What can you do? - 03/29/08 02:58 PM
My father and step mother are going through a divorce. Here I am a Realtor and I can not save their house intoday's market! My father 10 years ago did not owe that much for his house, but took out numerous loans against his house for home improvements and opened a ton of credit up. He has put himself into a financial mess! His house in this market is worth what he owes. They could do a short sale, but he is in so much debt- he has to file bankruptcy and just add the house into it. It is sad

Do not judge a book by its cover! - 03/28/08 10:50 AM
In this world, we are too judgemental on someones looks and appearances and perceive others wealth based on this. We see a person that may not dress that great and just assume they are poor. We see a young person and think they are not career minded and can not be your next boss. We are like that in Real Estate. We meet a client and right from the start we size them up. We size them up by what they drive, how they dress and how young or old they are. We just assume they can not afford to buy this house,

Question how do ya'll get buyers? - 03/26/08 06:26 PM
I do have a question if you could let me know via a response on active-rain or if you do not want your secrets out to your area- e-mail me. I just wondered how was everyone getting buyer leads? Do you pay for them from certain sites? What sites are trusted? Are the leads good? Do you target apartment complexes etc? I am just curious on how everyone does it. That would be great and much appreciated. I work as a mother/daughter team. My mom has been in the business for 17 years and I have been a Realtor for 4 years.

Progressive - 03/26/08 02:43 PM
We were involved in a Realtor Progressive Luncheon today. This was something that was organized by another Realtor. Infact, in this progressive luncheon there were 6 different agencies involved to see 6 homes, give feedback and eat. Well this was the worst luncheon ever organized. With 6 different agencies there should have been at-least 5 people from each office for a total of at least 30 people. There were like 6 people total to come period to view these 6 homes. This is where the whole thing went wrong.Number one the time was too short, from 11:30 to 1:00 to have a

To Become a Team or Not to Become a Team - 03/25/08 07:07 PM
In real estate you either go out on your own or you join up with someone and create a group or team. For some, this is not the smartest thing to do. For others it works out great and they become very successful. My mother has had several people work for her and with her, but it never worked out. They would always gain her knowledge and sometimes steal her database and go out on their own. Only to find it was her name and recognition that got her the business and that was her database of past clients and friends. When we

Safety and Advertising Scams! - 03/25/08 07:45 AM
I know we get so many calls a day for us to advertise with companies. We graciously turn them down and explain this is not in our yearly budget and for them to stop calling. In this day and time there are scams that pose as buyers though. I have came across this in an elabriate scam this man was doing in the south Dallas area and from what I understood by the police all over the country. He poses as a buyer. He wastes Realtors time, by wanting to meet and talk about what he is interested in and what area he wants

Furniture placement in a home! - 03/24/08 09:11 AM
Did you know that furniture placement in your home makes a world of difference! Each room has a focal point- could be middle of two windows, a corner or a fireplace. If you place your furniture not around the focal point- this can cause the room to become unbalanced. A great way to find your focal point in your rooms is to go in the room, stand and see where your eye draws to. Another point is to try placing your furniture in different spots or even in different rooms- your rooms size can be tricked into appearing to be much larger

Staging continued.. - 03/20/08 12:04 PM
When going to a clients home for the first time- make notes of what you see in the home. See what could be changed or reorganized. Some homes might need more furniture or furniture taken out depending on room size and space. Also, does the home need to be decluttered or items from one room moved to another. All this helps in the sale of home. Things to think about on your next listing appointment.
