homes for sale in nh: What is "Absorption Rate" and why its important to both Buyers and Sellers - 07/09/09 03:48 AM
I've written a lot about absorption rates for various Towns and it occurred to me that I've never explained fully what "absorption rate" is and why it is important. Absorption rate in it's simplest form is how long it will take the market you are looking in to absorb the current inventory that is for sale.
In almost all instances, Realtors agree that an absorption rate of 6 months or more is a Buyer's Market and if the rate is below 6 months you are in a Seller's Market. How do we determine what the rate is, the formula used is … (1 comments)

homes for sale in nh: What Every Buyer Should Know about Home Inspections - 05/06/09 04:34 AM
An important part of any home purchase is the Home Inspection, so when interviewing home inspection companies ask them what type of report they use. There are many styles of reports used by property inspectors, the checklist, computer generated reports, and the narrative style.
Some reports are delivered on site and some may take several days to deliver, knowing when you will get your full inspection report is important since you probably have a time limit for obtaining an inspection in your Contract.
The most important issue with an inspection report is the descriptions given for each item or component. A … (0 comments)

homes for sale in nh: What is a resonable offer in todays market? - 04/13/09 02:00 PM
In every kind of market we have all Realtors and Consumers have to deal with the issue of what is a "Reasonable Offer". As a Buyer or Seller, do you know what your Realtor thinks is a reasonable offer? In most cases I would say Consumers and Realtors never discuss this issue prior to signing a Agency Contract and they probably don't even discuss it during the Contract time. In most cases what is a reasonable offer will only come up when either the Buyer is making an offer or the Seller is having to review an offer, it's at this point … (2 comments)

homes for sale in nh: I want to buy my first property but............... - 04/03/09 02:46 AM
The start of this sentence is what I am hearing a lot of lately. It seems many would be Buyer's are running into the dilemma of only meeting 2 of the 3 criteria to buy a home. What are the criteria's to buying a home, to a Realtor they are, the Buyer is ready to buy a property (this means they have made up their minds to look seriously), willing to buy a property (this means they are not going to be tire kickers), and finally able to buy a property (this means they have the credit, income and deposit to purchase).

homes for sale in nh: Dear Mr. Seller I showed your home and need to know where your Agent is! - 03/16/09 07:27 AM
Dear Mr. Seller,
This past weekend I had the pleasure of showing your property off to my Clients. Your home showed beautifully, all the lights were on when we arrived, nice music was playing as we walked around and admired all that has been done to the property, in short your staging of the home was exquisite. My Clients viewed approximately 8 properties this past weekend and your home is one of the properties they have narrowed down to their short list.
There is only one problem that we need to overcome and that is, where is your Agent? I tried … (10 comments)

homes for sale in nh: What questions should you ask when hiring a Realtor-Part 2 - 03/13/09 01:44 AM
In a post earlier this week I discussed some questions I think everyone should ask a Realtor when they are deciding whether to hire them or not. In this post I will finish with a few more questions, that I think all Consumers should ask when talking with a Realtor.
How do you market yourself and your properties? This is an important questions since is will reveal a lot about the Realtors dedication to their Client as well as how much they keep up with technology, it also will say volumes about the organization they are associated with. How does the office/franchise they … (0 comments)

homes for sale in nh: What questions should you ask when hiring a Realtor- Part 1 - 03/09/09 02:58 AM
In my years in Real Estate I've come across this question a lot from both Buyers and Sellers, and it is a very important question when determining who you hire. Most people I believe feel that it is when a Seller is going to place their house on the market that questions should be asked, but that is not true when you are a Buyer it is just as important to question every Realtor. Here are some points I believe should be always asked when determining who you want to represent you:
How long have you been in the business of Real Estate? This is … (0 comments)
