the average home price has remained roughly even with year-ago levels.&lt;/p&gt;
&lt;p&gt;The number of months of inventory represents the number of months it would take to sell current inventories at the current rate of sales activity, and measures the balance between housing supply and demand. The seasonally adjusted number of months of inventory stood at 6.2 months at the end of October on a national basis. This is down from 6.5 months in September. The number of months of inventory now stands a full month below where it was in July.&lt;/p&gt;
&lt;p&gt;"The continuation of low interest rates is supporting sales activity, which has been improving over the past few months in a number of major markets including Vancouver," said Georges Pahud, CREA's President. "National housing market trends are improving, but local market trends can differ significantly, so home buyers and sellers should consult their &lt;a href="http://www.cathieszmon.com" target="_blank"&gt;REALTOR&lt;sup&gt;&amp;reg;&lt;/sup&gt;&lt;/a&gt; to understand how their housing market is evolving."&lt;/p&gt;
&lt;p&gt;"National sales activity is now running almost halfway between the highs and lows posted between late 2008 and late 2009," said Gregory Klump, CREA's Chief Economist. "This suggests that the Canadian housing market may be starting to normalize.&amp;nbsp; After the wild rollercoaster ride that many housing markets have been on, normal and stable market conditions are something that many buyers and sellers will likely welcome."&lt;/p&gt;

&lt;p&gt;Using the handheld's GPS technology, and the REALTOR.ca search function, users can search for properties near their location and get driving directions too. Interactive BING mapping is embedded to allow consumers to focus on specific neighbourhoods.&lt;/p&gt;
&lt;p&gt;"Buying a home is often the biggest financial transaction of one's lifetime. Easily accessible, detailed information about homes and neighbourhoods, as well as fingertip access to the expertise of REALTORS&amp;reg;, helps people make well-informed decisions" said Pahud.&lt;/p&gt;
&lt;p&gt;The REALTOR.ca app was developed through a partnership with Microsoft Canada Inc. and Navantis.&lt;/p&gt;
&lt;p&gt;The REALTOR.ca app will be available for other handheld devices in the coming weeks. Plans are currently underway for iPhone and BlackBerry versions.&lt;/p&gt;
