Open houses are good for sellers. One best kept secrets and maybe the least mined by agents is that the Open House can be a fantastic way to verify or tweak the sales price. Have you ever noticed that when other agents show your listings, they give comments from buyers but usually say the price is okay. But, when you have an open house, you get to hear buyers' comments directly and their comments about the price, which can be dramatically different. I like what David Knox says, "sellers can SELL or they can STAY" it's their choice.
I know of some sellers (because I helped them NOT BUY two houses in my area) who (I am not their listing agent) have had their house on the market for a year and a half. I and the listing agent tried to expain pricing their house to sell, and they did lower the price twice. But, it still didn't sell. Top Producer 8i is soooooo much better than any of the other previous Top Producer programs. I cancelled Top Producer 7i four times, but I always called back to restart it later. I exported my data just fine right before I cancelled. (You can import and export at will.) Also, whenever I restart the service, everything is still there in Top Producer. So far, I haven't found anything better, but do use is each day so you can be familiar with all its features. … (4 comments)

Here is a YouTube video that graphically illistrates what the housing market has done in the last 100+ years using a roller coaster. Someone posted it a few months ago, but I just discovered it. Thought you would like to see it again. And, some of you may be like me, and you are just seeing it for the first time.
