I heard today about someone who got denied a loan, even though their credit score was above 700. I was because the house they were buying had too many foreclosures within 1/2 mile. The mortgage broker said it was because the house value was predicted to go down 4% next year. … (5 comments)

Has anyone had experience with 2-10 builder warranties? Does the builder purchase it; can the buyer purchase it? Are they necessary for the home buyer?
In the state of Tennessee, what is automatically covered for the buyer when they purchase new construction?
What do you think if the builder provides a one year warranty but won't warrant the concrete, "because of the weather." The concrete looks good.

Here's another question for you. I'm getting ready to list a house for sale that is basically in a quiet neigborhood, but the house backs up to the community's football field. Football games on Friday night, soccer on Saturdays, band practice, middle school football games during the week, bright lights, and sports announcement over the loud speaker, which must have just been recently pointed more toward their house... I'm tempted to advertise it as SPORTS HEAVEN. I went to the Chamber of Commerce meeting yesterday where Brunning & Stang announced the construction of a new active adult community, Centennial Bluff. The dwellings will be like condos or apartments, in 3-5 stories buildings with elevators and covered parking. They will start in price in the low $200's, with the smallest unit being about 1,100 square feet. The HOA fees will be about $175 per month, but they plan to have a whole community of activities and clubs. It sounds like a great lifestyle. They don't have their website up yet. … (2 comments)

Absorption Rates Helpful in Pricing Home - 10/17/07 07:56 AM
Recently, I have found it more important than ever to use absorption rates when helping the seller determine a listing price. To determine the absorption rate, take the number of houses sold in the last 12 months and divide by 12. Divide that number into the number of houses currently on the market and you get the number of months' inventory or houses there are. You can do the same calculation for 6 months and 3 months, and you will also see what direction the market is going.
