Here is a brief history of the Short Sale Success that I have had since July/2006.

I have found Short Sales to be very rewarding in alot of different areas not only on the income side. I have helped many sellers to sell their home and save it from going to foreclosure over the years....the smile on their face makes it worth the hard work on a daily basis! I have outlined my history below and would hope that it would help other agents to consider doing short sales.

I have trained over 200 agents in my area and they are doing well with Short Sales! I have found that I enjoy helping the other agents and that gives me a feeling of TEAM work...WHICH I LOVE!

CATINA'S SUCCESSFUL HISTORY!!!

-My first short sale was July/2006 (Bank didn't call it a Short Sale at that time)

-Start to finish it lasted a very long 3 1/2 months

-The bank was Countrywide & they told me "NO" eight times before I finally gave up

-They called after 2 1/2 weeks & wanted to know if I could still put the deal together

-I said "SURE"

-I knew then that they needed the contract so I didnt budge on the 6% commission...I had both sides

-After over 150 calls & working this deal in my sleep

-I CLOSED AND ALL THE WAY TO THE BANK I SAID "NEVER AGAIN"!!!

AND THEN:

-Four months later my phone rings & I hear this from a friend..."Hey Catina you got a minute? I have a neighbor that has a family member in Florida that has a friend that did something called a Short Sale..do you know what that is?". I said "yeah I sorta know a little about that"....he said "great can you come over tomorrow?" I hung up the phone after telling him yes and thought I was crazy at that point and just said "GOD help us all"!!

-Listed the home right under payoff because I had no clue what to do at that point. Next day called Wells Fargo and they walked me through there process and it was a PLEASURE to work with them!!

-62 days from start to finish and I'm thinking "OK I CAN DO THIS"!!

TO DATE:

-CLOSED 25 SHORT SALES

-THREE OF WHICH I WAS THE DUAL AGENT (2 at 5% and 1 at 6%

-I've had 4 go to foreclosure before I could get an offer on the table for the bank ( three were with Countrywide)

-Currently working on 8 Short Sales at a time...a mixture of listings and buyers

-I've actually had a total of 9 Short Sale transactions going on at the same time!! (No I dont take nerve pills...heehee)

I WOULD STRONGLY ENCOURAGE ALL AGENTS TO GET TRAINED IN SHORT SALES!!! I HAVE DIRECT CONTACT WITH ALOT OF THE BANKS AND THEY ARE REPORTING TO ME THAT 70-80% OF THEIR LOAN MODS ARE GOING TO BE FALLING THROUGH IN 2010!!! THAT MEANS MORE SHORT SALES FOR AGENTS IN ALL AREAS!!!

DONT BE AFRAID OF THEM THERE REALLY NOT BAD ONCE YOU GET TRAINED AND GET A FEW UNDER YOUR BELT! I HAVE DAILY COMMUNICATIONS WITH SOME SHORT SALE NEGOTIATOR'S AND A FEW HAVE BECOME FRIENDS!! THEY REALLY DONT BITE!! TAKE INTO CONSIDERATION IF YOU HAVE 500 CLIENTS CALLING YOU DAILY SCREAMING THEN YOU MIGHT BE A LITTLE GRUMPY AS WELL!

Last but not least...I wouldn't have wrote this blog unless I was willing to share my short sale binder/folder with you free!! Its nothing fancy just my years of working short sales and my personal notes and forms that banks have sent me to use in successful short sales!! I have NEVER charged any agent for training all that I ask is that if you are involved in a short sale and you see that the banks contact info such as fax, email, numbers have changed that you send me a email so I can update my binder.

One more thing....If you would like to request my binder I would need to email instead of putting hard copy in mail....its very thick and postage would eat me alive!!

Well lets just say I have had many funny stories in my real estate career...BUT this one takes the cake!! I've decided to blog about this tonight because I laughed the entire 20 minute ride home tonight after my client called to tell me that he just was asked to be this man's BEST MAN in his upcoming wedding!

It all started like this:

A few months ago I had a contract on a home I had listed and there were very small survey issues to the tune of $250.00. The other agent and myself agreed we would split the cost and everybody would be happy.....or so we thought!!

Both the seller and purchaser had NO CLUE of letting us do that instead they wanted to argue back and forth. Long story short...........The lawyer doing the settlement thought it was a GREAT idea to get all parties involved at the house and get this worked out.....myself and the other agent TOTALLY disagreed but all the other parties were all for it.

MEETING DAY: Both seller & purchaser and REALTORS met at the home...all was going well until my seller smarted off and the purchaser HIT HIM!! Yes the purchaser hit him. Well then they were rolling around on the ground fighting till death...the other REALTOR ran and got in her van and locked the doors the neighbors called the police and I stand there trying to get in between both of these grown men ready to kill the lawyer!!!

Police arrive and both seller and purchaser have to go to the hospital because they are HURT!! I'm so mad at both of them I refuse to go to the hospital and the other REALTOR has disappeared on me..she was scared to death. I called my broker to inform him of what happened and he is speechless and we just know this deal is DONE!!

Well hang on it gets alot better!! I get a call from my client he is at hospital in the bed RIGHT BESIDE THE PURCHASER!! The only thing in between them was a curtain??? Apparantly the doctor didnt realize these were the two fighting. My client informs me that they have "MADE UP" and everything is fine... they will be splitting the $250.00 survey cost and they will be responsible for there own doctor bills. I was so mad I could have strangled both of them after I took out the lawyer that is!

Oh it really gets good now! Later that night both REALTORS get a call from them and they inform us they are at a local bar at "HAPPY HOUR"!! One has broken ribs the other had to have stitches and there drinking there pain away NOW good friends!

We went to closing all was fine....THERE HAPPY!! Then call comes in today that my client will be the BEST MAN in the purchaser's wedding!! WOW!

My client was tickled that I found this so amusing that I had to pull over. GO FIGURE!!

Oh and the other REALTOR who was from out of town hasnt been back since!!

Thats my story! I guess you could say it had a happy ending??

This has been a very interesting day on Active Rain! I commented on the blog by Norma Toering below and it has been a hit and apparantly my comment was as well. I recieved an email from Bernice Ross wanting to quote me on my coffee tip for odors and apparantly she is not the only one....I have six other emails!! I've attached Bernice's later email below. I spent part of last week showing property in Rancho Mirage, CA. It was part work and part fun as my client is also a long term friend. We looked at property, lunched, looked at more property, stopped for happy hour then went back to the condo we were staying at and eliminated prospective properties. The second day followed the same routine. We soon narrowed a list of thirty-two homes down to a short list of three.

My client is single, so all the fixer candidates were tossed aside without a second glance. She is simplifying her life, not taking on a major remodeling project. Consequently, the kitchens and bathrooms were the first to receive in-depth scrutiny. If they passed the "I can live with this" test we completed the property tour, if not, we locked up and left.

Location eliminated many lovely properties. Peace and quite are high on her list. If a few moment's repose on the patio revealed street noise we moved on.

Scent matters more than you may think, in fact, it may even cost a seller a sale. If your home does not pass the buyer's sniff test you can be almost certain you will never receive a contract from them. One vacant home reeked of musty odors--could that be mold or mildew? Another home's air was heavy with the smell of years of tobacco smoke. Yet another smelled of long gone pets. Many homes failed my buyer's sniff test.

The fortunate three she selected as potential homes to make an offer on all shared one thing in common: They were clean, upgraded and smelled fresh. Not only does scent matter, it also sells.
